For The Yard
I received an email. I thought it would be a nice change. The manager failed to tell me about the construction right outside the building. The parking lot i use to park at was gone. Meters everywhere. This is a facility that caters to students. Nice looking building. Ann Arbor is still a great place to live and work. However when you come in contact with condescending overbearing staff who are going through a number of changes it causes unnecessary stress on the perspective tenant or staff... member. Look at your recent reviews they are not good!

Moved in early and these are examples of some of the problems: paint on the carpet, "pen*s" written in pen on the wall of the room, fan off center making it safety hazard to turn on, paint chipped off the door. Although these are minor problems and don't make the space unlivable, these problems were apparent from the moment we moved in and led me to believe overall maintenance at the property is poor. No rent abatement was given and no maintenance request was expedited (not that it should have... been solved the day of, but you might think it would get attention after being reported 5 days prior). But great location and nice pool.

This is the absolute last place I would recommend to live. I was choosing between Utowers and The Yard and chose The Yard because the amenities and rooms looked much nicer. However, from day 1, the AC wasn’t working and many other of our utilities broke down throughout the year. I filed 3 maintenance requests and the first 2 times they lied to my face and said there was airflow when there was clearly none. The 3rd time I followed up they finally admitted there was something wrong but they had to... tear apart the drywall in my room, making me move my stuff around so I didn't have access to my closet or fridge for over a week. The manager treated me and my roommates like children and kept telling us that the man who lied no longer works at The Yard is her responsibility (It’s not Fran, Fran is an angel). We are all very frustrated with the situation as we are not even getting the last few months of our utilities covered for the apartment team not fixing anything, lying to our faces, and how it was handled in an unprofessional manner. I’ve tried coming to a resolution but was just met with someone who thinks they are above the residents and was rude and blunt. Highly suggest living anywhere but here.

1. Almost everyone who rented the apartment was dissatisfied with the room size. Moreover, not all rooms are the same, some have fans, and others are more spacious although they cost the same.
2. The complex, in general, is poorly engineered. The fittings are not that great and rooms can get a little claustrophobic sometimes.
2. Amenities are good but not maintained well. For example, someone spilt beer on the pool table and the cue holder is already broken within a week of the place being open... for use.
3. Although 'free coffee' is advertised, it is a matter of luck to be able to get one before it runs out early morning.
4. On top of the already expensive rental, money is extracted from you in different ways. For example, the replacement cost for the key fob (not sure why there isn't a card) is $150, which is absurd!
5. Rent payments will be due out of the blue. I paid a deposit and first month rent while moving in. A few days later the yard asked for another month's rent without notifying me via email. The Yard expects everyone to check the resident portal constantly for updates. Even if you are delayed a day a late fee of 50$ is charged.
6. If you are planning an internship in the summer, the only lease option is 12 months and sublet fees are pricey as well. FYI.
Overall, the rooms are not in line with the advertisement. There seem to be almost no rules around usage and maintenance of amenities, but a lot of rules around extra charges and costs.
