      BUYER BEWARE if you're considering a new Toll Brothers home save yourself, frustration and heartache and a ton of money. I believe they use the cheapest materials and cheapest labor they can find. It may not show in the first month or two, but when the paint starts to chip and the screws start to pop out you'll know you have serious problems ahead.

      If you're thinking about upgrades, the cost are staggering the things you would expect are standard or all extra. I've never seen anyone nickel and dime the way they do, for low quality items. Toll brothers likes to think they're the luxury builder but they're really the Dollar General of builders.

      At Regency the pool needed to be repaired that took two months. The pavers in the front entry needed to be removed and replaced and I would guess 50% of the trees are dead or dying. This will all be replaced at the homeowners expense so if you think the HOA fees are reasonable just wait until the bills add up for all the work that needs to be done! and did I mention the dues go up as soon as they sell out all the homes?

      There's a reason about 80% of the reviews are one star! Toll Brothers comes in build a bunch of homes and get out as soon as they can. I'm surprise there's not a class action suit. The poorest quality construction I've seen, and I built several homes from New York and CT to Missouri.

      Do yourself a favor forget about Toll Brothers and find a quality builder, or will see your post here next year! I'll be sure to say I told you so! I wish someone had told me!

      We bought a new Toll Brothers home 3 years ago; we found issues after issues over the period.

      Carpet:
      Right after moving in, my foot stepped onto nails walking upstairs, on almost every step. Calling the foreman, he told me that we were not supposed to walk there. When I told him that I also stepped on nails between the carpeted rooms and the bath rooms, he had no answer. After moving in, we gradually discovered carpet bumps, eventually in every room. In the large bonus room upstairs, in addition to bumps, there were also two visible spliced-in carpet lines (with bumps) across the entire room. We had to spent money to re-stretch every room. The repair man could not re-do the poorly spliced lines. No wonder I saw a couple of homes replacing their carpets not too long after moving in.

      Air Conditioning and Heating Systems:
      Bryant is the company that produces the heating and air-conditioning system for the entire Toll Brothers housing track. When our heater went out, we contacted Bryant directly to find out their authorized local repair shops and warranty policy. But the lady told us we only had 3-year warranty on parts instead of the standard 5-year warranty; because Toll Brothers did not send in any register cards. We asked her if anyone in our track had a 5-year warranty, she replied no.
      Bryant's air-conditioning system was not the best. Some were crazy loud. Toll Brothers located our next-door neighbor's right under her bedroom and near our living area. We spent lots of money and time installing a second set of acrylic panels on the 3 large windows near her system; but only managed to reduce the noise by a couple of dbs.

      Design and Design Studio Issues:
      The kitchen island to the stove counter top space is surprisingly narrow (less than 3.5 feet wide). My wife and I often bump into each other when doing different tasks. And we are small.
      Refrigerator space cavity is only 31" deep. Even with our counter-top depth refrigerator, it sticks out 2", when closed. If it is open, no one else will be able to go around. The big pantry does not have a single electric outlet to allow a freezer chest. We had to locate a small freezer in the laundry room.
      All the power outlets along the stove counter top are just on one, 20-amp circuit breaker. If we have three appliances on, the breaker trips. We have a small, 900 watt microwave oven along a wall in the bonus room, the lamp on the far end of the same wall dim considerably when we turn on the microwave oven.
      The design studio personnel were arrogant and condescending. They offered no useful tips other than what they gave you. May be that was why we do not have a single water faucet in the back yard where it is most needed. We discovered the color of the wood floor color was much darker than what we ordered. We contacted the Design Studio. They refused to allow us to go in to compare. Half dozen calls later, they told us the brand we ordered was no longer in the studio and we could not make any further calls.

      Other Quality and Quality Control Issues:
      After moving in, we found water accumulate in the tub because the drain was clogged with construction debris. When changing ceiling filters the 1st year, we found it was also clogged with debris. We were shocked. It seemed there were no quality controls or inspections on my home.
      Our next-door neighbor on the other side called us a year later, telling us we had a big 10" hole leading into our attic. We took pictures and called Toll Brothers. It was no wonder we had a lot of pigpens circling near where the hole was.
      Irrigation Winter/Summer valves were each located in a one-foot high pipe, but filled with mud, discovered as soon as we moved in. I dread to shut off/open them each year as I have to fish for them each year, twice. We can't say much about the irrigation in the entire complex of hundreds of Toll Brother's homes. But Trees and bushes are dying and my HOV are forced to chop down many.
      Tree-supporting wooden poles seem weaker than pine. Ours and many in the Toll Brothers homes have broken tree poles. We had to secure and trim our tree short each year to prevent it from getting up-rooted and die on us. It is often very windy here. A fact Toll Brothers should have been very aware of.
      The back patio door and screen are hard to open and close. I have to use force to open and close, so do my wife. I don't think such door should have to require silicone grease; but we did.
      The alternating "their side-our side fence" separating us from the neighbors had too much gap; some are ¼" wide or even wider. So there is little privacy to speak of. We were from out of states so could not monitor construction until signing off. We spent weeks putting up double fences on "their side" of the fence facing us; but we could do nothing to the other half. At least we have half privacy. A few times my neighbor talked to me though the gap when we were both in the respective yard, what an informal way to communicate.

      Toll Brothers built our home in Reno, NV and when they installed the kitchen sink they scratch the sink and then they tried to cover it up with touch up paint. After a few years the touch up paint came off and now the scratch is in full view. Toll Brothers committed fraud by trying to cover up the damage.

      Homes in mexico are better built and for the better price !
      These guys are a rip off . They're material is the worst and they have the labor guys work work work to meet demand. They don't care about your homes , they only care about money and meet their demand .

      I bought a home in the over 55 community of TollBrothers Regency at Caramella Ranch in Reno Nv. They said we would have our streets snowplowed whenever they reached 2 inches of snow. Well my street hit 2 inches 3 days ago and is now at 6-8 inches and no snow plow in my block for 3 days! No response to complaints but they made sure the SALES OFFICE parking lot has been clear this whole time. They have not done the streets or the sidewalks in my part of the community so I can't even walk my dog! Once you buy you drop to the bottom of the priority list! This is just one of many complaints about the responsiveness of Toll Brothers and the management company they hired here!

      This is a review of Toll North Reno, LLC who is our homebuilder and the developer of this community. While this is a long read, we encourage every prospective homebuyer to carefully review this feedback and weigh the level of detail on its own merit so you can decide whether building a home with Toll Brothers is worth risking your hard-earned money.

      As an out-of-state buyer, we were given only a few weeks of notice in the middle of summer 2020 and COVID to immediately return to Nevada for the purposes of making design center selections (after trying to schedule during a whole week in late May).

      You can expect structural and/or design center upgrades to involve 130-250% markup for the same product available through retail suppliers such as Lowes or Home Depot. Yes, that same solid-core door listed for $225 at Home Depot will run you $500-600 per door as a Toll Brothers upgrade.

      Bear in mind the cost of door installation is already baked into the price of the home, and TB's process does not reflect any credit for replacement of homebuilding materials included in base price of the home. For reference--after making structural and design center selections, our closing price is 38% higher than lot + base price of the home.

      Moreover on design, our experience is that there is very little coordination and client advocacy between design and install. The meetings with design studio and low-voltage/electrical are structured to up-sell you on features, not necessarily to design your ideal home. The designers may not even be familiar with your floor plan and best practices for install.

      Do not expect any communication updates on your home. Although our slab was poured in July 2020, the first home progress update we ever received from our Sales team was nine months later AFTER framing completion in March 2021. Moreover, the 'Construction Manager' we were assigned never turned out to the be the case, and Toll Brothers mislead us for exactly 12 months as to who our Construction Manager actually was. So the first time we met our Construction Manager was 8+ months after slab was poured, and that individual even no-showed us on the first appointment.

      We began inquiring about scheduling a buyer's inspection at framing stage in late December 2020. We had to follow up 3 additional times before our appointment was scheduled in mid-March. Given this was a framing inspection, one might expect this would include both interior and exterior, however Toll Brothers moved instead with installing the stucco siding which prohibited our inspector from being able to inspect the exterior structure, straps, and footings.

      Our pre-drywall walk was scheduled for the following day. Our construction manager no-showed, but we were able to track him down and start the process an hour later. We were assured by TB Sales we would be notified when all the PDW action items were completed prior to sheetrock installation. This did not happen and roughly half the action items outlined in PDW were not completed.

      Toll Brothers initially provided us with a closing window of May/June 2020. Nobody from TB Sales or Construction bothered to notify us when this timeline changed to August/September 2020. We only were only told after we made the effort to inquire in late April about our upcoming closing date.

      Toll Brothers markets itself as a luxury homebuilder, however you may come to find almost every feature in the model home is either a structural upgrade, design upgrade, or not an available option. Additionally, you may find the installers subcontracted by Toll Brothers do not rise to the level of craftsmanship you see in the model homes or what you would expect of a 'luxury' homebuilder. We've come across many instances of framing errors that have passed "inspection" and "quality assurance," wiring installed in wrong locations, uneven light switches and outlets, countertops installed with damage, or installation of wrong product. The only install we can compliment thus far is the casing installed on doors and windows. Toll Brothers claims to have a process and 'Quality Assurance' team, however we have yet to witness an effective process in action.

      BUYER BEWARE!!!! If you are considering purchasing a new home YOU MUST GET REPRESENTATION (BUYER AGENT/ REALTOR). Don't fall victim of any builder $$$ incentives to let them write your offer or get an agent. The sales consultant that is very friendly, cordial and polite is NOT looking out for your interest. Their interest is solely for the builder. Understand that the home models are ALL UPGRADES. Understand all standard features, layouts, plan and get the pricing options list BEFORE making your design choices. Structural choices CAN'T be changed and these are big ticket items. Also, the design STUDIO is where the FAT is meaning the builders profit CENTER. You have been forewarned!

      Horrible experience with Toll Brothers at Mason Hills, Leander TX!

      I have about 10+ open warranty tickets that haven't been addressed since the past two years. These tickets address basic everyday routine issues including garage door not working, issues with foundation & indoor flooring.

      These guys really need to get their act together.
