A few folks have asked and it has been a few years, but the fax number I used to successfully remove escrow from my RMLS account was (949) 341-2242. RMLS requires that loans be "seasoned" at least 24 months from origination to remove escrow, here is a form letter you can copy/paste to request removal:

ATTN: Department of Consumer Affairs
Subject: Request to Cancel Escrow/Impound Account: Loan #xxxxxxxx
To Whom It May Concern,
Whereas the listed co-borrower and I wish to resume full responsibility for future payment of all required property taxes and insurance premiums, please remove the escrow/impound account associated with the loan for our property located at xxxxxxx; our Rushmore Loan/Account number is xxxxxxxx
Please note we have in good faith met all requirements imposed by Rushmore Administration for escrow/impound account cancellation: our loan has been seasoned 24 months, no tax/insurance payments are due within the next 30 days, and our account has never had a delinquency nor lapse in coverage.

My advice is to use any interactions with Rushmore as a role-playing opportunity to dust off the baggy shorts and flannel shirts and pretend that you're back in 1991.
Like may here, my loan was purchased by RLMS last fall and reading these reviews prepared me for the worst. As expected, my loan has had issues with on-time payment of escrow and their recalculation of escrow owned was laughably inaccurate; just prepare for that if you've recently been transferred over. I will say that I was able to get on the phone with a person who, while them may not have been helpful, but were at least courteous to me. The good news is that I was able to send a fax to some number given to me from their customer service to have escrow account removed, my advice is to take as much of this (PMI, escrow, etc.) out of Rushmore's hands as possible. It's been 10 months and my auto-draft payments also haven't been screwed up, so I'm on a roll! - Michelle S.Arroyo Grande, CA01Apr 15, 2024

Worse company to deal with, after transfering my loan to another place wouldn't pay them the last payment I made on my mortgage do had to double pay and still after 2 years same bull crap even with proof

They screwed up mu escrow. I changed insurance companies now I'm owed over $2000 because I can't access a human. I was told an audit would take 10-14 days on 2/22/2024. It is 3/27/2024. I've heard nothing, I've received zero correspondence & unable to reach a human. The first question when the computer answers is "is this regarding the cyber attack". So....
They have my money held hostage & my personal information was hacked. What a lovely company. NOT!!! HOW ARE THEY STILL IN BUSINESS?

One of the worst companies I have ever dealt with. They are not a mortgage company, they are debt collectors. All they care about is getting your money so they can take their cut. You are not their client. Their client is the mortgage company that's paying them to collect your money. Because of that, the only way to get rid of them is to refinance your mortgage and hope the new lender doesn't use them to service your loan. For that reason, they couldn't care less if you're happy with them.

The lender is their client. Put two and two together and you'll see why they don't care t all about the person paying the mortgage. They don't need to please the person paying the mortgage. They only need to please the lenders.

If I could give zero stars I would this company is a fraud and a bunch of scammers. They started calling saying I had a loan I'm my name with them. They did a investigation and found out someone on their side made a mistake. That the loam in my name would be closed. Well it's not

Crooks. I filed for BK that afternoon they sold my home after refusing to give me a forbearance during the pandemic refused to review my modification package. They had to unwind the sale because they didn't do any due diligence and now they're trying to charge me over $20,000 in fees and penalties for the Forclosure.

I wish I could put 0 stars. Mr. Cooper took over my loan in September. They applied funds to escrow that doesn't exist. They say I don't have escrow but yet they have applied $560 for the last 6 months and can't figure it out. I have requested call back from a manager that never happens or if they call when I am out I have to start over. Andre South a manager promised to return my call today at 3:20 and it never happened. I am so sick of being lied to and treated like my time is not worth any thing. I have begged that they ask the investor who owns my loan to transfer it to anyone. I would even prefer a loan shark or the mob because they would be more trustworthy than any Mr. Cooper or Nationstar company. I am forced to call every business day just to have a record that I try to resolve my loan issues.

When the account was transferred to Rushmore Loan Management Services, the first month 2 automatic payments were taken out. I called to get it corrected. It required multiple calls with an outrageously large amount of information to try to get them to reverse the charges. It should be a simple refund of the ACH taking mere minutes. 2.5 weeks later with another call to Rushmore I'm told it is in process and should arrive in 2 business days. They are playing a game by keeping the funds and it is unfortunate that when you get a loan, the servicing rights are sold to another institution 3 years later and that institution does a horrible job.

They collect 2 time the money. Far away from this company. They promise to return but they didnt. Always their system have problems. And they collect twice !!!
