I have a manufactured home 30×50 with a 2/12 slope gable roof. We got a quote for $13,000 for a 3-tab shingle replacement roof in Broward County, FL.
This seems way too high. Thoughts?

So, there are a few problems with this quote:
— Normally, if your roof had a sufficient slope like 4/12 – 8/12, you would only install architectural shingles rated for 130 MPH wind uplift, such as GAF Timberline HDZ or Owens Corning Duration shingles (requires enhance installation method to achieve a 130 MPH wind uplift product warranty)
— Now, Broward county is an expensive area in Florida, so generally speaking, it’s not too surprising to see the quoted new roof costs that are higher than the national average. However, for a simple gable roof on a single story house, the price should NOT exceed $10,000 for a complete replacement job, including site plans and building permits, tear-off and disposal of old shingles, and a comprehensive warranty on the installation. A quote of $8,000 to $10,000 would be more appropriate for such a job in our view.

I have a question regarding the cost of a new Malarkey Legacy shingle roof for an 984 square foot home and a one car detached garage. I don’t know the square footage of the garage. We live in Kansas. The pitch of the roof is 7 1/2 to 9 1/2. The garage roof has regular pitch.
We were quoted over $14,000 for this and it seems excessive. Could you give us your thoughts on the estimate for such a roofing project?

So, Malarkey Legacy shingles fall into the mid-premium asphalt shingles category for estimating purposes. The price of Malarkey Legacy roof will be higher compared to say a mid-range GAF Timberline shingles roof. The difference between the two, will likely be between $50 and $150 per square (100 sq.ft.), depending on the contractor and whether they are a factory certified installer.
Now, based on the info provided, your home’s floor plan is roughly 1,000 sq.ft. Assuming a single story rectangular house with a hip roof that has two-foot overhangs on each side of the house, we have approximately 13 squares or 1,300 square feet of 2D roof surface area. Now, assuming an average pitch of 9:12, we multiply the 2D area of 1,300 by 1.25. This gives us a 3D roof area of 1,625 sq.ft. Assuming this is a hip roof, we multiply this by 1.1, which gives us roughly 18 squares or 1,800 square feet of the roof surface.
For estimating purposes, we also assume that there is a chimney, a couple of dormers, and two layers of old shingles that need to be torn off and removed before a new roof can be installed.
After we input the following parameters (36 by 36 feet roof to account for two foot overhangs on each side, premium shingles, tear off two layers, medium difficulty, and one chimney) into the calculator above, we get the average mid-range price of $13,948. See the snapshot below:
Now, Kansas has relatively low cost of living compared to coastal areas, so we can assume that in Kansas, such a roof would cost closer to low-end, or about $12,000 fully installed. The one car detached garage shouldn’t add much more than $1,000 to such a project.
Needless to say, there could be other project specific variables and quotes can vary greatly from contractor to contractor, which is why we always recommend getting a few quotes to help you zero-in on the best company and price for the job.
My insurance is replacing my roof due to wind and hail damage. I currently have an asphalt roof. Would my insurance pay for the architectural shingles with venting?

We don’t see why they wouldn’t pay for a properly vented architectural shingles roof, as long as the cost of the new roof falls within their maximum allowed payout amount on this insurance claim.
All else being equal, architectural shingles will last than a 3-tab shingles. Plus, proper venting will help extend the lifespan of a new roof.
The way we see it, all of the above are in the insurance company’s best interest.
