Property Ratings at Magnolia Terrace
Awful Management
Maintenence at the complex is wonderful, but the management is awful. If anything has to be fixed by an outside company it will take at least two months for repairs. The machines in the laundry room have mostly been broken since 2019, and the apartment complex claims the vendor won't fix them. In that amount of time they would have found another vendor. It's been two months since we have been able to even use the laundry room. Their hope is tenants will all pay $45 a month in extra fees to lease a washer and dryer from the complex. We already pay almost an extra $100 over rent in fees.
Run from here ASAP
Multiple murders , gun shots almost nightly , multiple thefts , negligent front officer workers and lazy maintenance workers. Foundation is Slipping , constant weekly plumbing issues . You’ll be without water at least twice a week .

Great place
it is a peaceful to reside iive in the front by the front gate office personal are very nice and helpful
My apartment has... (Verified Renter)
My apartment has too many roaches and the upgrade work is below standard. Apart from that, everything else is great especially the employees.
Wendy treated me... (Verified Renter)
Wendy treated me well and made me feel comfortable. I felt like she was being honest and tried to help as best she could.
They actually fixed... (Verified Renter)
They actually fixed my mold problem by removing and replacing affected drywall, instead of just cleaning or covering it. I've never lived in a complex that would actually fix a mold problem before. The staff is SO friendly too!
This Place is awful
There is so much wrong with the place . The gate is never locked . maintenance never does it’s job . They want you to pay for everything and put work orders in via the app . But it’s heavily delayed and will erase you work order history randomly . The front office workers are incompetent and don’t bother trying to call . They won’t answer . Stray cats and gun shots everywhere . Saw a woman pull a knife on her boyfriend . Had my cat converter stolen off of my car when they are supposed to have security driving around and walking the property. And they will close the front office early or open late . I regret living here . I should of just payed the extra 100 at a different apartment and saved myself the heart ache .
Lack of consistency... (Verified Renter)
Lack of consistency for example the gate at the front entrance never works on a consistent basis.
I would definitely... (Verified Renter)
I would definitely recommend these apartments to friends and family an anyone who's looking for quality living. Just would like maintenance to have a better time frame in which certain things are expected to occur.
DO NOT MOVE HERE!!
If i could give them negative starts I would. It's so many things wrong with this place I don't even know where to start. Management companies have be changed 3 times over the last year, the new management company has made some improvements but are at the cost of current residents. They raise the rent by $100 dollars without any notification, they said they sent out emails but we never received it. This place has a huge mice and roach problem, we pay for pet control but they have only been out once over the past year. It's stray cats and trash everywhere, the gates are always broken. The place may be cheap but you will eventually pay for it in other ways, save yourself the time and aggravation move anywhere else but here!!
Both gates have been broken since for months now.management has refused to fix it
Very poor management. gates are broken, leaking ceilings, mail room is always open (broken too) nothing seems to be fixed around here! Don’t move in !!!!! Don’t! They never come to fix anything. All they are after is the rent and unusual fees they add to it . It’s a terrible place to live . I regret my decision to move in here
Resident
I so regret moving here! Office staff are very incompetent, even with the new ones previous office staff, also very incompetent totallyh messed up my paperwork, and dont take responsibility, it passed on as the faultof ther resident!! There is no rapor between the staff and residents maintenance and the cleaning lady are the nicest thing about this complex. This place needs to be investigated, they're incompetent and crooks!!! I am so disgusted with this place! And dont talk about the roaches doesnt matter how clean one is and how often one cleans there's such an infestation!!!! Awful place!!!! One of myh big regrets , I try not to have regrets in my life but this definetly was one!!
Hartford Park - DON"T MOVE HERE!!!!
I only gave this one star because it would not let me give zero! Let's see...We have gone through 3 owners and 3 management companies with in the last 5 months! There is dog in the washroom and all over the lawn. There have been many break-ins, drug raids, car jacking , drug deals going on 24 hours a day and a murder! All security gates no longer have locks on them. Walls cracked, bad plumbing, leaks, mice and roach infestations, mail boxes broken into and mail tampered with, work orders never get completed and terrible maintenance. Don't swim in the pool even tough it entices you for it has not been drained since the great flood.
Hartford park
its really a good place to stay and it has a nice size pool also a great community for the people. The one bedroom I'm staying in a large upgrade unit with a quick walk to the metro they also keep the area clean from time to time. Their are food places around up to 1 mile away besides that they keep everything good
Great community
I like the property but it has went through so many management company in the last couple years . It has a great community and great protection that patrol the property
My townhome apartment
Well I been leaving in a town home apartment for 4 years when I move into this townhome it was very nice at the beginning but thing started getting a little bad,my bathroom went messing up plus my rooftop in the kitchen got a hole in it an never yet haven't been fix the carpet ,need to be change as well
Quiet
I lived here for 2 years and I can say. It was really quiet for the location. Ms. Donna did everything to keep us happy!!
Apartment
Hartford Park Apartments are very nice inside . Before I went to look at them I read the reviews. Once I got there what I seen were the office workers being very helpful even through I didn't get in these are some good apartments. Marie and the rest of the staff were very helpful.
Great Location, Easy Access
This is a great apartment community right off the Westpark Tollway. It has close access to Stafford/Sugar Land/Energy Corridor areas, so if you work in any of those, you're in luck. There's lots of great restaurants just minutes away off of Hwy 6, and the new management company/leasing office staff care a great deal about their tennants. The pool is picturesque, the upgraded wood floor is really nice, and it's a relatively quiet community.
