Modern Beach Studio with own separate ranchslider entrance; integral double garage separates Studio from main house. There is another door in the Studio that you can keep locked but enables you to access garage if you wish to store anything. Studio has high ceilings, double glazing, heat pump. 200 metres to beach, 1.2 km to Fashion Island & Papamoa Plaza, easy 15-20 mins walk via reserve with walking/cycling tracks. Approx 6 kms to Bayfair shopping. Quiet location.

The space
We provide tea, coffee, sugar, starter milk and kitchen essentials. Water is mains filtered so you don’t need to bring your own drinking water as no chlorine taste and kinder to your hair/skin. There’s also a warm outdoor shower which we would appreciate if guests would use to wash sand off after any beach activity before going into the unit. The kitchenette has a closing door so there is the option to close that off from the bedroom/living area. The King Bed is top quality, completely comfortable (medium firmness). We present the studio as we would like it if we were staying there. The fridge is compact but if you need more fridge or freezer space please ask as we have an extra fridge/freezer close by just through side door in garage.

We provide essential items/accessories but to avoid clutter we don’t put other items in Studio such as iron/ ironing board and extra utensils for BBQ etc - they are stored in adjoining garage/laundry. Just ask if there is anything you need.

Happy to store items like suitcases in adjoining garage. Just let us know if there are larger items like surfboards, bikes etc so space can be sorted before you arrive.

Shared spaces include outdoor chairs/table on wooden outdoor deck or grassy area under the shade of palm tree.

We have cats that wander around so please take care when driving in and out.
