As far as the eye can see, condominium buildings line the busy oceanfront of Pompano Beach. It’s the epitome of oceanfront living. Except for the northern part of the island, near the Hillsboro Inlet lighthouse, where there are single-family homes, most of the housing here is in the form of condo units with an unobstructed view of the sunrise over the Atlantic Ocean. There are water views on the other side of the island, with condos that back up to the Intracoastal Waterway and the accompanying boat traffic.

Condos with multiple amenities
For the most part, it’s easy to find a waterfront condo unit for under $1 million, but that does not include the monthly fees assessed for homeowners. Some of those could be over $1,000. “Sometimes insurance is included in the fees, which could bump them up a bit,” says Sera Martell with Sera Martell Realty Inc., a Pompano Beach Realtor who has lived there for over 50 years. “Remember that the insurance you’re paying for is for the building, not the unit. That expense is your responsibility.” Condos range from $400,000 to multi-million dollars. Martell adds that since the Surfside, Florida, condo collapse in 2021, people have been shying away from condos and living in single-family homes. Pompano Beach also has single-family houses, but it’s on the neighborhood’s northern side. “Even a house under 1,400 square feet will cost close to $1 million because of the location,” Martell says. These homes are in the Hillsboro Shores community and feature optional membership in the homeowners association. Architectural styles are small bungalows and ranch-style with Tudor influence. Price ranges are from $600,000 to over $10 million for waterfront property.

Restaurants around the pier
Pompano Beach recently added new features to the oceanfront, including the Pompano Beach Fisher Family Pier, one of the revitalization projects. It’s a gathering spot on weekends to watch the waves and cast lines. The pier has also become the epicenter of a new eatery and shop explosion. “The Beach House has a nice mixed cuisine menu and has two floors of shaded, open-air beach views,” says Erika Axani, the director of luxury condominium and townhouse sales at Florida Luxurious Properties with over ten years of experience. “Oceanic is a modern-style restaurant and is very popular. It’s also right on the beach.” How You Brewin’ Coffee Company is based in New Jersey but opened its Pompano Beach location in recent years. In addition to locally roasted coffee and exotic teas, there are breakfast sandwiches. Grocery options are on the other side of the Intracoastal, including Publix and ALDI.

Recreation options besides water
While proximity to the water attracts fishers, surfers and swimmers, several pocket parks exist throughout the area to provide recreation of a different kind. North Riverside Park is ideal for watching boats on the Intracoastal Waterway. The Northeast 16th Street Park is less than an acre and features benches to sit and watch the boat traffic on the waterway. Officer Scott A. Schools are further inland
Served by Broward County Public Schools, young Pompano Beach students can head on the other side of the Intracoastal Waterway to attend Cresthaven Elementary, rated a C-plus on Niche with a 16-to-1 student-teacher ratio. Crystal Lake Middle School is also a C-plus-rated school with over 1,100 students in grades six through eight. Deerfield Beach High School is a magnet program for the Communications and Broadcast Arts and the International Baccalaureate program.

Environmentally-friendly transportation
The city of Pompano Beach has an alternative option to the city bus. Pompano Circuit is a shuttle service powered by electricity. Rides can be requested through the Ride Circuit app. Shuttles can stop at the pier, beach hotels, downtown shopping and restaurants. Broward County Transit has bus stops along Ocean Avenue for those wanting a traditional way to get around. Six miles to the northwest can get commuters to the Tri-Rail station in Pompano Beach.
