We've stayed at PS3 a number of times and had a great time as usual this year. There are a few things to be aware of before staying here, to allow you you manage your expectations.

These are self catering apartments, so you're paying for the location and room only - there is no entertainment, which some people seem surprised by. Although this place would be even better with more child friendly facilities, our child is happy playing in the kids pool all day making new friends. If your child prefers animation teams, mini disco, kids club etc then this isn't the place for you. If you're happy to explore the area then PS3 is the perfect base. There is plenty going on around the hotel in the evening. Princess Di's bar is particularly child friendly with great entertainment for adults too. Soul Brothers not to be missed! You can use the mini disco at nearby hotels such as La Siesta and pay for drinks on your card. All of the Safari Centre restaurants over the road are great, although on the pricey side. In addition to the well known places for family days out such as Siam Park, Aqualand and Monkey Park, I'd recommend Kids Funland at Pasarela Centre a short taxi ride away, and Vivo Mini Golf near Veronica's which we much prefer to the golf over the road from PS3. Download the ABC Tenerife App for full details of entertainment across the island, the reason I much prefer staying at PS3 rather than all inclusive hotels is we get out and see so much more of Tenerife. This app allows us to plan our evenings so we're not aimlessly wandering looking for entertainment. Venture Group app is also a must for booking nearby popular restaurants such as Dedos, Bianco, Empire and Imperial Tai Pan.

There are plenty of pools, including kids and adults only areas. All pools except the childrens are salt water, this is made clear by most tour operators but still seems to disappoint some. Inflatables can be used in one half of the main pool. There is no music around the pool, bring your earphones to play your own when sunbathing.

If travelling during the school holidays you have no chance of a sunbed if you want a lie in. Unfortunately you do need to get up early to guarantee a bed. There are plenty of beds, but there are so many guests that they simply can't fit enough for everyone. The beach is right out the back if you don't manage to get a bed, and rooms with a bigger terrace or garden do have sunbeds in them. We've previously visited in term time and there were no issues finding a sunbed at any time of day.

The rooms have been steadily refurbished over the last few years, we've not been lucky enough to have stayed in one yet but the older rooms are sufficient if you're prepared to overlook their dated appearance. Kitchen very well stocked with everything you need to cook. I find the beds too hard (singles and sofa beds only, no doubles available), but have seen other guests say reception will help with a mattress topper if required. Bathrooms definitely overdue a makeover but serves it's purpose. Most rooms have a hairdryer, no iron but can be hired at reception. So many reviews seem surprised by the dated rooms but there are plenty of images on here and elsewhere online as examples making it clear they're not 5* standard. If you encounter any issues, such as something broken or not up to standard then do inform reception and it will be quickly sorted or you'll be moved. Every time we stay here we email 3 weeks prior stating our room preferences and requirements.. unfortunately it's usually futile as we're placed in a room far removed from what we request every time (usually overlooking the road above the restaurants which isn't suitable with a young child or guests with mobility issues). Although inconvenient, we are always promptly offered a more suitable room after informing reception of our dissatisfaction, so don't think you have to stay where you're initially offered. Every year I see people complaining on Facebook groups and forums, but they've rarely raised the issue with reception, who usually try their best to address any issues. That being said, it would save a lot of hassle if guest requests were fulfilled prior to arrival.

The poolside bar and restaurants have been refurbished in the last few years and they look beautiful, and the food is lovely. We find all of the staff in them super friendly, particularly the gentleman serving and assisting at the tables outside who offers service with a smile year after year. Service can be slow when ordering poolside snacks such as toasties and pizzas, so patience is required! Prices are on the higher side, if you're on a budget then bring a cooler bag and stock up at the shop, cook in your room or stroll along the beach for cheaper food and drinks.

There is no longer open access between PS3 & PS4, as there always was before Covid hit. This is a real shame as it was one of the things we enjoyed - PS4 for chilled out days and PS3 for days by the kids pool. It also means that friends and family allocated different buildings can't spend the day together anymore, but you could ask to be moved if it was a problem. Couples in particular may prefer to be situated in PS4 for a more relaxing stay, it would certainly free up bed space on PS3 if they were allowed to wander over as there is usually sunbeds available over the road.

The grounds of the complex are always immaculate, really beautiful surroundings thanks to the hard working staff. Rooms are cleaned 6 days a week, cleaners happy to just provide clean towels of you don't want disturbing. Although the lack of organised entertainment isn't an issue for us, it is a huge shame that some of the family friendly facilities have been removed over the last few years at both PS3 and 4, eg. Pool tables and air hockey, and little toy machines and jump on rides for the kids. These small things made a real difference in terms of breaking the day up for younger guests, after all it is their holiday to enjoy just as much as the adults. It would be a shame for management to lose sight of that whilst working to update the aesthetic appearance of the complex. Guests of all ages are important, if you are going to implement adult only areas then also upgrade your child friendly areas too. I don't understand why these facilities and equipment have been removed, it's been really detrimental to family enjoyment and is so disappointing for the little ones when they return each year to find something else has been taken away.

To summarise, Parque Santiago 3 is the perfect base for exploring the area. You pay a higher price than some other self catering apartments not because it's 5*, but because it's in a prime location with the Golden Mile out the front and beach out the back. If you are looking for a chilled holiday in beautiful grounds, a great kids pool, and want to get out and experience all of the bars, restaurants and attractions Tenerife has to offer then this is the perfect place. If you want luxury rooms, a lively pool scene and to be entertained within the hotel day and night, this isn't the place for you.

We've found our favourite family holiday destination in Parque Santiago 3 in Tenerife. Our accommodation was on the ground floor, very modern with comfortable beds and a cute garden out the front which, of course, in the glorious weather is another room! There is constantly security and cleaning staff circulating so we always felt safe and everywhere is spotless. Our children (10 & 8) loved the childrens pool area and all the slides while myself and my husband really relished the adult only area which we took turns visiting while the children played. The location is sublime, right on the beach while also on the strip & yet there was never a sense of noise or bustling while around the pool... really a bit of paradise. We can't wait to return once there is some resolution internationally to the Covid-19 crisis.

Parque Santiago 3 gets 5 stars for the setting, but it is let down by extremely dated rooms. We had a studio apartment with a bath and shower, the shower is fixed in the middle, so it's difficult to stop the floor getting wet when you use it. The equipment is very basic with a 4 ring electric hob and electric oven; there's a kettle provided but it's not electric and takes ages to boil, if you want an electric kettle you have to hire it from reception. A safe is provided but you have to pay for that too, as well as paying for a microwave and hair dryer. There is wi-fi which allegedly supports 7 devices, but sometimes it wouldn't support 1 device, especially at night. There are twin beds and a settee that converts into a bed, the beds are quite hard and unforgiving. There is no air conditioning, only a ceiling fan, if you want air conditioning, you guessed it - you have to pay for that too. There is a large swimming pool outside that is filled with salt water and a play area for kids, with water slides and other equipment.
Cleaners come in every day and keep the rooms very clean and are quite friendly, which cannot be said for the reception staff; some are really nice, but others are ignorant and extremely unhelpful. We will not be going back, some may love it but we didn't because of all the add ons and dated rooms.

We stayed at Parque Santiago III as a family of 3 , in July 2020 and I must say it was amazing from the begining to the end . Upon arrival the check in was very simple , straightforward , were explained where the studio is located as the whole place is quite big and I have to admit it took a few days in getting my head around finding the studio . It was very clean and at first when you enter the room , you might think it is outdated with the furniture and stuff but the more time you spend you realise it works quite nice , it was very well equipped , we had self catering ,not sure if there were any other options but in Coronavirus times , it was more than fine . We had not used the kitchen to cook because we ate out but there was nothing missing . First of all I want to say “hats off” to all the cleaners for working so hard , our room was cleaned every day , towels changed over and over , sheets as well , spotless . To do a perfect job in 30 degrees with a mask on your face , it is not easy . Also all the other employees working at the bars/ restaurant and anywhere on the resort, well done for being an example to all the turists, for keeping your mask on and still offering great customer service . The whole place is like a little Paradise , well maintained with a variety of options for kids , adults ,within easy reach of two local beaches , El Camison and Las Vistas and a terrace on the beach promenade which I will miss a lot for my mornings coffee. The restaurants in the resort offer very tasty food , pizza will just melt in your mouth and the green surroundings just add to the whole experience. Everything we wanted , the resort helped with , we wanted to change the room only because it was a bit dark and within a day we were given another room with no hassle at all . In the second day my son had a little accident on one of the water slides ( all kids excitment to the small Aqua park ) and all supervised by the first aid . Within minutes he was cleaned , sent to reception ,they called us a taxi for which they paid and we were sent to the hospital for a routine check , where again we were seen in max 10 min . It was nothing serious , just a scratch but the hotel’s response was very good . On our last day we had our flight later than checkout . We were allowed to use the room for as much as needed and that helped a lot . Sunbeds were cleaned all the time , the whole place was supervised and safe . Even the gym which by the way is brilliant inside and out, was used safely and checked all the time. Being so close to the beach and the beach promenade , there are a lot of restaurants and markets to choose from . Some of them were closed but it was expected ,yet you could still eat very well and listen to some live music . It was our first time in Tenerife and I can imagine that in normal times is busier but for us , now , it was perfect . Until I visit the hotel again ,I will recommend it to everyone I know . Book with confidence as you will not be dissapointed . Good Luck to the hotel to keep up the good work and recover fully from the Corona impact .

The duplex apartment that we were allocated was spotlessly clean in every way. The maid service was exceptional.
However, the bathroom was antiquated. The long edges of the bath were wedged between 2 walls so we had to access it from the narrow edge. There was a 4 inch ledge running on along one side of the long edge where water flooded onto the bathroom floor as the inadequate shower curtain which ran on the inside of the bath left the 4 inch gap enabling the water to escape therefore flooding the bathroom.
We had to hold the shower head while having a shower to direct the water/spray away from the open areas. We had to use all of our allocated towels to mop up the water every time someone had a shower.
There was a vast shortage of plug sockets in the bedroom which meant that we had to dry our hair in the wet bathroom using the steamed up mirror.
The rest of the 1 x bedroomed apartment was mediocre. (Old but adequate).
We felt we had vastly overpaid £746.00 (accommodation only for 6 nights in January).
When we checked in the receptionist told us that we were allocated a "beautiful room" as he kissed his fingers. Because of this we decided to put up with it and didn't want to risk a more inferior room by swapping however, this was the wrong decision as TRAVELREPUBLIC have shown no compassion whatsoever and said we should have reported it in resort.

Spent 4 nights in Park Santiago lll. Studio was great very modern, spotlessly clean, powerful walk in shower, kitchen area with kettle, toaster and cutlery and crockery(not that we used it we like to eat out) Hairdryer provided in bathroom. Rooms were cleaned daily fresh towels and beds made up. Pool area looked great didn’t use it much as we prefer to walk out. We had a balcony overlooking the Main Street this was not a problem, we had previously heard that it could be very noisy however we returned to our room most nights around 11:30pm and the noise was dying down then. If you do like to go to bed early the noise may be a problem (singers on in the bar opposite) but not for us 😁 Reception were very helpful! Good courtesy room as we had a late flight home. Will definitely be returning next year 👌

Stayed here mid/end July as it was a cheap last minute break. For the price I paid I can’t fault it.
The good points:
Rooms were cleaned every day.
Rooms were well equipped.
Sun loungers spaced out for social distancing and I saw the staff sanitising them at the end of the day.
Excellent water park area for small children.
La Trattoria restaurant was my girls fave place, excellent pizza, pasta and fajitas.
Good location for when everything in open normally. Sadly the safari centre and the supermarkets nearby are closed so we had to go further out for meals and entertainment, but it’s easy to walk to Los Christianos.
The down points: the rooms are dated. Although to be fair they are clean and functional.
There is a no inflatables rule in the pool. So don’t bother buying that £15 flamingo, you won’t be able to use it.
The pool is salt water, only found this out after I’d booked it and my kids hated it. This obviously won’t be a problem for everyone.
Our room was a studio on the road so it was noisy in the mornings. Grumpy teenagers didn’t like being woken up. I would recommend a one bed as well as the studio was a bit cramped for us 3. Fine if you’re only a 2 or a 2 and a toddler.
I probably wouldn’t stay here again as it’s probably more suited to young families than those with teenagers. But we had a good break and I can’t really fault the accommodation and restaurants.

When we booked this hotel we requested to stay in number 4, but unfortunately on arrival number 4 was fully booked so we were allocated a room in 3 overlooking the main road. The noise from the main road was unbearable. The receptionist was very helpful and we were able to move rooms with a pool and sea view.

Yes, the rooms are dated, especially the peach bathrooms, but overall it was very clean and spacious.

Be aware some of the rooms dont have hairdyers and kettles, so you have to rent them for approx €16.

Highly recommend the buffet for €12 and €8 for kids. Good value for money.

We've been coming out to Tenerife for a number of years, and first time since the pandemic and noticed everything has got a lot more expensive. There's a supermarket directly opposite the hotel which is very expensive. If you dont mind the walk there's a Macadona up behind zara which is alot cheaper.
We also took our own tea bags, coffee, sugar, washing up liquid etc

Great location, right on the beach, bars and restaurants all on the doorstep.
Overall nice hotel, despite the dated decor.

This place is amazing! I have not even the smallest complaint about PS III. The staff is genuinely nice, always smiling and ready to help. The apartment was spotless, the kitchen had all the equipment you need to cook, it even has a modern oven for baking. The stove works fast. They take out trash every day wich is very important if you have a kid in diapers. The terrace is great, it has a dining table and loungers, you can make shade if you want, there is a water pipe with warm water in front of the door so you can wash the sand of your feet. I really liked the fact that part of the terrace had artificial grass...it makes it look nice and its practical for kids who play outside. The whole apartment complex is brilliantly designed so every single room has an amazing view. The garden around the pool is like tropical garden, it makes you feel like you are in the Caribbean. Even though its a huge complex, it never feels crowded..probably because of the trees-they give privacy to the apartments. The pools are amazing, one huge (a bit cold in spring time-21 degrees) and the other one also quite large, never crowded, heated to 25/26 degrees. The kids pool had 21 degrees, lots of kids were inside the water, mine had wetsuits on otherwise it would be to cold for them. There are security guards keeping order and doing a very good job. The location couldn't be better, right in the center, by the lovely sandy beach. Parking on the street is not easy to get but for 10 eur there is parking in the garage really close and its not difficult to get space there. I checked out PS IV which also has a really good location by the see, probably more rooms with sea view but because of the garden around the pool at PS III, I would say PS III is nicer. Definitely the best place I have stayed so far and for a really reasonable price.

We love this hotel purely based on its location and pools. Cleaning service is fabulous. Rooms are dated but have everything you need. accommodation is a stones throw from the beach which is perfect for us

The only reason I have not given 5 stars this time is because of the lack of sunbeds. Management needs to step in. People are putting their towels down the night before and extremely early in the morning, by 9am they are all gone. And have not been cleaned due to people putting their towels down too early so the cleaners are unable to actually clean the beds!! I get that everyone wants a sunbed… but some people were only using them for an hour a day but kept their towel down the whole time!! We have never had this issue this bad before at this hotel or any other. Before our visit I saw others reviewers complaining of the same thing, I thought they were over reacting… but unfortunately it is as bad as they make out!

I can’t say when the renovation work will be finished. It was going on in certain parts of the complex but didn’t affect where we were located.

"Not ideal for disabled or with a walking disability loads of steps. Safe chargeable, don't expect to much from the rooms as basic and dated. But compfy. Wi fi excellent. "
