Professional excellent warranty Team that is local. New home consult Rosalba is ready to help. Classic Series is incredible. Quartz and tile are standard. Lennar Mortgage has brilliant incentives. Great choice.

I saw bad reviews on Yelp for this Company and want to say I have had nothing but great service with the builder, seller, mortgage company, HOA management and closing company. I just moved into Orchard Farms and not only am I satisfied I am so grateful. The construction crew was waiting for cement to be delivered for a sidewalk they were framing. They saw me bringing topsoil into my backyard using a wheelbarrow.

I am a disabled vet without a lot of money to pay for landscapers. They may have seen my plates, but they brought over their workers and their equipment and moved five truckloads of topsoil into my backyard and spread it out for free. When we did our walk-through, they did everything we asked. They even did a few things that were probably not covered by a builder just so we were satisfied. Seems like the reviews you see online are mostly people who are disgruntled and crabby. Professionally, I am a residential home inspector, and I watched the entire process of the build, and they were great. Also, I love the home "sold as is" part of Lennar's sales. Most other builders "sell" their homes at a low price and then act like used-car-salesmen and at the end it is 100,000 more than advertised. Lennar does not do that. Very satisfied Customer.

    The construction process of our very first home went flawlessly thanks to our construction manager Robert **. If we had a question or concern he was quick to respond and address everything. He runs a very good crew and our new home looks absolutely amazing. Thank you Robert for helping to make our dream come true. Y’all give this man a raise!! He’s definitely someone you can put your faith into and not be disappointed.

    Vivian NV. We purchased our condo. We were able to select our flooring, tile and carpet. They had an awesome inspection team. Gygorgi in the sales office. Chris is the contractor. Chris and Brian went over any issue we had and Joe came to inspect. All things pointed out were being address and completed. Just before signing off. Chris walked the property with me once again. I was fortunate enough to purchase in Cortona in 2020. Great experience. They also made corrections.. I don’t have anything negative to say for Terra Bella. Thank you again Gygorgi, Chris, Brian along with the workers at the design center Darion. I couldn’t be happier. I know they still have some touch up to do with the complex but that they are finishing. My Cortona home is awesome. My only issue is getting use to the heat so my plants don’t die..

    All the negative reviews freaked me out, so I wanted to give my experience & offer some balance. I don't doubt the reviews written reflect real experiences, but it definitely would have helped me not panic if I got to read both positive & negative experiences here. We moved into our new build in San Diego late May 2023 (about 2 weeks ago). The building & closing process were surprisingly smooth. We even changed lenders last minute & everyone really rallied together to make closing deadlines & help us not get charged any late per diem fees.

    We found everyone to be very communicative and professional. They fixed just about everything we nitpicked about in our walk through. So far everything has looked like good quality workmanship. Given that Lennar is the second largest builder in the US & we got a fairly good deal buying during one of the earlier release phases - we're okay with some thing we consider minor flaws (grout work isn't perfect, some steps on the stairs creak, place wasn't as clean as promised - but still pretty darn good & nothing we couldn't easily clean).

    The thing that made me panic was that a clog in the mainline made everything upstairs stop draining & backed sewage into a tub. We didn't hear back for 10-12 hours when we called the emergency line so reading how many people said they don't care once they've sold you the house scared me. But I called again and they jumped right on it, multiple people checked in, they sent a plumber (Zack) who was awesome & so thorough & even explained & showed us everything as he worked & fixed the issue so fast, & everyone was so apologetic that our first call sort of fell through the cracks. We also understand that with a new build, we're breaking in everything & it's not unusual for issues like our plumbing problem to happen - so we're very grateful for the one year warranty & how they came through with this. We really love the design, community, & our home. The appliances are all new & high quality. Time will tell how everything holds up - I'll update down the line.

    Worst Builder in USA! Scammers! Store my deposit and sold the unit while I was still under contract! Tried to contact the Managers in Las Vegas "Marcelle **" and "Paul **" and both decided to ignore my request.

    I recently had a disappointing experience with Austin Air Care, the HVAC service provider for my new build home under warranty with Lennar. The initial issue arose when part of my home was not cooling enough, leading to a service call from Austin Air Care. While they attempted to fix the problem, it resulted in my HVAC pan frequently filling up with water, indicating a persistent issue.

    Upon calling Austin Air Care for a second visit to address the water accumulation, their technician mentioned a potential clog in the drain pipe but did not verify its existence thoroughly. To my surprise, I received a bill of $250 for this service, with no prior notification of charges. When I sought clarification from Lennar's customer service, the response from Bobby ** seemed to deflect blame onto me for not using a recommended solution during my initial walk. However, I regularly maintain my drain lines with a vinegar/water mix, and my primary condensate line was not clogged.

    Furthermore, the explanation provided by Austin Air Care regarding the clog being due to algae buildup contradicted their technician's actions, as they did not take pictures to confirm the cause but instead used nitrogen to clear the line of "unknown debris." This experience has been a hassle, especially for a new build home under warranty. HVAC still has drain issues, I am now planning to hire my own HVAC technician to thoroughly inspect the system and ensure its proper functioning. Lack of communication about charges, conflicting explanations, and the overall inconvenience have left me dissatisfied with the service provided by Austin Air Care and the response from Lennar's customer service.

    I write this in hope Lennar sees this & it helps buyer experience for others. First the good, Katie from Sales & Margaritio from service do go up & beyond!! For the most part, I like my home. I moved in 4 days ago. The bad! Escrow Buyers pay 100% of all fees which are normally split between a buyer & seller. The contract ONLY favors the builder, not the buyer. You change your mind, they will keep your deposit. They make you pay the $400 a MO HOA despite not having a single amenity built that we're paying for in our dues. I mean NOTHING! We're paying for NOTHING! This seems very unfair to charge for things we don't have. I ask & they said they have to "build their reserves" What? Now I'm paying to build it?

    Mail & package delivery. Nobody said we can't get deliveries here of any kind. These are new streets & I guess Lennar wants us to figure out how we get delivery, when you can't find the street on a map. Because of this, I have 10 packages floating in San Diego that can't be delivered. You say pick it up?? We're elderly here and I have a 300lb bed, mattress and a whole house full of product I can't pick up alone or even know where it is now. You would think Lennar would warn people or have a department that informs USPS, UPS, Fed Ex & Amazon where these houses are. I have NO idea how to get my items & Lennar has left me high and dry.

    All in all, I can't say I like the community because as I said, there's nothing here that I paid for. As a designer for 35 years, their "all included" isn't all that. Cheap appliances I will be replacing and the cabinets are laminate as are the floors. My Microwave broke on day one & now I'm told I must go through Samsung for repair. After 1 day?? I would get it if it were months but day 1?? Samsung says I need to wait a week for a repair man. Why do I have to deal with this after living here 1 day?? For over 1.1 Mil, I think we deserve better materials. BTW I'm in the Sycamores plan 3. We will see if I end up liking it here when it's built out but so far, I'm not impressed!!

    We bought a new home from a new Lennar Community - at Exton, PA in 2021. The quality of construction is dismal and the builder-quality appliances which were heavily promoted during the new community launch events are the worst quality that you could ever get. In less than 3 years - the microwave, the dishwasher, the fridge and the washing machine show severe impairment. When we get the external service engineers to check the issues, they unanimously comment that you have the worst quality appliances in your home. SHAME on you, Lennar. In homes which averaged $550k in early 2021, this is not what any of us as the buyers had bargained for. Have a minimum quality check for your construction materials and appliances. You guys are utterly shameless and pathetic. The customer service seems to be completely bot-driven devoid of any empathy.

    In the month of December of 2023 my wife and I decided to purchase a home that it was been built by Lennar Homes Inc on homesite 0250 at Wind Meadows in the city of Bartow, Fl. As part of the purchase agreement we put a $7,000 deposit. We love the house but it was unbeknown to us that the backyard of the house is adjacent to an active landfill. Maybe somewhere in the contract it is written, but It was never verbally disclosed.

    One of our daughter has a history of asthma and as per doctor recommendation she shouldn't live in close proximities to landfill because it can aggravate her condition. With that being said towards the end of January we moved our search for our new home in a different location and canceled the contract but we decided to stay with Lennar builder, at one of the community we were told that “getting deposit refunded or transferred to a new house shouldn't be an issue as long we continued our purchase with Lennar, because similar scenario has happened in the past”. We reached out to Lennar management in the Tampa division and they decided not to refund or transfer our deposit for the new house even though it is with the same builder.
