American Home Shield Corporation is an American home warranty company based in Memphis, Tennessee. Founded in 1971, American Home Shield has more than 50 years of experience in the home warranty industry. Today, it services three home warranty plans, covering 23 major home systems and appliances. American Home Shield currently does not offer plans in Alaska, Hawaii, or New York City.

American Home Shield (AHS) offers three home warranty plans, one that covers major systems, one combination system and appliance plan, and one premium plan that covers 23 home systems and appliances, plus added benefits and a $4,000 appliance limit. It does not offer an appliance-only home warranty plan like some other companies, but its plans have no coverage cap for systems.
Starting around $84.99, its premium plan is slightly more expensive than some other companies on the list, although not by much. And with its higher coverage limits and added benefits, like free heating, ventilation, and air conditioning (HVAC) tuneups and covered repairs for roof leaks, the coverage is fairly comprehensive for the price. But it does offer two trade fees to choose from, which can help adjust the monthly cost.
All American Home Shield plans cover appliances and systems regardless of their age or if they have pre-existing conditions. It does not require maintenance records for coverage and will even repair or replace an item that wasn’t properly maintained or was improperly installed. These plans even pay for the cost of removing the old item and will cover additional appliances or systems, like your garage refrigerator, which is a nice benefit. But its workmanship guarantee is only for 30 days.
American Home Shield offers home warranty plans with generously high limits on repairs and replacements plus other benefits, which are reflected in its slightly higher monthly premiums. But with flexible trade fee prices, customers are handed more control over how much they ultimately pay per month.
American Home Shield has three plans for customers: ShieldSilver, ShieldGold, and ShieldPlatinum. Unlike some other companies in our rankings, American Home Shield’s plans aren’t grouped by appliances-only or systems-only coverage but instead are organized in a tiered structure.
To further customize your plan and pricing, you can choose from two trade service call fees – $100 or $125 – with a higher fee equaling a lower monthly cost. You can also add coverage for additional items, like electronics or a pool, but it will cost extra.
Starting around $34.99 per month, the ShieldSilver plan covers your air conditioner, heating unit, electrical systems and accessories, and plumbing systems and accessories.
A big feature of this coverage tier is that there is a $5,000 limit on covered components of HVAC systems. Some companies have lower caps, which may leave out-of-pocket costs for homeowners.
Starting around $54.99 per month, the ShieldGold covers everything from ShieldSilver at the same limits, plus nine additional kitchen and laundry appliances, such as refrigerators, ovens, and clothes washer/dryers.
With this coverage, each appliance is covered up to $2,000, which allows for a good bit of wiggle room during the process. This plan also includes the $5,000 HVAC coverage.
Starting around $84.99 per month, the ShieldPlatinum covers everything from ShieldSilver and ShieldGold at the same rate, plus a few extra benefits, like roof leak repairs and unlimited A/C refrigerant, among others.
The appliance coverage cap is doubled as well, making it $4,000 per appliance under this plan.
Each AHS plan also includes a few maintenance services, including a $100 rekey, discounted heat or AC tuneup (one included with ShieldPlatinum), discounted air filters, and AC refrigerant. Plus, duplicate items, like a second air conditioner, are covered at no additional cost. Its workmanship guarantee is only for 30 days, and some other companies on our list offer longer guarantees.

Depending on the plan you choose, American Home Shield Warranty can cover a variety of items. Some of the systems and appliances that are covered include the following:
Air conditioning and heating units
Interior electrical lines
Ceiling fans
Garage door openers
Plumbing system
Kitchen appliances
Laundry appliances
Plans can also include unlimited A/C refrigerant and coverage for code violations and permits, among other things.
There are some things that American Home Shield doesn’t cover:
Stand-alone freezers
Flues, venting, chimneys, and exhaust lines
Solar systems and components
Fire sprinkler systems

Note: Since we determined our rating, Landmark is not bringing on new memberships for direct-to-consumer plans and is presenting American Home Shield as an option. Current Landmark members in NV will finish out their existing contracts and then be offered American Home Shield plans. Landmark continues to renew its current members in TX, AZ, OR, UT, and ID.
Cost. If you’re looking for a comprehensive coverage plan, choosing one through Landmark will save you over $400 per year compared to a total coverage plan from American Home Shield. However, it will ultimately come down to your preferred level of coverage and current position as a homebuyer versus homeowner.
Service fee costs are relatively equal. Landmark’s service fees default to $100, unless you opt for a lower fee at a higher monthly cost. American Home Shield’s service fee is either $100 or $125, depending on your preference.
Coverages. American Home Shield offers three plans organized in a tiered structure from most to least inclusions. With Landmark, there are six plans to choose from, depending on if you’re already a homeowner or if you’re in the process of buying a home. Existing homeowners have two plans to choose from: a combination plan or a systems plan.
Both Landmark plans for existing homeowners include HVAC tuneups, pest control, and termite treatment. However, its plans have much lower limits than American Home Shield’s plans. While AHS’s ShieldPlatinum plan offers no coverage cap on systems and a $4,000 limit on appliances, Landmark’s Total Protection sets its own limits per system and appliance. For example, coverage for refrigerator repair or replacement is capped at $1,500.
Service. American Home Shield and Landmark both offer some of the lowest workmanship guarantees out of the companies in our rating, both only at 30-days. Landmark guarantees a 24-hour turnaround in claim response, while American will respond within 48 hours.
Location. While American Home Shield has a wide availability, only excluding Alaska, Hawaii, and New York City, Landmark is limited to six states – Arizona, Idaho, Nevada, Oregon, Texas, and Utah.
If you want more options when it comes to plans for new homebuyers, then Landmark Home Warranty might be a better choice. If you need high levels of coverage, then you might want to consider American Home Shield.

Cost. Due to the coverage options available through the two companies, American Home Shield’s middle tier is similar to Select Home Warranty’s highest tier (Platinum Care) in terms of items covered, and the two comprehensive coverage plans are just about the same cost per month, with Select's coming in at around $21 less.
The two companies’ service fees are about the same as well, with Select’s ranging from $75 to $100 and American’s from $100 to $125.
Coverages. American Home Shield and Select Home Warranty both offer three plans, although coverage is somewhat different. American Home Shield offers a systems-only plan and a combination plan, plus a top-tier coverage with additional benefits. Select Home Warranty offers a systems-only plan, an appliances-only plan, and a combination plan. So if you just need appliances covered, you’ll have to go with Select.
Coverage limits on the companies’ similar comprehensive plans are quite different. AHS’s ShieldGold plan covers up to $2,000 for appliances and an unlimited cap on systems, while Select Home Warranty’s appliance limit is just $500 and $3,000 for covered systems.
Service. At only 30 days, Select and American both offer some of the lowest workmanship guarantee periods out of the companies in our rating. Both have claim response times of 48 hours.
Location. American Home Shield has a slightly limited but still fairly comprehensive coverage area, only excluding Alaska, Hawaii, and New York City. Select Home Warranty falls short by only covering 44 states excluding Alaska, Hawaii, Iowa, Nevada, Washington, and Wisconsin.
For someone who just wants an appliances-only home warranty, Select Home Warranty is the only option between the two. But for combination coverage or systems-only coverage, AHS offers more for less compared to Select Home Warranty.

You can buy a home warranty online by using its Shop Plans function. Through this form, you will get information about pricing and coverage options specific to your address and needs. You may be able to purchase a plan by phone, although it’s not specified online. Once purchased, you will have to wait 30 days before coverage begins.
To file a claim, you can request service online or by phone. If you choose to request service online, you’ll just take these four steps:
According to its contract, American Home Shield will initiate services under what it calls normal circumstances within 48 hours of service. This initiation only includes contacting the service contractor. It’s unclear how long after that service may begin.
American Home Shield offers a few discounts for certain buyers. If you’re a member of AARP or have an insurance plan through Allstate, Farmers, or Safeco Insurance, you may be eligible for a discount on your policy. You can also score savings when purchasing more than one property or referring friends. Every so often, it shares discount codes as well.
American Home Shield’s ShieldPlatinum plan covers roof leaks at no extra cost. This coverage pays for repairs to roof leaks caused by dry rot, broken or missing shingles, normal wear and tear, and normal freezing and thawing cycles up to $1,000 per contract term. It does not cover clogged cutters, roof-mounted installations, damage from hail, ice, mud, or wind, or metal or green roofs. You can add this coverage to ShieldSilver and ShieldGold for an extra cost.
American Home Shield does not cover the cost of mold damage or remediation. It also will not pay for repairs or replacements that are a result of mold damage. However, if the mold is caused by a sudden peril, like a hurricane, it may be covered by your homeowners insurance.
American Home Shield does not cover repairs or replacements when the malfunction is due to water damage. Depending on the type of damage, this may be covered by your homeowners insurance.
American Home Shield does not cover the cost of pest or termite damage. It also will not pay for repairs or replacements resulting from insect damage. Most companies don’t offer this as a standard part of coverage.
Any damages or loss caused by theft will not be covered by American Home Shield. This is often included as part of homeowners insurance and will instead be paid for by your insurance company. How much is included depends on your level of coverage.
According to its contract, American Home Shield does not pay for repairs or replacements caused by acts of God. This means that if a tree falls onto your air conditioner, it won’t be covered by your home warranty. Instead, your homeowners insurance policy may pay for it.
You can add coverage for electronics, pools, in-ground spas, guest units, septic pumps, and well pumps. These add-ons will be an extra cost on top of your annual cost.
American Home Shield holds a B rating with the Better Business Bureau. At the time of this review, it had closed over 6,000 customer complaints within the last 12 months. Some customer complaints across review sites seem to be focused on inefficient contractors who aren't employed by AHS but are hired by the company.
It is important to note that it is typical for home warranty companies to rely on a network of contractors.
