Located in the Santa Monica Mountains region of Los Angeles County, Agoura Hills was once a ranching community, along with the rest of the Conejo Valley. It quickly turned suburban following the construction of the Ventura Freeway section of US Route 101 in the 1960s, which provided a fast, direct route to the San Fernando Valley and the rest of LA. Since then, it has become home to nearly 20,000 residents who can enjoy its homes on rolling hills, quality schools and slow-paced, suburban lifestyle. "Agoura Hills has everything you need. All the shopping centers are located here,” says Michele Gutierrez, Realtor with Real Estate Source, Inc. Gutierrez also says a benefit of living in Agoura Hills is the natural beauty and the well-kept properties: “The homes keep up a certain level of maintenance and curb appeal because they are in homeowner associations, and that makes a world of difference.”

Agoura Hills homes sit on well-maintained lots

Homebuyers can find a variety of two-story Neocolonial homes with Spanish influences, such as stucco exteriors in warm colors and barrel tile roofs, many built in the 1970s and 1980s. There are also traditional ranch-style homes built in the 1970s, with cross-hipped roofs and single-story layouts. Houses sit relatively close together in some areas, but lots are still roomy enough for a landscaped front yard and a backyard pool. Despite most properties having garages, Agoura Hills’ residential streets are wide enough for parking, and the abundant sidewalks are also wide, offering a space to stroll around the neighborhood. Average prices range from $600,000 for 1,500 square feet to $4 million for 5,000 square feet. There are condos and townhouses in Agoura Hills for buyers willing to pay a higher HOA fee but are looking for something with less upkeep. Those prices range from $250,000 for 600 square feet to $900,000 for 2,000 square feet.

Las Virgenes Unified School District gets an A

The Las Virgenes Unified School District is among the highest-rated public-school districts in the country. Students can begin their education at Sumac Elementary, which earns an A-minus grade on Niche. Lindero Canyon Middle scores an A and is home to one of the strongest music programs in the area, with its concert orchestra regularly placing first in the WorldStrides Music Festival. Agoura High serves approximately 2,000 students and also has an A. The school offers a range of performing arts programs, from orchestra to improv, and includes notable alums, such as actress Heather Graham and Doug Emhoff, Second Gentleman of the United States and husband to Vice President Kamala Harris. There are also faith-based Montessori schools, prep schools and academies available for families considering private options.

Horseback riding and outdoor amenities in Agoura Hills

One of the most popular pastimes in Agoura Hills is horseback riding, and there are plenty of parks and outdoor spaces for locals to utilize. In a nearby section of the Santa Monica National Recreation Area sits Old Agoura Park, one of several places in the city where residents go when they want to get out in nature. Located in the Old Agoura area off Chesebro Road, this spacious park offers amenities for all residents, including its four-legged ones, thanks to the dirt track that runs along the western edge of the park, where locals can ride horses or walk dogs into the trails of nearby Chesebro Canyon. Inside the park are baseball diamonds and a large playground. While there is some green space, much of the park is rustic, full of scrubby desert plant life and a desert cottontail rabbit or two hiding in the brush. There is abundant parking, including a separate lot for horse trailers.

Agoura Hills’ diverse cuisine and convenient shopping centers

Restaurants are packed densely along Agoura and Kanan Roads, offering residents many dining options. Uncle Af’s serves the renowned Chicken Firecracker Sandwich, Persian eatery Maral offers baba ghanoush, and traditional Italian cooking at Noi Due is among the many local favorites. After dinner, those searching for a drink can cleanse their palate with one of the award-winning craft beers on tap at Ladyface Brewery, one of Los Angeles County's first revival craft breweries and the first microbrewery in the Conejo Valley. For shopping, locally owned stores can be found throughout the city, including ones that sell beer and wine, art supplies, car stereos and musical instruments. The Twin Oaks Shopping Center features grocers, such as Ralphs Fresh Fare and Vons, and nearby Shoppes at Westlake Village has a Target for everyday essentials and bulk buys from Costco.

Agoura Hills transportation options

Agoura Hills is 10 miles from Woodland Hills to the west, 6 from Thousand Oaks to the east, 25 to Studio City and 35 from Los Angeles, all of which can be easily accessed via the 101 Freeway, running through the southern part of the city. Agoura Hills is a 15-mile drive to Malibu through the Santa Monica Mountains, making it ideal for those who love visiting the beach but do not want to deal with the hassle that sometimes comes with living next to one. The city also offers a Beach Bus during the summer months, giving residents a public transportation option for a quick beach getaway. Metro Line 161 runs through Agoura Hills, as well. For international air travel, Los Angeles International Airport (LAX) is about 40 miles away via California State Route 1.
