1。(一)面積：403.89公頃。
2。開發地區：北屯區、西屯區
3。開發範圍：東以30M-8計畫道路與潭子區為鄰，西抵水湳地區近中清路，南迄大連路，北至環中路。
4。占地達403公頃的台中市14期重劃區前哨戰正式開打，繼亞昕宣布推案後，雙橡園開發以及國泰、陸府、精銳等建商動作頻頻，紛以超大型看板應戰，尤其14期西南側「仁平段」，擁水湳生態公園、二分埔、永和巷、仁和福德及永和巷等公園串起的2萬坪公園綠帶，更是建商兵家必爭之地，目前區內首案開價將攀上4字頭
5。根據台中市民政局資料統計，北屯區109年年增加人口數逾3,000人，且人口增加率達10.54%，傲視中部地區，其中，今年1、2月年社會增加率更連續突破20%，相當驚人，人口紅利為區域注入剛性購屋需求，確實帶動房市迅速增溫，更吸引雙橡園、寶輝、陸府、精銳、國泰等一線建商搶進。
6。其中，首次插期北台中的雙橡園開發新案基地廣達2924坪，規劃獨棟鋼骨大樓，後續包括寶輝、陸府、國泰、精銳、磐興、惠宇等十多家建商皆在規劃中，亞昕集團將推出總銷9億元，23~35坪2~3房產品，每坪開價4字頭起跳，順天14期新案預計第3季進場，總銷35億，每戶總價2500萬，鄰近的11期則有「龍寶823公園新案」，鎖定中高階換屋族，產品規劃50~80坪，預計4月已後推出。
7。另外，台中在地建商林鼎建設去年10月也進場佈局，在漢神百貨、環球購物中心預定地附近以每坪62萬元、總價9.2256億元，購入1,488坪土地，預計將於第3~4季正式公開，瞄準區域換屋族群、中科高階客層，規劃3~4房，開價將會自每坪45萬元起。
8。14期土地分區幾乎都是「住1-1」，若以容積率進行換算，開發成本甚至不輸七期個案，這也提供14期強勁撐盤動能，磐興建設特助陳少仁指出，台中去年房市量價都呈現上揚跡象，未來14期重劃區開價都要4字頭。不過，這波疫情來的快又猛，且營造成本節節攀升，各項因素都讓建商暫緩推案，視景氣時機而定。
9。北屯14期開發範圍正好將11期崇德路生活圈圍繞一周，過去一年土地交易筆數傲視台中重劃區，為建商卡位必爭之地。以地價統計觀察，當地住1之1土地平均每坪50至70萬元之間，5月最大手筆以寶佳機構旗下和發建設掃進1800餘坪土地，總價達15.6億元，此外，其他建商多為地產「中實戶」進場，鎖定千坪以下基地
