Each opportunity is evaluated on its own merits and must present an appropriate, risk-adjusted spread between the projected stabilized yield on cost and a realistic terminal capitalization rate.

With the right people and project, Clark employs a variety of structures designed to align interests, accommodate partners, and maximize mutual benefit. Although each transaction varies, the sponsor partner typically sources and guarantees 65-75% LTC financing (Clark may introduce favorable financing relationships). The sponsor contributes 10-20% of the required equity, and all equity accrues an 8-10% preferred return. Once all equity and preferred return are distributed and any applicable waterfall hurdle met, the sponsor partner is then vested with up to 40% ownership going forward.

Steve Clark

Chairman & CEO

At 18 years old, Steve became the youngest licensed Realtor in Kansas and has since been active in many aspects of the industry. He serves as a board member for Intrust Bank and, previously, as president of the Greater Wichita YMCA and a member of the Kansas Board of Regents. He was recognized as the 2012 Outstanding National Volunteer Fundraiser and Wichita’s 2015 Uncommon Citizen. Steve is a supporter of Wichita State University, where he received a degree in business, an Alumni Achievement Award, a Board of Trustees Award, and, in conjunction with the Kansas CCIM Chapter, a Lifetime Achievement Award. Steve served as a Captain and fighter pilot in the U.S. Air Force and has more than 5,000 hours in the cockpit.

Bob Baker

President

Bob joined the Clark family as the Chief Financial Officer in 1996 and was named president in 2013. He is responsible for structuring partnerships and legal obligations, and he serves as a board member for Clark’s ethanol interests: Cardinal Ethanol and Kansas Ethanol. Prior to Clark, he worked for Ernst & Young in Arkansas and Florida and Donnelly Meiners Jordan Kline in Kansas City. Bob is a Certified Public Accountant (CPA) and Chartered Financial Analyst (CFP). He holds an accounting degree from Emporia State University and studied graduate accounting at Florida Atlantic.

Stephen Clark

Vice President of Development

Stephen is responsible for new business, partner relations, and real estate development. He has overseen more than 4,000,000 square feet of commercial real estate development and over $1 billion in self-storage investments. Prior to Clark, he spent several years in New York City, where he helped develop and manage a large self-storage portfolio. After graduating from Wichita State University with bachelor’s degrees in business and entrepreneurship, Stephen earned a master’s degree in real estate development from Columbia University. He serves on the board of the Wichita Children’s Home, the Wichita State University Center for Real Estate, and is a member of the Forbes Real Estate Council.

Jared Kennedy

Controller

Jared joined Clark in 2015. He is responsible for daily operational accounting, construction accounting, and financial reporting. Prior to Clark, he spent five years as a senior financial analyst at Textron Aviation, where he was responsible for cash forecasting and reporting commercial unit sales revenue as well as pre-owned inventory management, revenue recognition, and unit delivery forecasting. He also worked for a real estate development company in Kansas City, overseeing all accounting and financial reporting functions for urban residential development projects. Jared received a business administration degree with emphasis in finance, accounting, management, and IT from Emporia State University.

Curtis Gibson

Investment Analyst

Curtis joined Clark in 2017. He is responsible for analyzing and managing new investment opportunities. Prior to Clark, Curtis worked as a treasury accountant for Koch Industries, managing foreign exchange, cash, and paper commodity positions. Prior to Koch, Curtis worked for a commercial real estate appraisal and brokerage company. Curtis graduated from Wichita State University with a bachelor’s degree in entrepreneurship with an emphasis in real estate and a Master of Business Administration degree with a concentration in finance. He and his family are involved in the River Community Church and the Ninnescah Sailing Association.

Scott Holder

Project Manager

Scott joined Clark in 2018. He is responsible for overseeing pre-construction and construction for various development projects throughout the United States. Scott has worked as a project/safety engineer and vice president of construction for two national construction and development firms. Prior to Clark, Scott spent 11 years in the assisted living and memory care industry, where he oversaw the development, construction, and asset management of over 30 projects in five states. He is a member of the Rotary Club of East Wichita, where he served as president from 2017-2018. Scott is a graduate of Kansas State University.
