  • Buy stamp papers depending on the registration charges and stamp duty calculated based on the current rate
  • Find the closest authorised franking agent. Usually, post offices and public sector banks are responsible for these processes.
  • The property details and agreement will be disclosed in an authorised centre. Once the documents are verified, an adhesive stamp will be applied on the original sale deed or agreement document in a franking machine.
  • Once the payment for the stamp duty has been made, the sub-registrar will verify and sign the documents. These papers will also be signed by the concerned parties.

What is a possession certificate, and why is it needed in Kerala?

E-stamping facility and increase in stamp duty charges

According to an order issued by the Kerala Revenue Department effective April 1, 2023, citizens will be able to register property documents of any sum through e-stamping in Kerala. However, it will not be possible to use the facility for court fee stamps. E-stamps refer to computer-generated mode of paying non-judicial stamp duty instead of conventional stamp papers. Earlier, e-stamping was made mandatory by the Kerala government only when the stamp duty exceeded Rs 1 lakh. Now, licensed vendors will be able to carry out e-stamping even if the stamp duty is less than Rs 1 lakh.
