Competitively located private havens
Consisting of several golf courses flanked by multiple subdivisions, some of which are gated, Sun Lakes is ideally and masterfully designed to accommodate its residents' primary desires. Mostly retirement-age buyers come seeking and certainly find a slower-paced and semi-private community that prefers convenience over being in the heat of the action. Melissa Rush, broker and owner of Rush & Associates Realty, says, "One of the best aspects of Sun Lakes is simply its location in South Chandler." Still, its location is by no means isolated, though somewhat remote and comfortably buffered from the buzz of Chandler. With ample recreation opportunities to embrace an active, club-bound lifestyle, plus retail of its own and some more just beyond its edges, Sun Lakes is among the southeastern Valley's premiere adult communities.
Mediterranean, midcentury and modern master planning
The five country club communities that make up Sun Lakes are mostly uniform in their designs, featuring tall palms casting shade over long, curving streets that encircle small lakes and a central community space and clubhouse. Sun Lakes' desert stylings continuously spill over into the xeriscaped yards of residents, yet each subdivision also offers a touch of uniqueness in its home designs. Sun Lakes Country Club offers a predominance of single-story ranchers with a midcentury motif, while its neighbor of Cottonwood Country Club is packed with Mediterranean designs. There are even some flat-roofed Usonian designs in Ironwood with floor-to-ceiling windows. But despite what seems to be luxury from the outside, homes in Sun Lakes are generally modest. Although considered by some to be the area's premiere master-planned subdivisions, Sun Lakes still boasts prices on par with the rest of Maricopa County. Most sell between $400,000 and $550,000, but million-dollar homes are found in Sun Lakes, too, as are properties for lower buy-in.
A theatrical 'yes-and' community
The community centers of Sun Lakes' subdivisions are frequent sites for events, such as trivia and karaoke nights at Sun Lakes Country Club or date nights with piano performances at IronOaks Taphouse. When in need of a chuckle, the Sun Lakes Community Theatre hosts frequent improvisational comedy showcases, sometimes at local schools.
Club amenities with member prioritization
The club design of Sun Lakes affords residents with a myriad of recreational opportunities, whether it’s a morning walk on paved walking paths or a tennis match with neighbors. A few green spaces also dot the area, such as Oasis Park in Sun Lakes Country Club and the Field of Dreams Senior Softball Center. Residents can cool off at community pools or head inside their community centers to engage in billiards, group fitness classes or bingo. And, of course, there are multiple 18-hole golfing courses to choose from. Ironwood Golf Club and Oakwood Golf Course are both open to the public, but homeowners get preferred reservations for tee times. Other unique community amenities include The Cottonwood Country Club's seven dedicated pickleball courts and six catch-and-release fishing lakes.
Bashas', Biscuits and big box retailers
Sun Lakes' location in Chandler's southernmost edges "gives proximity to the freeway and restaurants, as well as all of the activities available and nearby," says Rush. Of course, residents can remain in their communities for an evening by visiting their clubs, all of which contain an eatery of some kind. However, there is also retail activity at Sun Lakes' center on Riggs Road and on its outlying roads. For a “tastes like grandma’s” breakfast and lunch, a location for Biscuits offers a place to start the day with heaping biscuits and gravy. Several more dining options and shops can be found along Riggs Road, including fresh produce and other groceries from Bashas’. Further east, where Riggs Road intersects with Arizona Avenue, even more chain restaurants and big box stores can be found.
All schools A-rated
The few students of Sun Lakes attend the Chandler Unified School District and attend schools that all earn Niche grades of A or higher. Young students begin at Jacobson Elementary before moving up to Bogle Junior High. Students then finish at Hamilton High School, benefiting from Niche's 22nd-best public high school in Arizona for college prep.
Close to Interstate 10
With most residential streets needing a sidewalk and no public transportation of any kind, many residents rely on a vehicle to get around. Sun Lakes is conveniently located next to Interstate 10, which can be taken directly to Phoenix and Tucson.
Things to consider
All communities in Sun Lakes are under the leadership of homeowner's associations. Fees tend to range between $1,350 and $1,950 annually, and each enforces its own set of rules that owners should familiarize themselves with.
