Hyderabad property owners are subject to property tax payments to the Greater Hyderabad Municipal Corporation (GHMC) every year. This money is used by the municipal body to support better public services in Hyderabad. As a guideline for collecting property tax in Hyderabad, the GHMC uses an annual rental value and adopts a slab rate for residential properties.
Each taxpayer shall have a property tax Identification Number (PTIN) for each property. Old PTIN No is a four-digit number, and the new PTIN is a ten-digit number. Based on the PTIN number, the GHMC website will display the payment amount on the screen.
If you plan to renovate or add to the house at some point, the property tax payable will rise and be assessed according to the current dorm rate. However, it will remain the same PTIN and house number. You should notify the Deputy Commissioner directly to re-evaluate the property tax.

Pay Telangana Property Tax Online/Offline
The payment of property tax in Telangana can be made online or offline. Below mentioned steps can be followed for an easy process.Online Payment process
- Go to the GHMC website online payment portal.
- Fill in your Unique PTIN and tap on the ‘Know Property Tax Dues’ button.
- Check for all the details, such as property tax, arrears, and interest on arrears. You can choose to pay between net banking, credit or debit card.

Offline Payment Process

GHMC Property Tax - Get PTIN
The GHMC has made paying taxes easy through online means. However, to pay the taxes online, you need to have a property tax identification number (PTIN). To get the PTIN number, the taxpayer needs to get their property assessed by the government. The assessment of the property can be done both online and offline.
Online Property Assessment
The online assessment of property can be done by visiting the website ghmc.gov.in. After visiting the website, you will have to fill out the form available for generating a PTIN number. Along with the form, there are a few documents that you need to provide. Follow the steps listed below to make your assessment online.
1. Visit the official GHMC website and click on the search your property tax. 2. OTP will be generated on the successful completion of the mobile number.
3. Fill in the self-assessment form with all the details required. The sale deed and occupancy certificate should be uploaded to the website in PDF format. Tap on the ‘Save’ tab.
After you receive your request, the authority concerned will inspect the land, check the information you provide and measure the property tax at the slab rate. A specific Property Tax Identification Number (PTIN) and a new house number are subsequently given to you.

How to Calculate Telangana Property Tax - Residential Properties
For calculating the residential property tax in Telangana, take note of these steps:
Step 1: Measure the PA (plinth area). PA is the total built-up area that includes all the covered areas, including the garage and balconies.
Step 2: Determine or evaluate the present rent-per-square-foot in the market for similar properties in the area. However, if you have rented the property, consider the rent-per-square-foot as mentioned in the rental agreement. This value is called the MRV (monthly rental value) per square foot.
Step 3: Then calculate your residential property’s tax in Telangana using this formula:
= PA x MRV (per sq. ft) x 12 x (0.17 - 0.30) as per the table given above - 10% depreciation + 8% library cess.
How to Calculate Telangana Property Tax - Commercial Properties
For calculating the commercial property tax in Telangana, take note of these steps:

Note: Hoardings/cellular towers and ATMs are taxed as commercial property in Telangana at the maximum with a monthly rent of Rs.50 and Rs.70 per square foot, respectively.
