Lat-Long Coordinates on the BBMP Property Tax Website is Now Optional
April 8, 2024: The BBMP authorities have made entering the latitude and longitude coordinates optional on the property tax website. Earlier, the BBMP launched the option to ensure that the property tax payment is made for the exact property.
However, several people are facing challenges while paying their property taxes as they are not aware of the latitude and longitude of the property. Due to this most people were entering incorrect latitude and longitude details just to complete the payment process. Considering that several people are facing challenges with this the officials have decided not to make it mandatory but the feature will remain.
The BBMP also didn’t make any announcement to the general public regarding enforcing the feature on the property tax website. It was on Friday evening that people found that the option had been made mandatory for paying the property taxes.
No Property Tax Revision for Bangalore in 2024-25
March 26, 2024: The Karnataka state government has ruled out property tax revision in Bangalore for FY 2024-25. The government also announced that the levy computation method adopted in 2016 will remain applicable.
The clarification was announced after the government announced that it would implement a new property tax computation method based on guidance value from April 1, 2024, sharply raising the levy spectre.
The Deputy Chief Minister, DK Shivakumar, rubbished the above-mentioned information, stating it was untrue and rumourous. He announced through his social media handle that no such change is being planned for Bangalore property tax rates in 2024-25. With no planned hike, the property tax rates will remain the same as in 2016.
Following Shivkumar’s social media post, the BBMP Chief Minister said that the city police department will take legal action against those who post fake news and spread it on the internet.

BBMP property tax 2024 is a direct tax imposed by the Karnataka State Government and collected through local bodies. It is primarily levied on real estate, which also includes vacant land. BBMP property tax collection is done both online and offline. BBMP Property Tax 2024 Payment Timeline
BBMP property tax is paid annually. BBMP property tax payment cycle starts from April every year and ends in March month of the following year and must be paid by April 30th of the following year. For the year last FY, BBMP had extended a 5% in BBMP property tax rebate till May 31st due to the Coronavirus pandemic.
The 5% rebate in BBMP property tax online is offered to people who pay their taxes in one instalment within the due date. In case of delay in BBMP property tax payment, an interest of 2% per month is charged. The BBMP property tax can also be paid in two installments without rebates and interest.

BBMP Property Tax Forms
The taxpayers can pay BBMP property tax in both online or offline modes. At present, six forms are used to pay property tax in Bangalore. Here are the details:

Form 1 – It is applicable for properties with Property Identification Number (PID). PID is a unique 15-digit number assigned to each property which is a combination of the ward number, street number, and plot number.

BBMP to Get New Property Tax Collection System from April 1, 2024, Taxes are Expected to Increase around 6.7% to 8.2%
The Deputy Chief Minister announced the introduction of a new property tax system in BBMP from April 1, 2024. The new property tax system will be based on the current Guidance Value. The current BBMP property tax system that is being followed is based on the Unit Area Value (UAV).
With the implementation of the new BBMP Property tax system the property taxes are expected to increase around 6.7% to 8.2%. For residential property the taxes are anticipated to increase by 6.7%, 6.5% for commercial properties, 5.3% for industrial properties, and 8.2% increase for vacant land.
Current Property Tax Method - UAV
Based on the UAV system the city was divided into six major zones and 18 different property categories. The UAV method was implemented in 2008. The tax rate is also varying and is calculated on the then Guidance value.
The varying tax rate and an overlap in the property categories often led to incorrect property tax calculations, as it involved a lot of discretion on the part of the officials.
New Property Tax System - Property Guidance Value
Over the years the Guidance Values of the properties have changed significantly. Thus, the new property tax is based on the individual property tax value. The new system is more fair, rational, and simple. Implementation of the new system will also eliminate the need for filling 7 Forms for Property Returns.
Under the new system, the citizen will have to input the following information, and the system will calculate the property tax on its own:
- Area of the Plot or Land
- Built-up Area
- Use Factor or the Use of the Property
Based on these factors and the current Guidance Value applicable to the property, the property tax will be calculated.
There is also a cap of 10% that has been fixed on the increase of the property tax per year. In addition, the government is planning to launch a One-Time Settlement Scheme for tax defaulters who have not paid property tax to date.

Bangalore Citizens Can Avail 5% Rebate on BBMP Property Tax Till July 31
March 15, 2024: Homeowners in Bangalore can now avail of a rebate of 5 per cent on BBMP property tax till July 31. A 5 per cent tax rebate is offered to those who pay the property taxes before the last date. Usually, the discount is offered for the first two months, but the date has been extended to July. BBMP (Bruhat Bengaluru Mahanagara Palike) has to collect a property tax worth Rs 3800 crore for the financial year 2024-25. This decision has been taken anticipating the start of the Model Code of Conduct before the General elections.
One of the BBMP officials said that the authority will compute the property tax using a self-assessment scheme because the government has not given any notification on the guidance value-based property tax system. The new system is not yet implemented because many people have shown their concerns about it.
BBMP Launches Tax-First, Khata-Later Scheme For Property Tax Payers Who Do Not Have Khata Number
March 14, 2024: On Monday, March 11, BBMP launched Tax - the First Khata-Later Scheme for residents and taxpayers who do not have a Khata number. It also applies to those waiting for their 'A' Khata and 'B' Khata.
The scheme is launched under Section 144 of the BBMP Act. Several property owners can pay their property taxes through this scheme while benefiting from the One Time Settlement Scheme (OTS). The current OTS is offering a waiver on interest and other charges till July 31, 2024.
To make this possible, the government is launching an online portal where taxpayers can register their properties under the tax register. The system will allocate a temporary property number to each taxpayer's property. The taxpayers can submit the online application for this after March 20, 2024 at bbmptax.karnataka.gov.in
To generate the temporary tax number the taxpayer will have to enter the mobile number in the system, identify themselves through the adhaar card, Upload their property photos, GPS location, registration deed, and other property documents.
The taxpayers can also approach the local assistant revenue officers to enter their property details in the system.
