Think again...THE REAL Blackbear

The secretaries in the office are something else and I don’t mean legit. At one point I had 3 separate water leaks raining into my bathroom, pouring into my hallway from my water heater, and showering down from the washer and dryer room ceiling. Sometimes simultaneously. This went in TWO MONTHS but I had paid a deposit and first month so what could, not many options when your stuck like Chuck. The leaks happened daily... nightly.... all the time. They NEVER discounted my rent AT ALL for the... inconvenience of having to pee in my sink on more than a handful of occasions. They even snickered when I asked about reimbursement for the 5 HUGE INDUSTRIAL VERY LOUD fans they ran on MY electric bill for A MONTH STRAIGHT. I did, however, end up with a pet permit sticker on my door and I was like well look at that they did compensate me for something! As small as the gesture, I was pleased. But no wait, turns out the women in the office were just “holding” the fee, unbeknownst to me. So the sticker (worth $120) showed up on my door early summer , fast forward to today DEC 9.... SIX MONTHS LATER... I put in 12 MUCH DELAYED work orders and you will never guess what I got! A bill for the dog permit sticker on the same day WHAT ARE THE ODDS . The work orders included me asking them to complete the drywall work they started in my apartment in MAY, the plywood access they screwed to my hallway ceiling back in MAY that wasn’t completed, sliding track doors that maintenance said they would fix in JUNE, an order asking them to finish installing a screen that has never even been attached to my patio door that they left sitting there in AUGUST. (when I realized I was even suppose to have one) another order was because the lobby smelled like death and another asking them to finish repairing the carpet right outside my door, the tack strips have been showing for weeks. Like come on, now they mad I am asking them to FINISH stuff and want the dog fee??? Ok u got it. But Im done with these little games. What it really is like is the pool was open 3 weeks before it turned green and closed the rest of the year. The dog park is merely a 12x12 fenced box. The sidewalks are not complete. The office staff is petty. The maintenance men are cool.... they have been nice every one of the 1624 times they have been to my apartment in the last 8 months. Them office maids gonna have to STAY big mad, cause I still have 6 more work orders to put in!!!???????

Nice Place to Live

I am a current resident and have been a resident here for 21 yrs really appreciate the current office staff.. They're working very hard to make some needed improvements here. We recently had a meeting with the current office staff and security which I felt was very informative. Some unresolved issues that I experienced prior to the new management taking over have been resolved. I hope to continue to make this property my home. Thank You Carla, Sasha, Brian and Staff

negative 5.....

If I could give this place a negative 5 stars I would. Recently purchased by a new company that claims the apartments are now renovated....But in reality have only replaced a few cosmetics and taken some well planned pictures...
To start with the outside of the apartments the pool hasn't been usable in years and other than when they go to take a pictures is more often than not disgusting. The playground is often damaged and flooded by the nearby creek. Not to mention littered with drug...
paraphernalia , which can also be found in the common areas such as the hallways,laundry rooms and parking lot. The buildings themselves have rotting balcony floors underneath, security doors that don't lock with door buzzers that don't work for multiple reasons and many other things..
Once inside if you walk down to the laundry rooms you will find that more often that not the machines don't work. The pipes/drains are damaged, filled with mold and many other nasty things and the fire detectors are constantly down. you will also see damaged walls and wet carpets from pipes that are constantly clogged or leaking.
Inside the apartments themselves the pipes are in the same condition causing damage to the kitchens and bathrooms constantly....The heater/ac units inside the apartments are old and falling apart with damaged vents inside the walls, AC units that constantly leak and barely due the job..Not to mention the high electric bills you will have if you choose to use them. They have replaced a few windows, but only the glass and not fixed the real problem which is the framing.. you will also find that electrical outlets constantly break ..and that is only a few of the problems...I've also found that the maintenance crew doesn't really know what they're doing.

Great Community

I was once a long-term resident (moved out after 4 yrs.) Erin (if she's still there) is VERY friendly/helpful. It is a generally quiet neighborhood located just outside of Addison. Not the fanciest, but for the pricing and peace of mind you cannot ask for better! The maintenance technicians are great also! Long term residents are friendly also.

Black Bear Creek Apartments

I just moved out, this complex has a reoccurring bedbug problem and a really bossy office staff. Not to mention they can't keep their staff. The neighborhood is in a good location -food, shopping, and college nearby-, but the neighbors here are so loud. Would NOT recommend it, and check with neighbors about bugs before you move in!
