About 5 miles north of downtown Stockton, the suburb of Lincoln Village sits in California’s Central Valley, surrounding leaf-shaped lakes, and “sandwiched between two main off-ramps,” says Megan Blackwell, Chief Marketing and Growth Officer for Amen Real Estate, “providing easy access to shops, restaurants and the area’s great schools.” This quiet, walkable community of over 46,000 residents enjoys proximity to the San Joaquin River and greenspaces for active lifestyles, as well as plenty of transportation options; commuters work in either Sacramento or the San Francisco Bay Area, while others are employed at the neighborhood’s University of the Pacific, or one of many nearby medical centers. Here, residents aren’t far from event venues for popular annual festivals, arenas or ballparks.

Ranch- and Craftsman-style homes near greenspaces and lakes

Set along wide, sidewalk-lined streets, many homes in Lincoln Village border parks or one of the leaf-shaped lakes, featuring mulch-packed foundations lined with stone; rows of shrubbery or mature oak and desert willow trees adorn front yards, and driveways lead to two-car garages. To the east, up to three-bedroom ranch-style homes and bungalows built between the 1950s and early-1970s range from $350,000 to $500,000, separated by wooden fences, while to the west, ranch- and Craftsman-style lakefront property homes sell between $550,000 and $750,000. These have up to five bedrooms and brick or vinyl exteriors with well-manicured lawns, and a few Spanish Revival-style estates on Meadow Lake average $1.1 million.

Career tech education at Lincoln Unified district schools

Students can attend Lincoln Unified district schools like Lincoln Elementary, which earns a C-plus from Niche, then continue to B-rated Sierra Middle. Students at A-minus-rated Lincoln High can apply to join the Engineering Construction Academy, where they’ll receive industry validated certificates and a four-year Career Technical Education digital portfolio, preparing them for construction industry jobs. Toward the east, A-rated St. Mary’s High, a college preparatory school, is ranked as the number one Best Private High School in Stockton.

Neighborhood greenspaces for sports, dogs and swimmers

Bordering Quail Lake to the west, 10-acre Atherton Park offers space for a pick-up baseball game or tennis match, and kids can get some exercise on the playground, while dog owners play fetch with their furry friends at the Barkleyville Dog Park just west of I-5. Roughly 2 miles east, locals beat the heat at Sherwood Park’s community pool, or book an early tee-time at the 27-hole Swenson Park Golf Course to the northwest, known for its 200-year-old oak trees lining the green, before joining their kids’ junior lessons. For river access, boaters and kayakers launch from the River Pointe Landing Marina further west.

Steaks, burgers and an Italian-focused grocer

Restaurants along Pacific Avenue and March Lane range from formal to more casual eateries. At Market Tavern, diners can indulge in wood fired steak with grilled broccoli and wine in leather-backed booths, or sip a hand-crafted cocktail at the bar. Toward the north, Lincoln Villagers hit up Squeeze Burger and Brew, known for their skirt burger drenched in a ring of cheese, or Dave Wong’s Restaurant and Deli just west of I-5. “Wong’s has the best fried chicken and Chinese food,” says Blackwell. “Every time I go through the area, I have to stop and order, and there’s usually a line of people waiting.” Shoppers head to the Lincoln Center mall about a mile north for department stores like McCaulou’s and fresh produce at Podesto’s, an “elevated Italian-focused grocer comparable to Whole Foods,” says Kinzi Alves, realtor with California Elite Realty, or make a pit-stop at Safeway.

Musical festivities, yachting and sports

Stockton’s downtown Main Street Market pops up from April to July, where music lovers dance to Latin and Reggae bands and local vendors sell hand-made crafts; food trucks are also on-site here. In August, the Weber Point Event Center 5 miles south hosts the Annual Jazz Festival, featuring local and nationally known artists, and is so popular that boaters dock at the nearby marina to listen. While yacht club members enjoy cruising the river, others “go to the Adventist Health Arena for hockey games and concerts, as well as the next-door Banner Island Ballpark for baseball games,” says Alves.

Travel by wheels, rails or on foot

Neighborhood shops, restaurants and outdoor spaces are accessible via March Lane and Pacific Avenue, while North Eldorado Street leads 5 miles south to downtown. Residents can travel the roughly 45 miles north to Sacramento via Interstate 5, where “rush hour isn’t too bad because I-5 has more lanes, so traffic moves pretty smoothly,” says Blackwell. San Joaquin Rapid Transit buses make stops along Quail Lakes Drive, and Amtrak carries passengers further north and south from the Robert J. Cabral station; bike lanes and sidewalks zigzag through the University of the Pacific’s campus, and border most streets. "Stockton also has its own airport, Stockton Metropolitan, which offers more affordable flights through Allegiant Airlines," says Alves, and the Dignity Health St. Joseph’s Medical Center is southeast.
