Grant is the CEO of Tract. He remains President of the van Rooyen Group, which manages the assets of the van Rooyen family. He is also the President of the van Rooyen Family Foundation which does charitable work globally. Before Tract, Grant established Cologix in 2010, which was sold to Stonepeak. Grant has either built, sold, or owns interests in and actively contributes to MedOne (Israel), Teraco (South Africa), Bluewave, CPG, vR Hospitality, L5 Capital Partners, Communications Realty Investments, vR OZ Partners, and IX Investments. Before his entrepreneurial endeavors, he was with Level 3 Communications for 10 years as President of Content Markets. Born and raised in South Africa, he has lived and worked in Australia, Japan, the UK, and the US. Grant and Laura are raising four children together. He studied economics and finance in Australia and Japanese in Japan.

Jessica Bennett is responsible for managing all of Tract's legal functions and relationships, including governance, compliance, land matters and contract negotiation. Jessica brings 15+ years of experience in a combination of the real estate and digital infrastructure spaces. Most recently, Jessica was the General Counsel of data center company, Cologix, where she was responsible for all Cologix legal matters relating to governance (including from an ESG perspective), M&A, debt financing, sales, leasing, real property acquisition, construction and development, network development, and supplier engagement. Prior to Cologix, Jessica was an attorney in the real estate group of Sidley Austin LLP in New York, and then Brownstein Hyatt Farber Shreck, LLP in Denver. Jessica is a dog lover and avid skier and she lives in Denver, CO.

Jeffrey Cox brings to Tract almost 40 years of cloud, carrier, and enterprise infrastructure and networking experience leading the design and architecture of some of the largest IT infrastructures ever built. His most recent roles include the GM of Infrastructure Planning and Partner Network Architect for Microsoft’s cloud infrastructure over the last 11 years. Jeff is married with two adult children and enjoys outdoor activities including hiking, biking, farming, and fishing.

Heidi is responsible for overseeing the execution of Tract’s strategic and tactical initiatives and the day-to-day administration of the company. Heidi has worked in the digital infrastructure space for the last twelve years, first as the Chief Administrative Officer, General Counsel & Secretary of Cologix, Inc. and later as the General Counsel of van Rooyen Group, LLC. She sits on the LPACs of L5 Capital Partners Funds I and II, Board of Directors of L5 Be Well, LLC and is Vice President of the van Rooyen Family Foundation. Heidi started her career in 1999 as a member of Paul, Weiss, Rifkind, Wharton & Garrison’s Mergers & Acquisitions practice group. She lives in Miami, FL with her husband and two teenage boys.

Mary Lynn Eubanks is responsible for overseeing fundraising and limited partner relationships for Tract. She joined Tract from Blackstone, where she spent the last 18 years raising capital and building relationships with institutional investors across real assets and credit. Most recently, Mary Lynn was Head of Institutional Client Solutions for Blackstone Infrastructure Partners, where she was responsible for leading business strategy and client engagement with institutions. Prior to Infrastructure, she spent 14 years with Blackstone Credit, raising capital and managing relationships across private and public credit. Mary Lynn started her career in investment banking at Merrill Lynch and Credit Suisse. Mary Lynn lives in Rye, New York with her husband and their three kids.

Nat Sahlstrom leads the Tract Energy Team and is responsible for the creation and execution of Tract's Energy Strategy. Prior to joining Tract, Nat spent over 12 years leading Amazon's Global Energy, Water, and Sustainability teams, where he built Amazon's energy business into the world's largest corporate buyer of renewable energy with over 28GW of utility-scale energy projects around the world. He has delivered GWs of energy infrastructure globally to support data center growth and operations. Earlier in his career, he served in business development and project finance roles in the LNG industry and in public policy consulting. Nat lives in Seattle, Washington, with his wife and three young children, where he enjoys tennis, road cycling, tabletop games, and camping with his family.

Matt is responsible for the technical infrastructure strategy managing the teams responsible for the technical infrastructure engineering and development of all Tract sites. Matt brings to Tract 35+ years of experience engineering, constructing and operating telecommunications, data networking and digital data center infrastructure. His most recent role was Chief Technology Officer at the data center company Cologix, where he was responsible for all aspects of engineering, constructing, and operating the data centers. Matt enjoys the Colorado outdoors, hiking, backpacking, kayaking, and mountain biking with his family.

Todd is the Chief Financial Officer of Tract. Todd brings 20+ years of comprehensive finance experience with deep expertise in strategic planning, financial planning and analysis, capital markets, treasury, and corporate development. Throughout his career working in growth businesses, he has executed over $15 billion of capital markets transactions--public, including IPO, private equity, venture capital--and multiple M&A transactions. Before joining Tract, Todd was most recently CFO at Intrado Life and Safety, which was successfully sold in a $2.4 billion private equity transaction in January 2023. Before that, Todd was CFO at TeamSnap, which he also helped lead to a successful private equity exit. Todd lives in Colorado, where he enjoys hiking, skiing, mountain biking, and traveling with his family.

Graham is responsible for overall investment strategy and manages teams responsible for selection, acquisition, and horizontal development of all Tract sites. Graham brings to Tract 20+ years of experience building, productizing and operating digital infrastructure. His most recent role was Chief Operating Officer at the data center company Cologix, where he was responsible for operations, construction and commercial management. Graham is an avid fisherman. He lives in Denver, CO with his family.

Keely is a land use and development attorney with deep experience in local government, serving as the Deputy County Attorney for Summit County, Colorado for the last three years and an Assistant County Attorney for ten years prior to that. Keely has advised local government officials and staff on all manner of land use, zoning, and development projects. In addition, she has represented Summit County in a variety of public-private development partnerships, including the groundbreaking affordable housing effort currently underway in Summit County between the United States Forest Service, the Town of Dillon, Summit County, and development company Servitas. Keely has been instrumental in drafting key pieces of legislation for the State of Colorado in the areas of zoning, land use, and business licensing, and has testified before the Colorado legislature in support of those efforts. She lives with her husband in Breckenridge, Colorado, and enjoys skiing, mountain biking, traveling, and hiking with her dog.

As Vice President of Land Development, Kevin is responsible for technical infrastructure and land development across all Tract sites.  He has spent the past 15+ years in land development, starting as a California licensed Civil Engineer and spending the last 6+ years in enterprise Data Center campus development.  Most recently, Kevin was the Head of Land Development at Meta, where he managed a team responsible for all aspects of development for Meta’s Data Center fleet around the nation.  Kevin lives in Marin County, CA with his wife and 2 daughters, where he enjoys playing and watching sports, as well as outdoor activities, especially fishing.

As Vice President of Utility Development, Dennis is responsible for coordinating power supply infrastructure and utility contracts on behalf of Tract. Dennis has spent the last 15+ years in engineering, construction, and energy. Most recently, Dennis held the role of Energy Manager at Meta, where he supported the full lifecycle of energy needs for Meta’s enterprise fleet of data centers. In 6+ years at Meta, he led over 1GW+ of new load interconnection, held responsibility for green tariff arrangements representing $2B+ in OpEx commitment, and led various energy technology and reliability projects. Dennis is a California-licensed Mechanical Engineer with a Master of Business Administration and a Master of Environmental Management from Duke University. Dennis is located in the Bay Area of California and in his free time, enjoys spending time with his young family and participating in active outdoor adventures, including skiing, mountain biking, sailing, and backpacking.

Dan is responsible for managing the horizontal development of Tract sites. With 10 years of civil engineering and land development experience, Dan brings a wealth of knowledge related to due diligence, site selection, entitlements and design. Prior to joining Tract, Dan was a Project Manager with the civil engineering firm Kimley-Horn where he provided civil design and entitlement services for a broad range of projects located throughout the country. Dan is an avid road cyclist, snowboarder and pilot. He lives in Golden, CO with his family.

Sam Bishop brings two decades of urban planning experience to Tract with a focus on land use entitlements. He began his career in the private sector providing community development services through public-private partnerships to newly incorporated municipalities. Most recently, Sam served as the Community Development Director for the City of Castle Pines, CO, where he navigated complex land use proposals, led community engagement efforts, and collaborated with diverse stakeholders pursuing land use entitlements. Sam is passionate about all aspects of real estate and development. He is a member of the American Institute of Certified Planners (AICP) and recipient of a Master of Urban and Regional Planning from the University of Colorado at Denver. Sam lives in Denver with his wife and daughter. They love to travel, cook, and spend time outdoors with their dog Leo.

John is responsible for the Company’s legal functions. He brings to Tract 25 years of experience in real estate, land use and development, construction, telecommunications, and government affairs. John worked as the first General Counsel of Cologix, and as Corporate Counsel for Level 3 Communications. He served as an aide to a member of the U.S. House of Representatives, as an attorney in the Office of United States Trade Representative, and as a law clerk for the U.S. Court of International Trade and the U.S. District Court for the District of Connecticut. John has testified before the U.S. Senate Committee on Energy and Natural Resources on the 1872 General Mining Law. He was most recently with the real estate law firm in Aspen, Garfield & Hecht, P.C. When not spending time with his partner Desiree and two young boys Bear and Bruin, John enjoys skiing, mountain biking and ice climbing. John and his family reside in Basalt, Colorado.

Tyler leverages geospatial data and tools to give Tract the lead on identifying land opportunities. He brings years of experience in location based comparative analysis to the team, most recently from Colliers Site Selection where he helped industrial users find the right site to build new operations through detailed quantitative and qualitative analysis on suitability and infrastructure. As a photographer and licensed drone pilot he enjoys making high quality visual resources to connect desktop analysis to the real world.

Jacob focuses on Tract's land strategy, which involves site selection and acquisition for development. He has 7+ years of investing and real estate experience. Prior to Tract, Jacob was the Director of investments at The Broe Group, responsible for the evaluation and execution of investments across real estate, infrastructure, transportation, logistics, and energy. He began his career at HFF focusing on commercial real estate capital markets. Jacob holds a B.A. from the University of Pennsylvania where he was a member of the men's lacrosse team. In his free time he enjoys golf, skiing, and squash. 

Nam is a Land Strategy & Investment Sr. Analyst at Tract, where he is responsible for market research, financial analysis, and due diligence in support of Tract’s site selection and acquisitions. He began his career in industrial real estate investments, with his most recent role at Legacy Investing, a Washington D.C.-based private equity real estate firm. He graduated with a Dual Degree in Business and Global Affairs from Georgetown University. Originally from Hanoi, Vietnam, Nam now lives in Denver, CO and enjoys camping, skiing, and collecting vinyl records.

Adam Davis is a University of Georgia graduate and Texas licensed Civil Engineer with 7 years of experience in land development. He specializes in the site planning, grading, and stormwater design of large-scale developments. He previously worked with Kimley-Horn where he oversaw the due diligence, entitlements, design, and construction of thousands of single-family lots in Central Texas.
Adam lives in Austin, Texas with his wife, Regan, and golden retriever, Milo. He loves to ski, golf, and explore the great outdoors.

Kristin Dean, AICP is a professional land use planner with over two decades of entitlement experience. Her career spans work in both public and private sectors. Most recently, Kristin was a Senior Associate Consultant at Norris Design in Denver, CO where she was responsible for leading clients through complex entitlement processes and logistics ranging from large-scale urban mixed-use developments to new construction of affordable housing communities.

Kristin has a Master’s in Urban and Environmental Planning from the University of Virginia. She holds a high passion for emerging sustainability technology, trends, and initiatives.  Kristin lives in Louisville, CO with her family, where they enjoy the great outdoors! 

Adam focuses on defining and executing Tract’s long-term energy strategy to support current and future Tract sites. He has 10+ years of experience in strategy and corporate development in the technology and telecom sectors – as both a consultant at BCG and within operating companies. Most recently, he led Koch Disruptive Technology’s computing and connectivity theme, where he invested in teams across communications technology, digital infrastructure, and enterprise software. He lives with his wife and their two kids in Atlanta. While he is an avid soccer dad and recognizes their practical value, he continues to resist purchasing a minivan. 

Josh Gore is A Professional Land Surveyor with 19 Years of Land Surveying and Land Development experience. His expertise spans various significant projects, with notable involvement in the Salt Lake International Airport Redevelopment Project. Over the course of his career, he has contributed to numerous large-scale development endeavors, showcasing his proficiency in diverse areas such as right-of-way surveying for transmission lines, roadways, and other public infrastructure.

Before becoming part of Tract, Josh held the position of Project Manager at Great Basin Engineering. During his tenure there, he specialized in subdivisions and ALTA/NSPS surveys, demonstrating his comprehensive understanding of these crucial aspects of land development.

Josh resides in Utah alongside his wife, Jennifer, and their three young children where they enjoy the outdoors and everything that Utah has to offer.

Bela Gupta is responsible for setting the enterprise IT strategy and developing the processes and systems for Tract. Bela is an experienced business and technology leader with 20+ years of proven success in high-tech, manufacturing, and enterprise SAAS industries. Before Tract, Bela worked at TATA, Oracle, Seagate, and 8x8, where she left a legacy of successful execution of large-scale technology-enabled business transformations and IT re-engineering efforts with measurable outcomes. Bela is a native of Santa Cruz, CA, living with her husband, two children, and two furries.

Matthew has eight years of experience in real estate accounting. He graduated from the Kelley School of Business at Indiana University in 2012 with a BS degree. In his free time, he is passionate about music and enjoys exploring new genres and composing his own music.

Kelsey is a passionate administrator focused on administrative duties and providing extensive support to Executives. She firmly commits to the business goals and the vision of the executives she supports. Kelsey has over ten years of experience in this position at Cologix, Inc and van Rooyen Group, LLC, while also performing the role of human resources. She currently lives in Golden, Colorado, with her husband and two sons. They are huge Ohio State Buckeye fans. "O-H!" In addition, she is deeply involved in her local community, having served as a Jefferson County Planning & Zoning Commissioner for two terms.

Sharon is responsible for Tract’s land strategy and manages a team responsible for selection and acquisition of all Tract sites.  Sharon brings to Tract 10+ years of experience investing in and building digital infrastructure.  Her most recent role was Vice President at Columbia Capital, where she worked with management teams from thesis generation through company creation, deal negotiation & execution, and strategic M&A.  She currently serves on the board of directors for Groundswell, and previously served on the board for Bandwidth IG and was a board observer for SummitIG. Prior to Columbia, Sharon worked at Goldman Sachs in their TMT investment banking group in New York. Sharon is an avid reader, experimental baker, and novice golfer. She lives in Alexandria, VA with her family.   

Eli is a Manager - Land Strategy at Tract, where he is responsible for market research, financial analysis, and due diligence in support of Tract’s site selection and acquisition. He began his career in management consulting prior to his most recent role as an Associate at Atticus Franchise Group, a private equity firm based in Atlanta, GA. He graduated with a BSBA from the Kenan-Flagler School of Business at the University of North Carolina at Chapel Hill. Originally from North Carolina, Eli lives in Denver, CO and enjoys skiing, playing golf, and live music.

Jason has spent the past 15+ years in the telecommunications and data center sectors, most recently as the Chief Commercial Officer of Deep Edge Realty. Prior to Deep Edge, Jason held various product and finance roles with Zayo, Cologix, DataBank, Integra Telecom, and Liberty Mutual. Jason lives in Golden, CO with his wife and 3 kids and enjoys outdoor activities and recreational sports.

As Senior Construction Manager, Matt is responsible for executing the development of Tract’s sites. Prior to joining Tract, he worked at DPR Construction for 5+ years as a Project Manager specializing in hyperscale campus developments. Most recently, he lead preconstruction and design management for an international data center client account. Matt brings to Tract expertise in collaborative project management, creative problem solving, and a passion for sustainable infrastructure. He currently lives in San Francisco, CA with his wife and cat. In his free time Matt enjoys golfing, skiing, playing music, and film photography.
 
 
 

Coury is a Professional Engineer with 18 years of experience designing and master planning large commercial and industrial developments. Coury graduated from The University of Utah with a BS in Mechanical Engineering. He holds professional licensure in three western states. His most recent role was 10+ years as Principal Engineer with Great Basin Engineering, where he managed large scale commercial developments from design and entitlement through construction completion. Coury lives in Utah with his wife Nicole where they are raising their two children. He is an avid skier, loves the Utah outdoors and spending time with his family at Lake Powell. 

Mitch has been involved in land development for almost a decade. He has experience on both the public and private side, and feels that understanding both perspectives is key to a successful project. Most recently, Mitch was the Director of Acquisitions and Entitlements for Baessler Homes. Mitch received a Bachelor’s degree in Landscape Architecture from Colorado State University, where he was a member of the baseball team. In his free time he enjoys fly fishing, skiing, and mountain biking.

Ivan reports to the Chief Accounting Officer and is responsible for accounting and investor reporting activities. Ivan brings 20+ years of experience in investment accounting and fund administration. His most recent role was Director of Fund Administration at Gen II Fund Services, where he was responsible for the accounting and reporting of a portfolio of Private Equity funds. Before Gen II, Ivan worked at Nuveen Asset Management, TIAA, Great-West Life, and JP Morgan. During his tenure, Ivan accumulated experience in fund accounting, internal controls, investment performance measurement and reporting, product administration, vendor oversight, accounting systems implementation, AR/AP, and financial reporting. He earned a master’s degree from the University of Maine and is a Colorado CPA. Ivan is a voracious reader of history books and a novice fisherman. He lives in Parker, Colorado, with his family. 

Bevin is responsible for budgeting, forecasting and financial analysis in support of operational and strategic decision making throughout the Tract organization. She has over 30 years of experience in an FP&A capacity, which also includes leadership positions in sales commissions, sales operations, construction management and post-acquisition integrations. Prior to joining Tract, Bevin held Vice President of Finance roles at vR Group, Cologix and Level 3 Communications. She is an avid volunteer for the National Multiple Sclerosis Society and can often be seen tandem mountain biking in Golden, CO, where she lives with her husband.

As a seasoned professional with over 10 years of experience in construction management, Dana has established herself as a leader in the data center real estate development business. Her expertise includes overseeing the design and construction of hyperscale data centers, managing program level initiatives for large project portfolios, and coordinating with diverse and distributed teams to ensure project success. In her free time she loves to travel, hike, indoor rock climb, and play some pick-up basketball to relive her college glory days.

Eric is a Senior GIS Developer at Tract, where he is responsible for developing and implementing GIS applications and managing and analyzing spatial data to provide solutions for Tract's projects. With a Masters in GIS and 8 years of professional experience in GIS development, Python, and SQL database management, Eric is passionate about leveraging technology to solve complex problems, automate repetitive tasks, and drive business value. In his free time, Eric enjoys skiing, backpacking, trying out new restaurants, and spending quality time with his family and friends.

Phillip is responsible for the utility infrastructure and energy supply at all Tract sites.  Phillip brings to Tract 30+ years of experience constructing, commissioning and operating power generation, electric distribution and co-location data centers.  Phillip was a director of electrical distribution at Dominion Energy, where he started Dominion Data Center Services to enable massive data center growth in Virginia, and Vice President of Operations at NTT Data Centers, where he led critical facility operations, network operations,EHS, security and energy supply.  Phillip is a veteran of the US Navy and alum of Texas Tech University (BSMET) and the University of Southern California (MBA).  He is an avid mountain biker, crossfitter and Scoutmaster.  He lives in Annandale, Virginia, with his wife, Kim, and three sons.

Chris is a development manager at Tract who is responsible for overseeing the development sites throughout the nation. A land development professional with over 10 years of experience, Chris has worked on a variety of different development projects from conceptual design to entitlements and all the way through construction and closeout. Chris currently lives in Denver and enjoys snowboarding, mountain biking, and cheering on the Colorado Avalanche and Green Bay Packers. 

Isaac is responsible for Tract’s land strategy, which involves site selection and acquisition for development. Since retiring from professional hockey in 2014, Isaac has spent the past decade executing greenfield and acquisitive growth across multiple industries, company stages, and investment strategies. Prior to joining Tract, Isaac held roles in investment banking and various corporate development / finance leadership roles, most recently with Terra CO2 Technology. Isaac lives in Colorado with his wife, Melissa, and two children. He enjoys all the mountain activities, cycling, golfing, fly fishing, and finding adventure with his young family.

Brandon is an accomplished utility professional specializing in energy strategy at Tract, overseeing the vital task of supplying power to newly acquired sites for development.  Before joining Tract, he led the energy strategy and power delivery efforts at Amazon Web Services (AWS) in the AMER (East) region, the largest and fastest-growing region globally. In this role, he spearheaded a team responsible for securing capacity via the execution of electric service agreements and interconnecting AWS data centers to the power grid, ensuring a seamless power supply.  Brandon’s journey in the electric utility sector began at Dominion Energy, where he honed his skills in electric distribution power delivery and data center account management for over a decade.  Brandon earned a Bachelor of Science in electrical engineering from the University of Virginia. Beyond his professional endeavors, he enjoys unwinding by grilling, savoring live music, and cherishing quality time with his family.

I’ve been privileged to live and work in several countries, Canada, USA, Australia, Peru and Chile in many operations and projects with some exceptional people. I started out in my teen years in logging, tree planting, oil rigs and underground mining, then moved into Health, Safety, Environment and Communities management roles, progressing into senior leadership roles in my career, thanks to good opportunities, lots of effort, and some exceptional people giving me guidance and opportunity. I love spending time with my wife and two sons (they’re adults now) and in the outdoors, being near or in lakes, rivers, oceans and mountains. Downhill skiing, hiking, swimming, travelling and even playing Mario Kart are fun at any age! Seeing new places, meeting new people, having new experiences keeps me mentally and physically active, I hope to be a going concern at 100 years old. 

Matthew is a Land Strategy & Investment Associate at Tract, where he is responsible for market research, financial analysis, and due diligence in support of Tract's site selection and acquisitions. He began his career on the debt side of commercial real estate, which he then transitioned to development and acquisitions, with his most recent role at Real Capital Solutions, a Boulder-based private equity real estate firm. He graduated with a BS from Darla Moore School of Business at the University of South Carolina. Hailing from Charlotte, North Carolina, Matthew lives in Denver, CO, and enjoys skiing, pickleball, cars, and hiking.
