Do not trust this builder.
My wife and I purchased a home in NJ which was built on clay and or wet land without the correct drainage. We are unable to walk on either side of our house as the grass is saturated and soft. The catch basin behind our home is swamp , infested with fly's , insects allergy. The fountain is out of order and has been for weeks. The trees planted in the common area behind my house have stagnant water at the bar of the tress.
This is not only a safety hazard it if health hazard. Calls to Toll corporation have gone unanswered. Walt has no answers , no idea on corrective action to remediate the situation.
I will post everyday until I receive a written corrective action

All I have to say is these people are…

All I have to say is these people are the rudest in the industry. I have built with many in Atlanta, Pulte, John Weiland and David Weekly. I walked in a house to look at fixtures etc. the project manager yelled , literally yelled at me to get out of the house, no one e should be in a house during the day. I felt threatened, like, should I call the cops. Bizarre behavior when we are their customers. Guess they don't want to sell homes. When I walked I the other properties, they were glad I was there and wanted to show us around and show off their homes, not berate us, the customers!!

Caution

From day 1 we've had problems with Toll Brothers. Most of the contractors they use are inferior. I have problems that they won't address nor even have the courtesy to return calls.
On top of that I received a Certified letter telling me that there is a lien regarding my house because Toll Brothers didn't pay the drywall company.
Learn from my mistake.

Poor building materials

Poor building materials, Poor building quality and horrible workmanship. We all have our Chimneys leaking and my neighbors get basement flooded event in Light rains. We are so regretting buying a house here and then the HOA keeps increasing every Year. They State Government should take action and stop the HOA or get us money refunded for repairs

Toll builds DIY level homes

Toll builds DIY level homes, but charges a premium. Upper level management cannot be reached when their condescending, rude and uneducated local representatives can’t or won’t fix your problems. The quality of my home is embarrassing and they will under no circumstances stand behind their product. Go with a local builder that knows what they’re doing. These large corporate hacks should be put out of business. Buyer beware!

BUYER BEWARE!!!!!....Anyone looking to purchase a NEW CONSTRUCTION HOME from ANY BUILDER...YOU MUST GET REPRESENTATIONS!!!! The nice sales consultant that comes across as they are your friend/family/colleague, and asking you soft, comfortable and cozy questions works for the BUILDER!!! Once the ink is on the contract is GAME OVER! Make sure you understand all the specs, layout and details. Also, get the option price list BEFORE you make your final decisions. Understand that EVERYTHING in the model is an UPGRADE. The choice is YOURS!

Worst decision I have ever made was buying a home from Toll

Purchased a condominium home in a Toll development in Massachucetts(Regency at Glen Ellen in Millis). So many problems. A/C barely worked on second floor but after every song and dance in the book they refused to resolve the problem. Did a few things like moving the furnace over 8 feet, wider duct work and “balanced system” but never addressed main problem of undersized unit. Today it is set at 70 and temperature is 78. Only 79 degrees outside.
When first moved in they forgot to put any heating ducts in the two first floor bathrooms. After months of waiting finally did a very poor job so that the master bathroom still always cold in the winter.
The list goes on and on.
My advise -stay away from Toll-only in it for the profit. Not a quality company.

Read reviews before doing business

Ww have been dealing with Toll Brothers on a purchase in Coeur d Alene, ID for approximately 6 months. We have found them completely lacking in transparency on their pricing, when questioned about discrepancies non responsive to the level of frustration....and this is from the bottom of their hierarchy to the top, failing to adequately inform us of important changes. Overall a dismall experience leaving us wishing we'd purchased elsewhere.

Just hitting my 1 year anniversary in…

Just hitting my 1 year anniversary in this Toll Brothers house in The Retreat at McLean & Mehr Farm. Aesthetically, its top shelf. But its an energy hog and the walls are so thin I can hear street noise. Neighborhood is outstanding, but at this price point, I expected (and was promised) more. This will be my first and last Toll Brothers house.

With an incredible 3.9 Star Google Rating, The Carraway is already the lowest rated "over 200 unit" rental community in Westchester County and - for good reason! The Carraway is the classic example of how to throw some great design and concepts "down the drain" by failing to hire the right management team. Between the lack of cameras and absolute neglect for safety and Police being called on a frequent basis, this is not a long-term living solution. It won't take long to see how the management team earned their 3.9 Google Review if you stop in for a visit! Come see the dog feces in the hallways, the urine in the elevators, the stolen mail and packages from the mail-room, the pot smoking tenants ignoring the no-smoking rules, the illegal lock-outs, the illegal use of City Marshalls for incorrect eviction proceedings and more! Its just #lipstickonapig run by #unlicensed #realestate underpaid and undertrained staff that simply don't care. #westchesterrealestate

closet door not installed after 3 months of closing

After 3 months of closing, the closet door is still not installed. Nobody from TollBrother reached out to me about the missing closet door. When I reached out, no one could give an ETA. Basically, you will be left in dark. Does anyone have experience of handling this situation?

Purchased a Toll Brother's home and…

Purchased a Toll Brother's home and paid premium for view lot and expensive structural upgrade sliding door to take advantage of that view. But this got ruined as Toll Brothers allowed neighbor to build a backyard structure that blocked the view to the point that resale may now be difficult. Their only response was to send me a printout of the technical guidelines without addressing the actual problem of the negative impact this has had on the property... I would be very cautious and think twice if you are considering purchasing a home with this company as their guidelines will not protect the integrity of premium they charge.

Do not buy a toll Brothers home

Do not buy a toll Brothers home. I gave them a one star but it should be a zero. I have been in my toll Brothers home for 18 months. I am still waiting for them to correct building flaws. The list is long. We had a home inspection done before our 1 year anniversary and the inspector found 10 building code violations. We sent the report to Toll but to date none of them have been fixed. We have an upgraded fireplace that emits a toxic odor but they refuse to fix it so we cannot use it. Shoddy workmanship all around. Toll does not return phone calls or emails. We have been after them since day 1 but still things are not fixed. We even threatened to sue them but they don’t care. If I ever have to sell this home, I will have to pay for getting things fixed.

Unethical practices Toll Brothers - Bowes Creek, Elgin Illinois

Whatever you do please have your attorney review the contract prior to signing, it leans very heavily in Toll Brothers favor and if problems arise you lose your deposit.

We agreed to purchase a home in October of 2019 and closed twelve months later, October 2020. To say that the building process was distressing would be an understatement.

Toll Brothers does what it can to keep you away from the house during the building stage. They state that you cannot enter the property/home without an appointment for safety reasons. They make it extremely difficult as a team member must be present and they state that they are always busy.

We did the majority of our communication with Toll Brothers through email which have all been kept for reference. We worked directly with the Community Sales Manager, Construction Manager and Sr. Project Manager, Illinois with the majority of our negotiations and challenges. We moved to this team as during the project we had already lost (really Toll Brothers – Bowes Creek lost) the two people assigned to our build.

We were supposed to receive weekly progress reports for our home and other then a short period (around 30 days, late March, early April) when they assign a Senior Project Manager were the updates consistent. Beyond that updates on the build were almost nonexistent and normally occurred when we contact Toll Brothers. Because of this we went to our home to document the progress and what we observed was a little disturbing.

Our home is a ranch with a finished basement, we added a bedroom, full bath a bar and a utility storage area. One stipulation we had for the basement was that all the utilities were placed into the storage portion of the basement. This was clarified by stating the sump (any pumps) and electrical panels needed to be placed in this room. We also optioned a finished and heated garage.

During the design stage there were elements of the home we did not want in our home. On 10/10/ 2019 we conveyed that the drop down (around 18”) from the ceiling that bordered the dining area was not wanted and inquired about the credit for work not performed and materials not required. We were told Toll Brothers does not issue credits. There were more occurrences like this but the list would bore you. A bit of a red flag but we just moved forward.

As we got further into the design process we requested some additional enhancements. There are others if you are interested but you get the point. These are not custom or semi-custom and the selections are limited. Upgrade and the price escalates quickly.
• Open stair case to the basement with Oak spindle railing – couldn’t be done
• Stamped concrete patio in the backyard – couldn’t be done

On 11/14/2019 a request was made for the garage heating unit, a gas stub and 115v electrical outlet. Response was that it required a 220v with a shutoff box installed. This was later determined as incorrect and that the cost was not required, in the end it was a standard duplex installed next to the gas stub. Heating the garage was no easy goal, Toll Brothers attempted to push us to electric but in the end we prevailed!

January 24th, 2020 a meeting was put in place with our newly assigned Customer Concierge (left after 30 days). The purposed of the meeting was to review the entire building process from excavation through your warranty period, discuss your selected options, and review your plot plan. At this meeting we requested a schedule and reiterated the utilities and sump pumps for the home must be installed in the storage portion of the basement. Toll Brothers conveyed that the sumps would be placed in the closet of the bedroom, we conveyed that was unacceptable and if that was the case we did not want the home. After several heated conversations we received an email on 4/17/2020 stating that the sump would be moved to the area we directed during our initial design meeting with Project Manager.

As it pertains to resolving issues there is only one person that gets the job done right the first time but I do not have her job title and don't want to post her name. She is fantastic and has positive impact where she can, it right the first time. If you don't work with here resolution is normally two or more tries to get it right.

I could type several more pages but the chance of folks reading all of it are slim. PM me if you would like the full scoop and I will answer question in this thread. I believe pictures speak louder than words.

Our first floor, the windows were delayed and maybe some plastic over the openings would have protected our investment. I had to call Toll Brothers and ask them to clean the standing water, they had no clue!

I purchased a home from Toll Brothers…

I purchased a home from Toll Brothers December 2012. I requested a patio, showed the type of patio I wanted of a neighbor’s, Toll Brothers stated they can do it, provided the amount and I paid for them to install a patio. Three months later, March 2013, the bricks were coming up, grass, moss and mold growing between the bricks. I notified Toll Brothers verbally over and over in 2013, I started putting it in writing in 2014, and even had an attorney to write a letter along with having experts in installing patios to check it out and they said it was installed improperly. Toll Brothers stated I got what I paid for, I was not within the warranty in notifying them when the warranty was up 2016, and that it was subcontracted to go through them when I paid Toll Brothers to do the job. Years later, Toll Brothers increase the water pressure within the community, houses in the community flooded, Toll Brothers stated they take no responsibility, but they sent out a letter with no date or signature about the increase of water pressure. Like other owners, we had to go through our insurance company to pay for the water damage, Toll Brothers paid my deductible, but not providing an expansion tank to me like other community members because they said I caused the water damage. If so, why pay for the deductible and send a letter out about the increase of water pressure. Toll Brothers also said this was my fault had I had annual maintenance this would not have occurred. I had BGE Home Maintenance that came out every year to perform maintenance. Per the contract, I had to go through arbitration, I did, paid for it, and the arbitrator sided with Toll Brothers in saying I got what I paid for in a patio, which she has no first-hand knowledge, but I provided pictures and what experts stated, and that I did not have annual maintenance to prevent the water damage. I refuted the arbitrator’s decision, went to the Attorney General, Maryland Home Builder and Guaranty Fund and they agreed with Toll Brothers and the arbitrator’s decision. I went to the court to appeal the arbitrator’s decision and was denied because the arbitrator’s decision is final regardless if the decision was one of manifest disregard of the law, inadequate use of reason, opinion through inadequate use of reason, acting without inclusion of rationality, and discretion that resulted in egregious unfairness. The decision was irrational, in error, and false with the arbitrator not addressing my complaint. For the past 10 years, I have been trying to get somebody to hear my case even asking Toll Brothers to settled for less than $5,000.00. I guess because I am not a business with money and connection and I represented myself as a woman, I cannot get justice served not even through the courts. Note: I am unable to put the date of my experiences because the system will not allow me and since I have to put a date, I will use the last date for court.

My wife and I are writing to formally express our deep concerns and dissatisfaction regarding significant issues encountered during the home-buying process with Toll Brothers.

The contract for a property located in Elkhorn Grove has been plagued with multiple inconsistencies, which have caused confusion and jeopardized the integrity of the agreement. Upon our initial review of the document, my wife and I noticed discrepancies in the incentives stated in the contract. The contract listed a reduction of $75 off, whereas the agreed-upon incentive was $75,000 or $75K. The sales agent stated she “forgot the 'K'” but advised she would "edit prior to signing if it made us feel better". Furthermore, the verbiage concerning the homesite premium deposit for VA homebuyers remains inaccurate. The sales agent stated she “wrote it into the contract herself” and would try to revise it so it would read clearer. At the time of us signing, the verbiage used still indicated a lesser deposit was required than what was requested.

In addition to these contractual discrepancies, our experience with the home options presented has been distressing. During the structural meeting with the sales agent, they specified lower cabinets were included, only to discover that the actual offering was different from what was conveyed. Despite our verification with our realtor, the sales agent has refused to acknowledge their misinformation. Moreover, the area and sales managers have shown an unwillingness to resolve these issues, resorting to intimidation tactics and leveraging incentives against us. Their dismissive attitude and attribution of our concerns to an overload of information rather than acknowledging the misinformation provided is disheartening.

What's more, the lack of clarity and information shared between the sales team and the design studio has compounded our concerns. The viewing of different floor plans for our home and the unavailability of pricing for essential features like cabinetry, insulated walls, and electrical options during design and structural meetings have left us uncertain and dissatisfied with the process. While we initially held high hopes for our new home, the multitude of inconsistencies, unresolved issues, reviews of other customer complaints in the area, and the unprofessional conduct displayed by the management have deeply unsettled us. As a military family, attention to detail is paramount to us, and the experience thus far has fallen far short of our expectations. We anticipated a professional and seamless process but have instead encountered behaviors that do not reflect the upscale, luxury image associated with Toll Brothers.

We implore the corporate office to thoroughly investigate these matters and take decisive action to address these issues promptly. As responsible buyers, we have shown flexibility and understanding throughout this process. Still, we cannot continue to overlook these substantial discrepancies and unprofessional conduct demonstrated by sales agents Saeedeh Saatchi, Lauren Beauchamp, and area manager Julia Nova.

Please contact us at your earliest convenience to discuss this matter further and provide a resolution to these pressing concerns. Thank you for your prompt attention to this matter.
