“Like neighboring Northbrae," says East Bay-area Realtor Rich Fleming, “Thousand Oaks is known for early 20th-century homes, outcroppings of volcanic rock, and a network of charming stone steps and walking paths.” Originally intended as a geological park (with lots of oak trees, as the name suggests), Thousand Oaks was designed as a Berkeley suburb between 1909 and 1917, then annexed by the city in 1920. Served by the mostly independent shops and restaurants of Solano Avenue, Thousand Oaks is west of the Berkeley Hills, east of Albany, north of Northbrae and south of Kensington. Here you’re a few miles east of the junction of the 80 and 580 and a couple miles southeast of the El Cerrito Plaza BART station, while local AC Transit buses travel Solano and Arlington avenues.
Original tract buyers in Thousand Oaks chose their own architects and builders, resulting in a mix of housing styles from the 1920s and ‘30s, including Craftsman and Mediterranean; two- to six-bedroom homes range from $1.1 million to $2.4 million. Some have mother-in-law apartments, while those at higher elevations may offer views of the Bay and even the Golden Gate Bridge. The neighborhood market’s intense demand and generally slim inventory inspires bidding wars, so if you fall in love with a Thousand Oaks home, be prepared to up the ante.
Connected by flights of stone steps and walking paths, the winding streets follow the natural geology, giving the neighborhood a thoughtful, organic feel. When the neighborhood was first laid out in 1911, developers set out 20 huge, decorative urns along streets and walking paths; only one of these original urns is still here, at the foot of the Indian Trail walking path. In 2011, however, the neighborhood association (TONA) installed some replicas along other paths and in ¾-acre Great Stoneface Park, popular with climbers for its tumble of outcroppings, many shaded by century-old live oaks.
Known for featuring independent and locally owned businesses, Solano Avenue is the neighborhood’s main shopping street, with Andronico’s, Safeway and a global array of restaurants like Korean-Superette, which serves homestyle Korean dishes like japchae noodles and beef bulgogi with banchan, a gajillion different condiments and side dishes. Outposts of local chains like Zachary’s Chicago Pizza, Barney’s Gourmet Hamburgers and ice cream shop iScream have been local crowd-pleasers for decades. Held here each September, the Solano Stroll is a mile-long block party that includes artisan vendors, live entertainment and its own parade. Each Sunday morning you’ll find the Kensington Farmers Market just northwest, with everything from organic produce to rotisserie chicken, fresh bagels and locally roasted Higher Land Coffee.
Berkeley Unified public schools earn above average ratings from GreatSchools for their students’ test scores and academic progress. Next to a tot lot and small park, the neighborhood's Thousand Oaks Elementary focuses on culturally responsive teaching and positive behavior support, while in North Berkeley, Martin Luther King, Jr. Middle offers tennis courts, a pool and a great reputation for track & field. In Downtown Berkeley, Berkeley High offers a well-rounded education, including one of the country’s only African American Studies departments.
