You will need to sign up and enter some basic details such as your landlord’s name, account information and your rent amount. This is a one-time activity only. The next time you will not be asked to enter all these details again.
Can I pay rent through Housing if my landlord is not registered on it?

Of course! Your landlord will receive the rent even if he is not registered on Housing. If you have entered the correct details of the bank, the transaction will be completed and the landlord will be notified on successful completion through an SMS.

You will be asked to enter your landlord’s bank account details. These details are verified and when you transact, Housing transfers the rent amount to your landlord’s account. The amount is usually transferred instantly. But sometimes, it may take up to 48 hours to reflect in the landlord's account.
How can I get the rent receipt after successful rent payment?

Rent receipts will be generated automatically and you will receive it on the email address that you have provided. You can also download it anytime from transaction history. Make sure that you have also provided us details such as your landlord’s PAN number and the rental address.
Will I be able to claim HRA if I pay through Housing?

Absolutely! You can submit the rent receipts to claim the HRA exemption. Housing generates receipts for all the payments you have completed.

Online rent agreements that are executed on e-stamp paper and signed by both the parties, are legally valid documents. Online rent agreement can be used as address proofs.

As the entire process is completely online, you will not require a hard copy. You can get a copy of this agreement on your email ID, or you can download it in the PDF format.
How do I sign the online rent agreement?

Both the parties — the landlord and the tenant — can sign the rent agreement digitally. You can either choose the 'Customised text' format, or draw your signatures in the online rent agreement. Note here that digital signatures are have legal validity and act as a secure manner of signing various documents, including online rent agreement, electronically.
How much stamp duty is payable on online rent agreements?

The online rent agreement is drafted on e-stamp paper having denomination value of Rs 100.
Why is the online rent agreement only for 11 months' tenure?

If a rent period is created for 12 months, it falls under the category of a lease agreement, and several laws will come into effect, complicating the process for both, the tenant and the landlord. Rent agreements drafted for a period of up to 11 months fall under the category of a leave and license agreement, and the applicability of the lease-related laws does not occur. Rent agreements of 11-month tenure do not require registration. This applies to online rent agreements as well. So, such documents can be executed and signed online and are legally valid.
Can I edit the clauses mentioned in the online rent agreement?

What does an EMI mean?

EMI refers to the ‘Equated Monthly Installment’ which is the amount you will pay to us on a specific date each month till the loan is repaid in full. The EMI comprises the principal and interest components which are structured in a way that in the initial years of your loan, the interest component is much larger than the principal component, while towards the latter half of the loan, the principal component is much larger.
What is a Home loan?

Home Loan is a secured loan given by a bank against the security/hypothecation of an underlying property. In the event of failure to repay by the borrower, the bank can, subject to laws of India, attach/sell the underlying property and recover the principal amount and any outstanding interest thereon. A home loan can be availed for buying an under-construction property, resale property or even to construct a house on a vacant piece of land.
How does tenure affect the cost of a loan?

The longer the tenure of the loan, the lesser will be your monthly EMI outflow. Shorter tenures mean greater EMI burden, but your loan is repaid faster. If you have a short-term cash flow mismatch, your bank may increase the tenure of the loan, and your EMI burden comes down. But longer tenures mean payment of larger interest towards the loan and make it more expensive.
Do you get a tax benefit on the loan?

Unlike personal loans, every bank has a single rate of interest for all customers and it does not vary from customer to customer. The Fixed rate of interest will be slightly higher than the Variable rate of Interest. So it depends on which option you choose.
What is a floating rate home loan?

If the interest rate on the loan varies periodically over the loan tenure, then it is called a floating rate home loan. Lenders have their own base rate which determines the rate of interest charged on a home loan. The base rates of banks are revised from time to time based on RBI directives as well as other factors, which leads to an increase or decrease in the EMI amount payable.
What is a fixed rate home loan?

Fixed rate home loans are offered at a predetermined interest rate during the loan period and these remain unchanged during the loan period irrespective of market conditions. This can be a huge benefit when market volatility starts affecting interest rates. For instance, if the RBI increases interest rates on loans, then people with fixed rate home loan will not be affected by any increase or decrease in the market interest rates and the EMI amount will remain unchanged. This type of home loan is less popular these days.
Is prepayment of home loan allowed?

Yes, one can repay the loan amount before completion of the scheduled loan tenure by making a lump sum payment towards paying off the loan. In such cases, the bank may decide to apply some penalties in the range of 2-3% of the principal amount outstanding. What is Rent Now, Pay Later?

Rent now pay later is India's first pay later product for your rent. Each month, you can pay your rent directly to your landlord at the start of the month and you pay us back over one or more installments. This is a loan product and you don't need any collateral to get a rental loan from us.
How does Rent Now, Pay Later work?

Rent Now Pay Later is a loan product, where we pay the rent on your behalf to your landlord and you agree to repay the loan as per the repayment schedule shown to you in the app. We currently offer repayment plans of 1 month and 3 months and the appropriate charges are displayed accordingly.
How much does Rent Now, Pay Later cost?

Once you are enrolled, you will be charged a nominal service fee every time you take a rental loan ranging from 1%-2% per month on the rental amount, which is based on a combination of credit-related information, income, and rent information. 1st time users can pay their rent at zero fees for 1 month.
Can I choose my repayment date?

Currently, the repayment date is fixed at 2nd of every month. We are working towards providing more flexibility on choosing repayment dates.

Will this affect my credit score?

At the time of verifying your eligibility, our lending partners obtain your credit report from the bureaus which may impact your credit score. Further, when you withdraw from the credit line, this information is also passed to the credit bureaus by our lending partners.
What is the credit line?

A credit line is a credit facility that enables you to draw on the facility when you need funds. You can draw it directly into your bank account and use it as per your requirements.
How does the credit line work?

After you complete your first RentPay transaction an offer to increase your Credit line limit will be provided to you. Step 1- You have to click on the enhance now button on the home screen of RentPay. Step 2- In the next screen you have to confirm your address for verification. Tada! Your Credit Line application is in the verification process and will be Active within 24 working hours.
How can you use the credit line?

The credit line once activated can be used for doing subsequent rent payments or it can also be used to withdraw directly to your bank account.
What charges will be levied for the credit line?

An interest rate will be charged on the loan amount that can range anywhere between 12% to 24% and a nominal processing fee of 4% will be charged on the withdrawal amount alongside 18% GST on the the processing fee.
