I just wanted to commend the front desk representative at this location, whose first name is Mason. My husband and I were on a cross-country trip from upstate NY to Boulder, Colorado, and we were stopping in Omaha for the night with a reservation at the Capitol District/10th Street location. The service we received during check-in was outstanding, but the real compliment go towards how Mason handled us when he realized that we were checking in with dogs (this location is not pet friendly). We thought we had confirmed this, but apparently not. He did an excellent job explaining the hotel's hypo-allergenic reputation and the fact that there is no carpet in the hotel which makes the floors sensitive to pet damage. He immediately gave us two referrals and said he would cancel the reservation without penalty. As we were driving off, he ran out to the car to let us know that the reservation had been prepaid and he had credited everything back. He provided us with a printed receipt and emailed one, as well. Wow... what service. We stayed at two Ritz Carlton's before we arrived in Omaha (Cleveland and Chicago), and the experience at all three locations is a testament to why Marriott leads. Thank you to Mason and to the Marriott for valuing its customers.

I'm Titanium Elite for life with Marriott which means I've stayed in a lot of Marriott properties over the years. Not only is this the best lounge I've visited, but the friendliest.

EJ and AJ are active. Continuously visiting tables clearing dishes, bringing condiments, refreshing the breakfast buffet and chatting with guests, they excel at their jobs.

They food offered to VIP guests is a step up even from other top notch properties. A high end coffee machine quickly makes cappuccinos, lattes, macchiatos or just a great cup of coffee. The food is fresh and tasty.

What a way to cap an 8 day business trip. Staying here with my lovely wife for our combo Valentine's Day / Anniversary certainly made the trip special.

My friends and I visited Omaha to watch Backstreet Boy Howie D's play at The Rose Theater. The hotel is located in downtown and has close access to the freeway.

I rated this hotel 5 because of the service we got at the concierge lounge on the 3rd floor. The lounge provided good views of the city. I liked that there were snacks and drinks like soda, water, juice, and coffee. Most of all I enjoyed the breakfast which consisted of bacon, eggs, and potatoes. My friends and I thought that was the best bacon we've ever eaten.

I want to especially give praise to the concierge attendants Ejay and Diego. They made sure the food, snacks, and drinks were well stocked. They also made sure to keep the area clean and take away our used plates and silverware. They were very friendly and I enjoyed talking with them. They made me feel welcome.

If I ever make it back to Omaha I would definitely choose to stay here.

Our family just stayed at this hotel. We had booked three king high floor rooms for four nights on their website. The day before we left I called to confirm our reservations. The reservation line told me our reservations were perfect. But if we wanted the three rooms to be close together to call the hotel directly. When I called the hotel directly they told me that our reservations were for only one night stay - the last night which was on a week day! She told me that I was very lucky that they still had openings & could get us a room?!?! What? She told me it was all fixed & we were good. Upon check in on Friday night I was again told that my reservation was not correct & I didn't have all three rooms for that night. Again was told I was lucky & they had rooms available so it was MY lucky day?!? When my printed reservations clearly said I had reservations! Then just know up front if you do their expensive valet parking - even if you never use your car they will still charge you every day just for having it parked in their valet parking. The rooms upon arrival were descent but nothing fabulous. Then after a long day the following day we all just wanted to come back to the hotel to shower & found that none of our three rooms had any maid service at all. No clean towels & nothing had been touched. After asking for six towels so we could all shower we were only brought four towels & were told that's all they could bring us for three rooms! The remainder of our stay was the same - maid service was awful! It barely looked like they made our beds just threw the blankets over the bed but it looked awful. We only got two towels each day per room but never received wash cloths at all & no hand towels. Nor did they replace the coffee in the rooms. It was awful maid service. The pool was fine & neat that it's outdoor on a balcony with a descent view but it's very small & only 4 foot & it was filthy out there each time too. Dirty towels everywhere & trash left everywhere. And on weekends you have to reserve your pool time however no one ever even questioned us even through we did reserved our times. Do not do their breakfast at the hotel! The breakfast was very expensive & nothing more then the free breakfast you get at every other hotel. And the lady that serviced us was not even nice. The entire staff there was not rude but also not overly nice either. Then upon check out we were charged $500 more for the rooms then were quoted on our confirmation. I spent over 30 minutes going over simple math with the lady at the front desk. Finally thankfully I had kept my detailed confirmation & itemized prices & she agreed to honor the prices on the confirmation however she clearly was hoping that she could just keep telling me it was taxes even though the confirmation had taxed included. I wonder how many times they do this to others & over bill them too. We have stayed at Marriott's before but will never stay at this one again nor trust them with our reservations again! Makes me wonder what they would have done if it wasn't "my lucky day" & they hadn't had any available rooms even when I had my confirmation saying we had rooms!

We stayed at the Omaha Marriott for two nights over the July 4th weekend and we could not have been happier with our stay. The front desk team was friendly and helpful, and the hotel was spotlessly clean with all COVID protocols in place. The location is very convenient to the downtown and Old Market area with plenty of nearby restaurants and small shops. If you are coming to Omaha, make sure to stay at this lovely property.

My family (2 adults, 2 young children) splurged on a night at this hotel while passing through on a long drive. Our standard 2 queen bed room was larger than we expected, clean, with comfortable beds & no carpet. I’m not sure how much low occupancy impacted this - but our room was very quiet, if we had neighbors we didn’t hear them. It is a big hotel, the walk from the parking garage to our room was long & made longer by there being no luggage carts in sight.

With Covid restrictions pool use was done by reservation. We used it in the morning & had it to ourselves. It was partly sunny, in the mid-60’s & the pool is positioned so it is not in direct sun in the morning. The pool was heated enough for active swimmers to enjoy. I did notice several small water bugs during our swim, they didn’t seem to have any interest in humans but were still a little unsettling to me.

Amazing doesn't properly describe the delightful experience shared by my girlfriend and I! We arrived and immediately greeted by the warm manager Sam. After talking for a bit, I mentioned that it was our anniversary, and Sam went above and beyond to make sure we had the most memorable weekend. Room was extremely clean and comfortable. Parking garage attached was helpful. Sam recommended a great place in Old Market, which was a five to 10 minute walk from the hotel. When we returned, we needed some drinking glasses to watch fireworks from our room and Sam immediately brought them up, wearing a mask with gloves. If we travel back to Omaha again, which is extremely likely, we will be staying here.

My fiancé and I recently stayed here on New Year's Eve.  I planned to propose to my fiancé that night, and William went above & beyond to help make our night perfect. William not only checked me in, he helped arrange silverware for our in-room dinner and  a complimentary dessert. He was also able to have robes/slippers sent up for us. His hospitality and attention to detail were impeccable- he even took photos of us to help us remember our special evening.
We were also able to get an upgrade to an Executive Junior suite, which was incredible. The suite was spacious and comfortable, with fantastic views.

We stayed Monday-Friday and were very happy with the service the entire time. All of the staff were extremely helpful and polite. The check in process was seamless. The rooms were clean & large. The location can’t be beat. The app made it extremely easy to ask the front desk questions and to request extra towels to the room. We loved the pool area.

Special shout out to Carlos at the valet who made our very early morning departure an easy experience.

I travel a great deal and have stayed at four different hotels in different cities this week alone. This is one hotel to which i will never return. No one asked to help with luggage. The shower does not work properly. The water pressure is weak. It looks out onto a highway. I left my room at 9:00am and returned at 4:30 pm to a room which had not been cleaned. I called down to the guest services line and was on hold for six minutes. When I asked why my room had not been cleaned I was informed that they only clean rooms when requested. Really? ! News to me and certainly not a policy that one would expect from a Marriott. Will not be returning to this poor excuse for a hotel

There is not a rooftop bar. There is a great bar/restaurant on the 2nd floor and a bar/restaurant on the main floor as well. There’s a full service Starbucks, and a rooftop heated swimming pool. This hotel has a really nice Concierge Lounge too.

Our apologies for the delay. Unfortunately we do not have laundry facilities on site. There is an option for cleaning via an outside service that picks up Monday-Saturday at 9am then returns the items by 6pm. Good morning GrandTour Yes, our outdoor rooftop pool is open and will remain open pending weather. In years past we have closed it around the beginning of October. Due to the current pandemic, Douglas County does have a restriction for the number of individuals on the pool deck and in the pool itself. With that in mind, you will receive an email to book pool reservations 7 days prior to your arrival, there no additional cost. We look forward to hosting, see you soon. "I had a 9th flour corner room great view during the day but was on the freeway side. Bad car/truck traffic noise . I had ear plugs! PHEW"
