About Downtown Boca Raton | Schools, Demographics, Things to Do - Homes.com
Downtown Boca Raton is a lively city center where palm tree-lined streets lead to outdoor shopping plazas, oceanfront parks and towering high-rises. “Downtown offers convenience to the beach and to upscale shopping and dining,” says Joe Vairo, a Realtor with Exp Realty who has been selling homes in the area for over five years. “The overall atmosphere is great for all ages. People are always outside, and you can bring your kids, your family and your dogs to events on the weekend.” With abundant green spaces and retail centers, the community also offers proximity to I-95 and public transportation options such as Brightline – Florida’s high-speed inter-city rail.
Upscale shopping centers on Mizner Boulevard
Two open-air shopping centers anchor Downtown Boca Raton along Mizner Boulevard: Mizner Park and Royal Palm Place. Locals can stroll down the promenade at Mizner Park and pop into shops like Tommy Bahama, grab a frozen treat from Cielito Artisan Pops or catch a movie at IPIC Theater. Loch Bar provides an elegant dining experience, serving fresh seafood from one of South Florida’s largest raw bars. Over at Royal Palm Place, Funky Biscuit provides a place for neighbors to gather long after the sun has set. The live-music venue features southern food, classic cocktails and local artists covering all genres, from rock to reggae. The community also has a vibrant arts scene, and the Boca Raton Museum of Art features a rotating cast of exhibits alongside a robust art school. The area has several grocery stores, including a Publix in the Palmetto Park Square shopping center.
Homes and condos embrace South Florida style
Downtown Boca Raton owes many of its housing styles to Addison Mizner, a prominent architect who introduced Mediterranean and Spanish colonial revival homes to the area in the 1920s. Many homes continue to embrace this aesthetic today with arches, red-tiled roofs and stucco exteriors. Closer to the water, sprawling estates with private pools range from about $8 million to $20 million, while single-family homes further from the shore start at around $850,000. Luxury, high-rise condos line the shorefront, with many offering amenities like community pools, direct beach access and fitness centers. Condo prices range from about $340,000 for a one-bedroom unit up to $13 million for a nine-bedroom penthouse.
Explore beachfront amenities
Downtown Boca Raton takes advantage of its subtropical climate with abundant green spaces inland and along the coast. Sugar Sand Park features two baseball fields, a hockey rink, an inclusive science-themed playground and The Children's Science Explorium, a free hands-on science center for kids ages 5 to 12. At Red Reef Park, locals can play a round of golf on the park’s nine-hole course, or venture down the boardwalk and hop in the water for a quick swim. “If you love golf, there are a ton of public and private courses, and even country club communities,” Vairo says.
Weekly and annual events around Mizner Park
With free yoga every Saturday morning in Sanborn Square, live performances at The Studio at Mizner Park and a seasonal farmers market in Mizner Park, there’s always something going on in Downtown Boca Raton. Annual events include the Festival of the Arts, which invites locals to celebrate Boca Raton’s cultural arts scene with live performances, film screenings, master classes and more in Mizner Park.

Proximity to I-95 and the Brightline
Residents in Downtown Boca Raton are minutes from Interstate 95 and the Brightline Boca Raton Sation near Mizner Park. “The Brightline is South Florida’s high-speed train, which can take you to West Palm Beach and Miami without fighting traffic,” Vairo says. “The traffic here is much calmer though; it's not as chaotic as some of Florida’s other cities.” Locals can also head to the Tri-Rail station on Yamato Road, where three free shuttles provide transportation around the city. Palm Beach International Airport is about 25 miles north.
Flooding along the oceanfront
The eastern third of Downtown Boca Raton, along the Atlantic Ocean, is in an AE Flood Zone. According to FEMA, homeowners in this area face a 1% annual chance of flooding.
