Kingsmill Resort is often celebrated for its beautiful, resort-like atmosphere and well-appointed spaces, which many guests find clean and inviting. However, the service quality appears inconsistent; while the staff is frequently lauded for their friendliness, instances of delays and unresponsiveness temper the praise. Room experiences also vary, with guests enjoying spacious, clean rooms or encountering dated and poorly soundproofed spaces. While the full kitchens are a highlight, some amenities face criticism over availability and upkeep, and additional fees for services, including housekeeping, have left several travelers questioning the value for the price paid.

We booked this 30 days prior so I won't complain that our 1br condo backed up to a jungle because it was clean and ready when we arrived at 2pm on Saturday. The pool was great, lazy (but fast) river was fun and pool wasn't overcrowded. Location to BG, restaurants and breweries was ideal which is why we didn't eat at the resort - except for the Cafe where the service was pleasant and prices affordable. The golf course was in great condition and the guys there were helpful and pleasant. Overall very pleased with my stay and I would definitely return.

We just got back from a one night stay for celebrating our wedding anniversary. This is the second year in a row we have celebrated at Kingsmill. Stephen helped me with our reservation and we had a one bedroom river condo in the Anderson's Ordinary section, on the second floor. We had the Firewood and Frills package. Although it was raining most of the time, we still thoroughly enjoyed our stay. We picked up dinner curbside nearby and enjoyed a movie by the fire for the evening. The view from the balcony was very nice and the unit was very clean, quite spacious and had plenty of windows and light. The walk in shower was great and the bed and pillows were so comfy, The remote controls were in plastic bags which was a nice added protective aspect. We added a late checkout of 5 pm so we could enjoy sleeping in and not be rushed to checkout. Our stay was quiet, we did not notice noise from any neighboring units. We did not use the workout area, pool etc., so I can't speak for any of those things this time around. Kingsmill is very nice and we will most likely be back next year.

We’ve been coming to Kingsmill Resort for years and, while this COVID madness may have momentarily reduced their staff and suspended their more than adequate bfast buffets and other dining venues, we had a lovely, very relaxing anniversary weekend without any complaints. We booked a river condo, which was spotless upon arrival and because the weather was so spectacular we spent quite a lot of time enjoying the peace and quiet of our upstairs balcony or walking around the area. Everyone we met was extremely personable, especially the young lady who checked us in. We hope to return for a few days during upcoming the holiday season. Thank you for a much-needed stress-free few days.

Have loved Kingsmill and have gone a number of times every year for the last 10 years. Over time we have noticed the deterioration of the services provided. We used to receive turn down service with chocolates on the pillow and water bottles next to the beds and now you barely get a tiny bottle of shampoo when renting a condo unit that sleeps 4 people. I was shocked to learn, as the last reveiwer stated, that the cancellation policy has changed to a mandatory non-refundable one night stay. What's that about? I think I will have to switch my go-to Williamsburg resort to Fords Colony where the policy is 24 hours before check in. I had no problem with Kingsmill's prior policy of 72 hours but having a mandatory one night non-refundable deposit is outrageous!!!

dear denised395, I'm sorry that perhaps our cancellation policy was fully explained or understood. One nights deposit is maintained by the resort if you need to cancel an existing reservation, but you are allowed to date change and apply that deposit to another date prior to 12/31/2020....let us know if we can secure another date for you. best regards, james

In the current climate of COVID lock downs, my family and I wanted a safe getaway to a resort that practiced utmost cleanliness and social distancing but still promoted fun. upon arrival the front desk staff gave my husband incorrect information regarding which restaurants were open and the pool availability. we then head to our condo, which i have to say did not look like it belonged on a resort from the outside. the inside, i'm glad to say, was better but still was not as clean as i hoped: there were cobwebs on the dining table and a wasps nest on the patio. we ordered dinner from Eagles express, and although we spent almost $80, half our food was cold and they only offered water as a beverage. i wanted a soda, so i sent my husband to one of the soda machines planted throughout the resort. this cave of wonders looked like it was the bug club and hadn't been cleaned in years! needless to say that was the last time we ate anything from the resort. next day our kids are dying to go swim so we head over to the river pool. absolute disgust is an understatement... the pool had bugs, leaves, unidentifiable bubbles, hair and more floating around in it! horrifyingly the water touched my mouth and tasted like salt water instead of clean chlorinated pool water! determined i wouldn't step foot back in that pool, i was excited to try some of their other activities. now maybe I've been spoiled by other resorts but i was put off by the fees charged to rent a bike and fishing rod. then unlike the website suggests we were told they don't rent tennis equipment, we had to bring our own and must be in tennis attire to play. i was very disappointed and extremely underwhelmed by this 'resort'. i personally don't plan on ever returning and have already shared my experience with others who were considering it!

Vasunshyne, We are sorry to read of your dissatisfaction with your recent visit. Needless to say, your experience was not what we had hoped for with Phase 3 of reopening...We have received, many positive comments from this past fourth of July weekend, but still yours is the one that matters the most currently. Feedback is a gift and we will certainly share your comments with those that are responsible for the areas that were less than acceptable. We do hope you would consider a second chance, and we all welcome the opportunity for you to experience the enjoyable stays that many others have had. The room was nice, but the overall experience was just ok. Front desk staff should've explained things more (ie: call the front desk for more towels/toiletries as no one will enter the room because of the coronavirus). Housekeeping was loud (letting doors slam at 8 a.m.). The only restaurant open all week was a joke. For Sunday brunch, they offered "three" choices -- a bacon & egg sandwich, sausage & egg sandwich, or an egg sandwich (but they couldn't make an egg white sandwich). While I get minimized choices in a pandemic, the lack of options was a bit ridiculous. I had forgotten that one of their other restaurants was open Thurs - Sun., but the server at the Eagle's Nest should've reminded me. Overall, staff just did not seem knowledgable, and this type of establishment typically prides itself upon exceeding expectations by predicting guests' needs ahead of time.

My family has been staying at Kingsmill at least 3 times per year for over 10 years, in the last 3 years I have been more disappointed with each stay. A number of years ago a gym was added for the resort guests to use, prior to this the resort guests utilized the gym of the Kingsmill owners. The “new” resort guests’ gym isn’t nearly as nice. The facility is much darker and the machinery much older. When I inquired about using the other gym I was told it would cost me $25/day!! Outrageous price to use an elliptical or treadmill for a half an hour. In the last year I have noticed many changes. In the Spring of 2019 they increased the daily resort fee to $20. During our stay this past summer they changed their toiletry products, which had been refill canisters within the shower to very small tubes, with not enough product for even 1 guest, no less 4 staying in a condo unit. Additionally the shampoo/conditioner is now combined which requires hours of combing to get all the knots out. During this same stay I noticed a plate and napkin across from my entry way, obviously someone’s room service refuse. Each time I left my room, I had this lovely sight of a used napkin and plate sitting there. I began to take a daily picture to see how long the refuse would stay there, it was there our entire stay. I showed the picture to The front desk help upon our checkout, she apologized, however I was anticipating receiving a call or email from management and never heard from anyone. On the last stay during Christmas week I was very disappointed to find 2 very overpriced bottles of water in my unit along with a $15 stuffed animal for purchase. Come on Kingsmill, get back to being a 5 star resort.

We really enjoyed our visit at Kingsmill’s Resort. The Resort was refined with majestic views. The minute we entered the property we were impressed. The lovely and friendly staff added to the sophisticated atmosphere. The Christmas decorations were just charming . The Kingsmill’s deluxe king size room was immaculate. We loved the picturesque views, the room was spacious and very serene. The resort bus dropped us off at Christmas Town and picked us up. Parking was easy and accessible. We enjoyed two really delicious meals at the onsite restaurants. Our breakfast ( included in our package deal) was one of the best breakfasts that we experienced in all of our travels. Kingsmill’s is located close to the center of Williamsburg. We really loved our visit and we would go back again. I would definitely recommend this Resort for everyone of all ages as well as families. My favorite place to stay in Williamsburg.

Visited Kingsmill for the first time in June 2020. Had an absolutely wonderful time enjoying the beautiful resort despite some amenities not being available due to COVID-19.

My three kids (8,6,4) rode bikes, swam in the river at the beach, paddle boarded, and enjoyed jet skis. They also swam laps in the open swimming pool.

We ate dinner many evenings on the back patio of the golf clubhouse watching the gorgeous sunsets over the immaculate golf course. Food at the clubhouse was family style and really good.

Played both the river and plantation golf courses, which were in perfect condition.

Wife was able to enjoy some spa services and long walks in the property.

Look forward to returning and having another great family vacation at Kingsmill.

I should have read more reviews prior to booking. This was my first resort stay since 2019 and I had high expectations. My husband had told me that Kingsmill was "exclusive" and in my mind, that meant upscale and posh. I thought that I was treating my husband, our 14 year old son and myself to some much needed time away to relax, but we left after 1 night.
The pool in the videos is deceptive in my opinion. The slide looks like it can accommodate anyone, but in reality, its for small children only. The lazy river is not very big at all. My son went into the lazy river, my husband said he walked maybe 40 feet on the pool deck and my son had circled around already. It was also fast.
We had dinner reservations off the grounds of the resort. The next morning, we decided to check out the breakfast Elements restaurant. Just as I suspected, it was "hotel quality" food - what you would find at the included hot breakfast at any chain hotel. I felt like some of the employees there could care less and others were busting their butts. I saw a cleaning person using a swiffer with a white wash cloth (the type you use to clean your body) to wipe the floor.
Not the place I thought it was. I will also say that the regular room was VERY small and our a/c was on the fritz. We called for fans at 12:30am - which the brought to us. I could have overlooked the a/c in my review if the pool had been better for our family and the food quality was better. Overall disappointing. It felt like a timeshare resort. Maybe it is..?

Thank you for your feedback, we are all sorry that your visit was below your expectations.....we certainly strive for better. The lazy river is enjoyed by most all, I'm sorry it wasn't enjoyable for you and your family. Buffets for breakfast is what we must do currently with the labor marketing being what it is...I'm not sure of your guest room configuration, but we do have 1, 2 & 3 bedroom condominiums available that would provide room and space for everyone to spread out and enjoy. best regards, james
