Urban Core Neighborhood in Queens, New York
Queens County 11412, 11423
For hip-hop fans of a certain age, Hollis, Queens evokes a music video from the days of MTV in which gregarious young Black men with names like Jam Master Jay wearing matching Adidas track suits rapped about Christmas time in Queens over a table laden with collard greens and turkey stuffing. But Run-DMC isn’t the only music industry royalty to have been born in Hollis, Queens. Rappers LL Cool J, Ja Rule and Young MC, as well as Def Jam Records founder Russel Simmons, whom many consider to be the GOAT of the hip-hop industry, all grew up in Hollis. There must be something in the Jamaican patties. Homebuyers who happen to be fans of Run-DMC will be happy to see the rap supergroup’s legacy living on in murals decorating the sides of commercial buildings and where 205th Street turns into Run DMC JMJ Way across the street from the Hollis Playground.
The rows of neat colonial revivals on small lots in the vicinity belie the working-class roots of this Southeast Queens neighborhood. “There are a lot of city employees and people with good jobs in the area,” says Ronald Greene of Roni Greene Realty. According to Greene, homes here don’t stay vacant for long. Sturdy prewar colonials and Tudors in cheery colors with five to seven bedrooms sell for around $750,000 to $850,000. Gigantic Victorians with half-timbering housing enough bedrooms to be classified by listing agents as two-family homes can be found for $1.5 million. As in the rest of the Queens suburbs, new mini mansions are also being built on the site of older teardowns. Large and solid constructions of brick with seven to eight bedrooms are listing in the range of $1.3 million. There are also new condo buildings offering units for relatively low prices.
A bevy of Jamaican restaurants line these blocks, but the most famous is Datz Deli. Datz’s owner comes from West Indian food royalty as he’s the nephew of Sybil of Sybil’s Restaurant and Bakery in Little Guayana. Datz’s Jamaican patties regularly go viral among social media followers for new iterations of their meat patties mixed with mac and cheese. A seafood restaurant shares a block with an organic juice bar and health food store. C-Town and Foodtown supermarkets both operate in Hollis. Aside from Hollis Playground, which offers nearly an acre of play structures and is caddy-corner to the Hollis branch of the Queens Library, Haggerty Park at 4 acres is the only other green space in this small community. There are private, public and charter school options for students in Hollis. At Nathaniel Woodhull Elementary School, 95% of parents report being satisfied with the education their children are receiving. Jean Nuzzi Intermediate School emphasizes the arts in its middle school curriculum. Pathways College Preparatory School: A College Board School is a local charter high school.
Residents in Hollis can walk to their own Long Island Rail Road station, which is one stop away from the transit hub at Jamaica Center where riders can transfer to the New York City subway system or the Air Train to nearby John F. Kennedy Airport. With the Grand Central Parkway and popular Queens amenities like Cunningham Park, Citi Field and the restaurant scene in Downtown Flushing all under 5 miles away, it’s no wonder the housing market is hot in Hollis.
