The newly remodeled Balboa Inn, in Newport Beach, Orange County, is a place where casual beachside ambiance and classic Old World charm combine in a historic landmark that’s lured Southern California's rich and famous for decades. Set on the colorful boardwalk at the foot of the Balboa Pier, this oceanfront establishment’s relaxed air may have you kicking off your high heels before you stroll down the aisle. Built in 1929, this upscale Orange County inn has entertained such notables as Howard Hughes, Barry Goldwater and a host of other politicians, entertainers and honeymooners. Once owned by the Los Angeles Lakers’ Kareem Abdul Jabbar, its nine-foot ceilings still bear a telltale sign of the basketball star. A recent $6-million addition features two oceanview terraces, a new oceanview Italian tile sundeck with hot tub, 34 upgraded rooms, 11 top-of-the-line suites and convenient subterranean valet parking. Guests enter the Inn through the Mediterranean-style courtyard, a natural space for pre-ceremony mingling. If you don’t have the highest expectations and are looking for location the Balboa Inn is fine. My stay was just one night but I probably wouldn’t stay for longer unless it was one of the nicer rooms or suites. Mine was a deluxe king room. Upon check in I was told the room had a nice ocean view...great! Walking in...the windows faced other rooms and technically you could see a bit of the ocean but the windows were also dirty so you couldn’t see much of anything. One of the drapes was also being held down with a carabiner. Pros: location (quick access to beach, pier, shops, restaurants, harbor, ferry, etc.), pet friendly, friendly staff, bed was comfortable, room I stayed in was quiet and didn’t pick up any outside noise, cute hot tub area, they accommodated my request for a later check out. Cons: Room was muggy even with the air conditioning and fan but I figured that had to do with being around the beach, the bathroom had a “bathroom” smell, some bathroom lights were not working, not a lot of outlets in the room so I had to unplug lamps for charging, the mini refrigerator was not plugged in and had a smell - but it worked when plugged in. Overall the room didn’t have the cleanest feel. Valet parking: By phone prior to arrival, by phone immediately before check in, and in person I was told $35 for valet but I was charged $45. All in all it was just ok; happy with the company I had and conveniently located to where we needed to be the next day.

I travel at least once a month for work and having wifi is necessary. Usually I bring my own wifi but I forgot. The location was nice on the water. The room was nice . However the internet was atrocious. I didn’t have VPN and it has a weak signal the entire stay and I couldn’t use the wifi. I rarely give feedback . However in this case if you’re going to charge 250 a night you need to upgrade your wifi or disclose to your customers that they might as well not use the internet during their stay at your facility. Honestly I am entitled to a credit for the frustration I had and yes I called the front desk several times only to be told they have an outside service handing it. Unfortunately that doesn’t solve the customers problem

The hotel has a great location! Very cute area. We had a ‘deluxe king’, room was small but felt clean. The toilet didn’t flush, luckily I have a handy husband so he was able to fix it. We had the windows open but the room was still hot and the A/C did not work so it was very uncomfortable. The doors to the rooms slam very loudly so you can hear your neighbors coming and going. Not sure if we will stay there again, the room was $300.00, $50.00 more for my chihuahua and $65.00 to park, we checked in at 3:00 PM and the maid was knocking on our door by 10:00 AM the next morning even though check out was 11:00 AM.

Location is great! Room was nice. AC worked great. Continental breakfast set up outside in courtyard was very nice. Overall good stay. The room lack a couple small amenities like luggage rack and no hangers in closet but oh well.

We spent four nights here for an extended Fourth of July weekend. We were in room 301 which is part of the main building, no ocean view. Room had been renovated and bathroom was nice with updated tile and shower head. With a few small tweaks this hotel could go from 2 to 3 stars.

I would recommend for room 301:
full length mirror in room

Closet could use some maintenance or replacement

Not enough electrical outlets, I recommend they install another wall outlet and maybe some USB ports, I had to unplug lamps to plug in phone and computer chargers

Mattress was firm, could use a mattress topper but it was fine

Cloth curtains should be replaced with hard blinds or shutters

Pluses: nice staff: front desk, valet and restaurant

Called to check if we needed maid service before sending maids home. (We had DND sign on daily)

Wonderful hot tub available to guests

AC was very good and ceiling fan in room kept the room very cold to our liking

advice: don’t bring a car you won’t need it, rent bikes instead, we brought our road bikes and locked ours on a bike rack in the hotel courtyard

This is in the middle of party central so don’t expect a quiet resort experience. Bars and restaurants and beach are within steps - people stay here to party

They charge an extra resort fee and for parking so just keep that in mind and set expectations accordingly for a 2.5-3 star out of 5 in terms of fanciness and you will enjoy

If you are an adult and you appreciate a good-night's sleep, do not stay at the Balboa Inn. If you are an adult and need a secure place to sleep knowing the night watch will know what to do in an emergency, do not stay at the Balboa Inn. If you are a young adult, who wants to get totally F#@&ed-up, move fast and break things, drunk and dramatic, dangerous, and obnoxiously loud then, please, stay at the Balboa Inn! Oh, and every thing said about the rooms is accurate. In the middle of the night, after all kinds of drama from the kids across the hall, I pressured the nightwatchman to move my room to a quiet room far far away from room 219 which was booming noisy, finally he relented, and moved me to a "resort" room. Yes, the room was more quiet, except from the humming sound coming from within the closet (what was that??). the so called "ocean view "you get for the price of this $400 room...a view of the street, beyond which is a parking lot, beyond which is the blue Pacific. Yes, the Pacific is stunning, and you can get much better views of it all along the California coast, but not if you stay at the Balboa Inn. Seriously.

You will not have a solid night sleep here at all. Walls are paper thin, you can hear people talking in other rooms, you can hear the thumps walking down the hall/stairs, constantly slamming of doors through the night/early AM. College dorms are quieter than this lol …. in addition, Anytime someone is swiping their room key to get into their room it literally sounds like someone trying to come through your door. Really freaky sounding in the middle of the night… The A/C sounds like one of those old loud bathroom exhaust fans. There were other poor details with the room that weren’t great but those were overlooked compared to the insane amount of noise. For $450 a night and $60 in parking (parking is double if you have an suv) it truly sucked. Had i stayed at a best western for $100-200 understandable but i didn’t get what in paid for at all here. I called to speak to the MOD at 8am and he told me “yeah, that’s just how it is here the rooms are thin and i can’t control the noise” …. you’d think reading your hotel reviews you’d at least have a system in place to help alleviate or at least remedy your guests complaints. It just seems like no one cares and this happens all the time sort of thing.. Too many other great hotels around for similar pricing so go anywhere but here.

This hotel has got to be the best location in Balboa. Unfortunately the hotel it’s self is old which is not and excuse for the shape it is in. It is truly falling apart. The rooms are old, everything in them is old nasty stuff. Torn drapes, nasty bedding, towels, and dirty. Windows that don’t close and the noise around it is terrible as there is a restaurant/ bar across the street. The owners are rude and don’t care about their guests. They’d rather tell them they can leave than fix anything. I know if people who checked in and checked right Bach out. I’d do the same except for the expense of these rooms are high (not worth the price except the location) I’d never go back ever! The pool is dirty, closed a lot due to malfunction and pool furniture is broken. Only redeeming factor is that you can park at a rate of 40.00 a day! And walk almost everywhere.

Arrived for check in on 4/20/24. There is no where to park for check in. You have to park on the street, other vehicle have to maneuver around you. We were advised to unload our luggage and person with a luggage cart would get out luggage. At the counter we were told parking would be an additional $60.00. Also a resort fee of $30 was also added.
As we walked to our room from the elevator is very apparent that this hotel was in dire need of remodeling. We entered our room and were amazed at the condition of the room. The bed its self was decent The wall were discolored with chips and paint missing in several locations. The headboard was soiled. The bathroom was "recently" remodeled, however the tiles around the shower were moldy. We slept with the windows open because there were no directions how to work the thermostat on the wall. believe me we tried. Due to the window being open, the night crowd was easily heard. I can't believe this place is even in business. Totally a waste of money!!!

Last time we came to visit California from the UK we stayed in the Balboa Bay Resort but decided on this one instead this time due to the location. It did not disappoint. We upgraded our room to a sea view and it was 100% worth the money. Breakfast is simple but appreciated as the portions in restaurants are huge and sometimes you just want something more continental. The hotel hot tub is great it was right outside our room and had an amazing view. The staff are amazingly friendly and we thoroughly enjoyed you stay and won’t hesitate to book again when we are next in California!

Thank you for your inquiry. we do accept pets however we do charge a fee of $50.00 per pet for the first night and $25.00 per pet for each additional night thereafter.
