Please help with hotel selection

Hi everyone...

This is my first post on this forum. I'm planning to visit Tokyo for 5 nights with my family of 6 including my senior parents who are 70+ and my kids who are 16 and 9 years old. I have short-listed these hotels. I would love to hear suggestions as to which one would be the best one to stay in. We would like a reasonably spacious room as we would be spending evenings in the room....We are not into nightlife. We plan to visit Asakusa, Ueno park, Akihabara, Ginza, Odaiba, Shibuya and Shinjuku. We might want to take taxis for the short trips because of our parents and for the longer trips we will use the trains. We would like a hotel with a good breakfast with western options also.

1. Comfort Hotel Higashi Kanda

2. Hotel Sunroute Ginza

3. Art Hotel Nippori Lungwood

Well the department stores have escalators.

Maybe they don't have vacancy but check Ueno Toganeya if you're on a budget.

I'm seeing new deals everyday closer to my day of visit. It seems that the hotels are keen to get rid of inventory or be left with an empty room. I've booked and rebooked so many times, sometimes even at the same hotel for a lower price. The free cancellation is a Godsend!

Why does Sandyrags need to confirm so soon? I mean that person can keep flipping to better options until maybe 5 days before the visit. I always book a new one before cancelling an existing one (while carefully checking that I am within the free cancellation window).

Throughout my years of traveling to Japan, room prices tend to go *up* as you approach your travel date. It's just supply-and-demand at works. The less inventory they have, the more likely the properties will increase their price. Now, there might be some exceptions, especially during slower times, when you see some deals last minute. I wouldn't hold my breath to wait for it.

With OP's family composition (elderly + 9 y.o. child), it's best to book something way in advance to ensure the party can get the type of lodging that caters to their needs. It's certainly fine to keep looking though and switch if a better option comes up as long as the original booking can be cancelled without penalties.

You're right SammyFD. In all my years of travel, I have never seen the hotel rates go down closer to the travel date. That may be some exceptional cases rather than the norm. But no harm in checking though.

So why don’t you go with Hotel Sun Route Ginza? You can buy some wipes at a drugstore just in case.

Cancel the others soon. They might be others looking for the vacancies at those.

Have you tried Mimaru Suiteguemae? It is centrally located, close to a subway stop, and right by the bus stop to Narita and Haneda (T-CAT). You don't have the enjoy the area itself where it is located, but if you are looking for 4 stars accommodation at 3 star prices, this is it.

Agoda has the lowest prices for all MIMARU apart-hotels, but to get it, you must search for the it via google/hotels and get that low price, and click through that Google linked price in incognito mode. Just make sure you select the apartment with beds and not the Japanese one with futons unless you are fine sleeping on a thin mattress on the floor.

Thanks Global715215. Will finalize in a day or two and cancel the others. I'm more worried about the reviews of Sunroute which say that the wifi is very flaky.

go for the esim , quite nominal, just under 8usd if your device is compatible.
