Return on = Return Investment on Life Re-imagining 1031 Exchanges

In the words of Yogi Berra… “If you don’t know where you’re going, you’ll get there every time.” As 77 million baby boomers brace for retirement, the road to financial security is paved with uncertainty. For most active landlords and property owners, the question looms large of how to reposition highly-appreciated real estate into sustainable streams of passive monthly income. Most investment real estate owners have worked a lifetime for Return on Investment. However, at this stage of life, the goal is to transform self-managed property into versatile lifestyle income that can be used for “living or giving.” We call this “Return on Life.” According to the USDA Farms and Land Summary Report dated February 2022, there are more than 2,000 private farms and ranches in the U.S. representing over 1 billion acres and an estimated value of nearly $3 Trillion. In light of changing business models and aging demographics, we believe that property owners are focused on profitable exit

strategies. In making a hold versus sell decision, one fact remains the same. You’ve worked a lifetime to accumulate wealth, now the goal is to keep it. Simply stated, the objective of most investors is to Preserve Capital and Protect Cash Flow. Under IRS 1031 exchange rules, investment property sellers can defer capital gain taxes provided they reinvest proceeds into another investment property or properties. For most investors, a 1031 exchange starts with tax deferral. After all, taxes represent a permanent loss of capital as well as reduced earning power. However, as financial history demonstrates, we believe it is far more important to focus on investment fundamentals than tax advantages. All real estate is not created equal. Investors should remember that a 1031 exchange is an investment strategy first…and a tax strategy second. One of the fastest growing segments of the broader 1031 exchange market is the alternative

Josey Armstrong's twin boys are outside from sunrise to sundown, just like she was at their age. T

he knowledge base for selling farm and ranch land varies greatly compared to the knowledge it takes to sell a house. Whether it’s understanding water rights or how to drive a Polaris, there is a certain kind of person it takes to be able to sell farms and ranches successfully. While the NAR claims the majority of realtors are women, the world of farm and ranch sales has long been dominated by men— that is until recently. Realtor Reene Bradshaw has seen a shift over the last three years in the farm and ranch industry that she believes is due to the strong path of credibility that past female realtors have paved. “I think that some of the first women in it [farm and ranch sales] have set that foundation and have opened it up for some of these younger ladies,” said Bradshaw, a current realtor at Mark Fox Company Real Estate in Marble Falls.

“I don’t think it’s that,” Bradshaw said, adding that some people are just “not used to dealing with women in farms and ranches.”

Bradshaw received her real estate license five years ago and began selling homes in the Houston area. It wasn’t until she moved to her family’s ranch in Marble Falls that she considered making the transition from residential to farm and ranch real estate.

After about five or six calls, Bradshaw said she found her place at Mark Fox Company Real Estate. Even after accepting a job at the established brokerage, it wasn’t until she had made her first two or three big ranch sales that Bradshaw gained enough credibility to start receiving frequent calls from clients.

This aspect of understanding the way of life on a ranch is something Bradshaw sees as a key factor in the new generation of female farm and ranch realtors. Especially when dealing with clients from older generations, Bradshaw said it’s important to be able to prove that women are just as capable of doing a “man’s job.”

This experience as a realtor, in addition to her familiarity with the ranch lifestyle is what Bradshaw said helped her tremendously when establishing her reputation in the farm and ranch industry.

“You have to be ready to show that you can handle a truck and a trailer and unload a Polaris or Ranger, or whatever you need to,” Bradshaw said. “I think that it calls for you to be able to know the tools of the trade.”

Like Bradshaw, Traci Phillips entered the industry with an upbringing in all things farm and ranch related, giving her an edge and passion that other realtors and brokers lack. “I grew up out here [Texas Hill Country], I have a very deep seated love of the whole country and the land,” Phillps said. During her career, Phillips said she can often tell when a client would prefer to have a male broker or realtor over a woman. Phillips said that when dealing with people of different perspectives, she tries to not take it personally and prioritizes the clients needs instead. “The whole point is to add value to that transaction for them [the client],” Phillips said. “And if for whatever reason you’re not able to do that for them, your best bet is to take a step back and to help connect them to somebody who is going to do that for them.”

AN ALTERNATIVE PERSPECTIVE Candy Cargill, not pictured, is the owner and broker at Hill Country Real Estate in Blanco, which was started by her mother in the early 70s. Cargill began selling land in the mid 80s and it has been her passion ever since. Hill Country Real Estate is the oldest agency in Blanco and is entirely woman-run, giving Cargill a unique experience. She said the idea that farm and ranch used to be male dominated is foreign to her. “I never saw it until somebody would mention it—that it’s male dominated,” Cargill said. “Yeah, not around here. No, we’ve got plenty of estrogen going on right here.” From a young age, Cargill said she learned how to do things that were stereotypically taught to males. She credits the majority of her skills in selling ranches to this nontraditional upbringing. “I’m the only child, the only little girl, but I was daddy’s little boy and mama’s little girl,” Cargill said. “And so, at an early age, I learned how to weld and I messed around in junkyards and I went to the beer joint with daddy.” San Antonio broker, Tina Kahlig, said she agrees with Cargill. Kahlig has been in the real estate industry since 1978 and said she has never experienced any disadvantages based on her gender. “I prefer not to be thought of as ‘a woman’ in real estate but a ‘real estate broker,’” Kahlig said. “I do not think I have received any special treatment because I am a woman.”

In Kahlig’s experience, both the men and women of the farm and ranch industry are equally skilled and passionate about what they do. “I believe any woman who is competent in real estate can sell anything a man can sell,” Kahlig said.
