A popular desert resort since the 1930s, Palm Springs is among the largest cities in the Coachella Valley. Sometimes confused with Florida’s Palm Beach, Palm Springs has plenty of palm trees, sand, elegant homes, golf courses and swimming pools — but no ocean. It's tucked away amid natural scenery with towering mountains rising up over the eastern side of the city, while desert hills stretch northward. “It’s a progressive city, and it’s really booming. Prices are rising really quickly,” says Realtor Jeff Litton of HomeSmart Palm Springs, who grew up in the city and has worked in real estate there for four decades. “There are a lot of people moving here from the Bay Area and Los Angeles.”

A midcentury mecca

Palm Springs is a mecca for fans of 20th-century architecture, with midcentury modern and Spanish hacienda taking the cake as the most popular styles. ?Condos are also found throughout the city, including 1970s apartment-style dwellings at Americana Gardens, 1970s small Hacienda-style detached homes at Canyon Sands, 1980s modern split-levels at the Village Racquet Club and uber-modern attached town houses at Cody Place. Mobile home communities range from the 55-plus Sahara Park to all-ages communities such as the Palm Canyon Mobile Club and the midcentury modern-style Horizon Mobile Village & RV Park. Prices in Palm Springs range from as low as $500,000 for smaller, older homes, while sprawling, luxury estates can top $5 million.

Outdoor activities in Palm Springs

Golf is arguably Palm Springs’ most popular activity and is home to some of California’s best-known courses. Early morning tee times are coveted at Escena Golf Club, a public, 18-hole course with a luxurious clubhouse and excellent views of the mountains, while Seven Lakes Country Club features classic midcentury architecture around its fairways and greens. Hiking and equestrian trails crisscross the neighboring Agua Caliente Reservation, as well as the San Jacinto and Santa Rosa mountains. “There are lots of trails just outside the city. You don’t want to miss Tahquitz Canyon waterfall,” Litton says. More city fun includes the 18-acre Desert Highland Park — where you can play badminton and volleyball, among other sports — and art and architecture museums in downtown Palm Springs.

Palm Springs public schools

Students attend schools in the Palm Springs Unified School District, including Cahuilla Elementary School, which holds a B rating from Niche, an online school review site. Upperclassmen move on to B-rated Raymond Cree Middle School and A-minus rated Palm Springs High School, the top-ranked high school in the Palm Springs metro, according to Niche. The school is well-known for its athletic programs, including its award-winning football team. For an alternative, students might consider Cielo Vista, a K-8 charter school in the city that is a repeat winner of the California Distinguished Schools Award.

Shopping is plentiful in Palm Springs. Getting around Palm Springs

Connected to Interstate 10, Palm Springs is about 55 miles east of San Bernardino and about 100 miles from Los Angeles. For those who prefer public transit, the SunLine public bus service runs throughout much of the city. There’s also an Amtrak station and the Palm Springs International Airport.
