Charlotte, NC-based Grubb Properties is expanding its Link Apartments brand with three Los Angeles projects that will redevelop retail sites and encompass a total of 375 apartment units.

The developer will be tearing down three retail buildings in Southern California for its latest Link campuses, a brand that features moderately priced apartments with high-end finishes in urban locations, according to the company's website.

A 10,500 SF strip mall at 700 Santa Monica Boulevard will be demolished to make way for the 99-unit Link Apartments Santa Monica on a side in proximity to the Santa Monica State Beach and Pier, Construction Dive reported.

A 27,000 SF retail center at 1200 Vine Street, formally a Dollar Tree outlet, will be redeveloped in the middle of Hollywood into Link Apartments Vine, a 151-unit campus.

In North Hollywood, a 31K SF strip mall, currently occupied by the Laemmle NoHo 7 movie theater and a Chipotle restaurant, will become Link Apartments NoHo, a 128-unit campus.

Grubb has secured $20M in debt financing from Beverly Hills-based Bolour to support the redevelopments in L.S.

"Bolour [carefully evaluated] Grubb Properties' strategies for these sites, including both maintaining the current retail properties on an interim basis and later redeveloping them as multifamily housing," said Bolour CEO Mark Bolour, according to the report. "The debt solution we structured provides flexibility to support Grubb's business plan that will bring hundreds of much-needed new apartments to the supply-constrained Los Angeles market."

Grubb, which according to its website currently has 16 Link Apartment properties in the US, is expanding to the West from its base in the East, which includes developments in New York, Georgia, North Carolina, South Carolina, Tennessee, Virginia and the District of Columbia.

Earlier this month, Grubb celebrated the topping out of Link Apartments QPN, a 371K SF building located adjacent to the Metropolitan Transit Authority's Queensboro Plaza subway station in NYC. The project will deliver 417 units, 30% of which will be designated affordable.

The Los Angeles retail redevelopments are part of a growing western pipeline including Link apartments in Colorado and Northern California. Nearing completion in Oakland is Link Apartments Four12.
