Griffin Construction was hired by Jefferson County School District, as the CMGC (construction manager/general contractor), in the middle of 2022. We provided preconstruction services and then built their first project out of the latest bond funding called “Madras High School Improvements”. Our GMP (guaranteed maximum price) ended up being approximately $12.5 million to do three main things: 1) Build a brand new soccer field with lighting and concession building (it’s amazing and one of the nicest outdoor natural turf soccer facilities in the state!)
2) Provide an addition to their CTE (Career and Technical Education) program and provide way more space (also amazing!) 3) Replace about 150,000 SF of existing membrane roofing, as well as change out almost all of the existing mechanical units servicing the high school, while also providing a new control system (not as fun to look at, but much needed!).
Our first goal in preconstruction was to figure out how much this all would cost. Since this job landed right in the middle of run away inflation and manufacturing issues, we surprised some folks about the price tag they should expect. Our precision estimating and local knowledge allowed proper allocation of bond funds to complete the work. Our second major hurdle to overcome was the extreme lead times our industry was facing for materials and equipment. We combated this issue by going out to bid six months earlier than we would have during normal market conditions. This allowed more time to procure everything we needed in order to start the work and not have to stop until we were complete. This turned out to be a winning combination of proper planning and a lot of hard work, as we were able to get the project done on time and keep the school up and operational. Griffin Construction is also a strong self-performing general contractor, and we completed a lot of the work with our own forces as well.
