You just pay up the 90K and somebody will build the house there (at a supposedly special/exotic location so people will go there to chill for holiday/staycation) for you and manage the rental "business" for you.

But the house is only 2.4m x 5.8m x 2.8m, and they only give you 10% yield p.a., so need 10 years to breakeven. After that you can continue renting it out or the house is just simply yours to keep.

KYM?

Sorry to say this TS. You will be the biggest id!ot if you really believe this hogwash.

but it’s your $90k anyway. I might be the fool but pls feel free to go ahead and proof me wrong.

No thanks. A simple buy and hold stocks portfolio already yielding around 8%-12%. Your one still got so many administrative and logistical work

Tiny house is it? How sure are you that the gov will continue to give you the license to operate as Airbnb after 10years?

Supposedly guaranteed la, but if the company toh you also LL, no SDIC comdon de.

It's a biz where got guaranteed yield

Must see ur location and price lor. 90k is including land? Doubt so...lol....

Ulu place cheap...big city exp

I saw those hotel accommodation for backpackers and tourists before...its not easy business...the stayers often just trash ur whole place for fun

This kind i will confirm stay away.

Tbh, 90k for this kind of (modern) atap chu is hugely overpriced. Whilst TW/AU is not tropical, puala ubin still serves a good reminder of what the wild would do to a non-brick or stone house within months. maintenance will be high. Ur yield will be subjected to maintenance costs.

And Airbnb trends come and go one. Bo bao u can fill ur ppty with the nights required to achieve those yields U see 5 years back pods and treehouse were the trend... then during covid it was A-frame houses...

Too many moving parts. Might as well throw that 90k into a diversified etf, the risk-reward much better. The only advantage of this investment is the emotional reward of having the feeling that u own a holiday home somewhere

Ya lor...etc the problem is beta...not many ppl can tahan see the etf go sideways or plunge 20% one month...

There is no easy business one la

They will put at those "ulu" / scenic places close to nature that people will "enjoy" being at. Land ownership not included of course, but I think they will partner with landowner and give them a cut also la.

It's not as easy as u think it is

Think winter heating bills
Ppl trashing the place monthly
Maintenance
Empty nights even if near popular spots
Robbers break in trash it

If u Live nearby maybe can be a hobby business

Bky, agent will charge you a fees to manage for you, also they will as and when replacing this and that to make the house tip top for renting, you won't get much in return at the end, you are not allowed to sell to foreigner, only to their own citizens for resale.
