I cannot say enough good things about Carolyn Church and her team, with Cheralyn and Patty. They are just amazing in every way. First off, they are nice and pleasant people to work with. They are very professional, always responsive, whether by phone or via email, and they are so very patient, answering all my questions, always.
As a broker, who is very hands on and I need things to happen on schedule, I rely heavily on Carolyn and her team, and every single time, they go above and beyond what is expected. Paperwork is always well organized and on time, communications are very clear, reports or disclosures are ordered on time, and all of my clients have always been very happy with their level of service.
Every single deal has closed on time and even with last minute issues, they always make sure everything is done properly. Without hesitation, I highly recommend Carolyn and her team for not just escrow services, but also title services too! surprised this company is still in business. They are incompetent and due to their negligence and lack of communication , my closing date was cancelled at the very last minute . They did not notify my loan company and cost me time and money. Seems like there are quite a few negative reviews online. Perhaps they occasionally get it right but why risk it? we are dealing with large sums of money and the stress is just not worth it.

Buyer Beware! I am trying to figure out how this company is still in business?
I used them twice when I sold both my houses. They are lazy, unprofessional, and ungrateful for their clients! They held up my escrow for five days, according to my real estate agent. When I inquired, of course, they denied it. But it is my opinion that if they don't handle a certain area that they could at least notify the loan company (buyer/sellers agent) that they do not handle it. News flash: Not everyone knows all aspects of your job! Therefore, it would be helpful if you could enlighten all parties involved instead of holding up escrow.
Next, I get tax bills from both my properties that I sold back in January and August in the month of November. I contacted them right away. Carolyn called me back, so I asked her to please notify the city so that I wouldn't get these bills again. She responded by telling me the city was behind and that if I wanted to notify them, I could do it myself. Seriously?!? Is that how you treat a returning customer who paid your horrible company thousands of dollars?

This Title company knowingly sat on almost $2000 in the form of a duplicate tax payment that was refunded to them by the County in early 2021. We inquired many many times. Claimed they couldn't find it. Claimed it was the County's slowness and bureaucracy. Seems my daughter is about to get it back. If it wasn't for the County calling the Title Co. on it, we may have never seen it. AWFUL. DON'T USE THEM! We're going to let the State of CA know about it. Shame on Ticor Title!

I honestly wanted to write a whole page of my experience but it's been 3 months and I can careless now but all I have to say is if you can go elsewhere then do and save yourself time!!! They were hard to work with and took months and weeks after closing to get back to me on anything!!!

I recently had them handling a equity loan and they completely botched the payment distribution. It took me almost a month to get back money that should have been disbursed to me immediately and they made a total mess of credit card payoffs sending multiple payments to single cards and even to different financial institutions and then refused to provide an accounting for 3 weeks. Horrible experience dealing with their Newport Beach office via the lender. A lay-person could have done a much better job using common-sense rather than these inept "professionals".

Honestly if I could rate this escrow company with 0 stars, I would in a heartbeat. Michelle was awfully condescending and impatient. She sent us the deposit information on a Friday asking for us to wire the deposit because I was due on Monday. Well she didn't give us any information on where to wire the money to, so I responded and asked how and she didn't reply til Monday saying we were late and it should of been given to her already. I told her basically SHE messed up and she blamed it on us?? Why would WE dely when the housing market is this competitive?? Seriously? So I had to do a same day wire when she actually sent us the information, which was $30 mind you. THEN when it came to the Downpayment, same thing, she sent out her request (this time she sent the wire instructions) on a damn Friday. BANKS AREN'T OPEN WEEKENDS. So we had to rush to the bank because she told us the final due date was Monday morning... Again. Who the halibut asks for a final payment on Fridays KNOWING banks are closed weekends. Just not smart on their part. Horrendously stupid. I could probably over look how dumb they were if Michelle was more understanding of my work schedule and wasn't so condescending about it. I can't have my phone at work. I work in a damn prison. She did not understand why I wasn't answering my phone when she called. Maybe because I can't carry it with me 24/7? And her response..? "well you can find time to answer it, it would only take a few seconds" like lady... No I literally can't. My phone is in my car about a mile away. Anyway! Loann Le was the best one I talked to. Nice and helpful. Thats all. Do not use them.

I want to share my appreciation and admiration for Rachel Carrillo at Ticor Title. Rachel was absolutely splendid in responding to a mistake made on a mortgage closing. It involved directions from the bank to wire nearly $10,000 to Tricor Title that was not needed at the closing. A wire transfer "gone wrong" can often take a long time to rectify. Rachel's diligent help and follow-through resulted in the funds returned to my account the next day. The service was great; but more important to me was Rachel's empathy and reassurance that she would see to it that the money was returned -- whatever it took. I am very thankful she was on my team.
