Palm Beach County site under contract for commercial development

A vacant site west of Boynton Beach is under contract to a New Jersey developer who is seeking site plan approval for a commercial project.

The Palm Beach County Zoning Commission will meet on May 4 to consider the site plan for the 7.9-acre site at 7395 and 7499 Boynton Beach Blvd. It’s at the northeast corner of Hagen Ranch Road. The property was previously rezoned commercial and this is the first time the county will be asked to approve a specific site plan.

This is an area where developers have been building many large homes and new residents usually have high income levels.

The property is currently owned by the William Mazzoni Trust based in Delray Beach. The application says it’s under contract to Piscataway, New Jersey-based M&M Realty Partners, managed by Jack Morris and Joseph A. Marino. The company website lists the project, Boynton Beach Market Place, as a future development.

The proposed site plan calls for 53,328 square feet in five buildings, with the largest being about 19,000 square feet. There would be 36,959 square feet of retail space with the rest of the space for restaurants. The project would have 269 parking spaces and access points to both Boynton Beach Boulevard and Hagen Ranch Road.

West Palm Beach-based architecture firm GiddenSpina and Partners designed the project. Joni Brinkman at Urban Design Kilday Studios, who represents the developer in the application, couldn’t immediately be reached for comment.

According to Colliers International South Florida’s first quarter report, Palm Beach County retail space is at a vacancy rate of 4.4 percent and an average asking rent of $19.68. Vacancy was down and rent was up from the prior quarter. The county had 661,692 square feet of retail under construction.
