Attempting to collect over 4k for early termination of a lease when I left because I'm a disabled veteran and moved closer to treatment. This is protected not only by state but also federal law. I have provided proof upon proof that they are wrong but they refuse to listen. The people who work here are beyond rude, and they don't care about the law. I've filed a BBB complaint but honestly I don't have much hope that will do anything. I'm sure I'll be taking my case to court because they are breaking the law and I WILL hold them accountable. Bottom feeder collection agency at its finest!

I am a previous collections manager for over 8 years and I am a current property manager who uses this company. Unfortunately we are under contract because they are the worst collections agency. I have recommended to my corporation to stop using them as they do not collect any balances and even charge you 40% when they just received the account (you tried to withdraw it)and you did all the collecting. It is ridiculous.

I'm about to sue them for reporting a false debit to my credit file. My attorney says that it's an easy open shut case but these type of cases you can only get $1000 from them but I'll try to bleed them for all the money I can get from them...I'm talking defamation as well as fraud ...looking to press criminal charges because it's illegal ...I also reported them to attorney general of Texas (since that's where I'm from) but I'll also be pressing charges in their jurisdiction of Florida as well...they have no idea what they have coming to them...if you are in Texas report them here:

These criminals were impersonating the Ohio Dept. of Insurance and seized control of my email holding it for ransom Using a thread hijacker, I didn't comply, they also tried filing a fraudulent lien on my credit before there was even a final order. As soon as I got control of my email I got 16 attempted credit account notifications that They had failed to breach my account because my Equifax & Transunion accounts will not let anything in without my approval. By the time of the hearing for damages, I had used the legal system's disciplinary counsel to inflict severe damage to their client's Lawyer and the magistrate's employment, that right when I walked in the magistrate, asked my name and Then asked me if I was ready to drop the suit. When I mentioned not being notified of the hearing getting rescheduled and getting a parking ticket. The tortfeasor that filed the action jumped up pulled out his wallet, handed me a $50 and he asked me if I was ready to drop it.
Ron DeSantis is about to through his hat in the 2024 Election, and I'm going to toss the Hunter Warfield unlawful retaliatory campaign with Ron and the Fla. Attorney General's refusal to do anything in and crush his hat. First of all, this is the owner that has apartments in Georgia, and also a he is real estate company/ broker investment, and to run down Apartments and then is the operating / management company from Georgia to Florida and then he has his collection company that he's collect on his own debt now how much is this bigger " fraud " is this then also the federal government passed the law you cannot put any past due amount or any bill or anyone credit if you do not have consent to do so therefore when they assume this credit the debt is already paid they come back and charge you for another pay and for so please do your homework before anything, and I requested that they give me a copy of my original original signs document they cannot produce it therefore I'm axing again and these here emails remove this and remove me from your call list and another thing what they do they call you at 8 o'clock at night and then you put on your recording your hours are from 8 to 5, so why are you still continue to call at hours? If I tell you don't call me take me off your call list you got one more chance and I will file on you

Do NOT negotiate with this company... they purchase False, Unvalidated, "Debt," mainly from Apartment Complexes charging FALSE and ILLEGAL debts after residents move out.
They do not Validate anything other than their own self-interested collections for false profit.
NOTE: they will Illegally and Falsely impact your CREDIT in almost every case, whether you pay them or not. Do not pay them anything they are scammers Record every phone call with them! sue them like I did hire a lawyer free of charge they will have to pay the attorneys fee and you can win money win-win situation

Parked out in front of their offices in TPA, called the joker that kept harassing me, and invited to come outside where we could settle this face to face
They backed off and I've not heard from them since then.

I then denied him the privilege of recording the call but he brushed my request off stating the recording was already started.
After listening to his spiel about owing money and he (I'm quoting) would wreck my credit, I calmly informed him of the following:
1. He would receive a call from my Attorney
2. After I bleed him dry in civil court for making threats, I would be traveling to Tampa Bay and deal with him on a "more personal" level (read what you want into that).

I have the misfortune of having the same last name as several individuals this company is attempting to collect debts from. I don't know the individuals the mailings are addressed to. I have called their customer service department and requested they remove my address, from their database. They literally ask me to open the mail, which is a federal crime ("Obstruction of Correspondence"), in order to provide account numbers. They claim that is the only way they're able to stop the mailings. When I explained to the customer service person I wasn't willing to commit a crime, he became belligerent and disconnected the call.

I was overseas during covid and could not come back in time to report Cottonwoodbay about my relocation to Europe. Even thought I use to pay three months in advance when it came to leaving they charged me a whole month for not giving them the 60 days notice, even though they moved another Tenant immediately. A representative contacted me from Hunter Warfield telling me that I owed them money and they wanted to find out how was I going to pay, debit or credit. The representative notified me that I was being called through a record line and all the communication was going to be used for their purpose to collect the debt (Not my debt - but I guess a debt they choose to purchase from cottowoodbay). After she finished letting me know of the record line, I immediately told her that I was also recording the same line to use for my own purpose, specially identifying why they are harassing me. She proceeded to raise her voice and demanding that I do not record her because she was not consenting and or allowed it. I told her I understood, and to then only call me when she is ready for both of our lines to be recorded. I have not heard from them - but they did sell my information to the credit bureau without my consent. I am excited to deal with them legally.
