I recently faced a disappointing situation with First American Title Insurance, which refused to cover unpaid property taxes from 2023 on a property I purchased at auction. Despite the property being insured under a 2006 ALTA Owner’s Policy, my claim was denied based on an exception clause that exempts coverage for taxes not yet due and payable at the time of policy issuance.

This decision has left me bearing the financial burden of the unpaid taxes, despite believing that such issues would be covered under my title insurance policy. The lack of coverage in situations like these can lead to significant out-of-pocket expenses, which could be a severe setback for anyone in a similar position. Prospective buyers relying on title insurance should be aware of the specific exclusions and exceptions outlined in their policies to avoid unexpected financial liabilities. After my (seller) closing, First American informed me they shorted my mortgage lender by more than $7k. After the buyers closing, it took three days for the wire transfer to go through. FirstAm spent the first two days telling me and my bank to trace the wire that FirstAm sent. Here it is two weeks after the buyers closing, and I find out the title co. did not complete the transfer of the solar panels to the buyers, so my account was not refunded half the solar payment for April and I just got charged for the month of May despite the fact that I no longer own the house. The poor communication and level of incompetency has been appalling. I've sold three prior single family homes and never once had an issue with the closing process.

    We purchased title insurance through First American Title in Michigan. They issued a title policy for our property only to later discover the man we paid $112,500 to purchase the property from was not the owner and there were two mortgages already on it. The agent was sorry and said First American would pay our claim but instead, First American is fighting us tooth and nail costing us thousands of legal fees. Their corp rep even admitted we never got title to the property!

    Closing process at the time was fairly smooth. What I'm upset about is that they "miscalculated" 6 months after closing and due to their incompetence, not only do they ask that I fix their mistake by mailing them a check for an extra $120.38, but they also threatened to sue me if I don't. Unbelievable!

    I purchased a home on a lot in a subdivision. I went to the County and inspected the lot lines, and was told there was not, nor had ever been any changes recorded. The realtor did not know the boundaries, and when I asked her to show them to me she showed up in heels and a dress and had no clue, said it was in the woods up there. The GIS showed a whole different story. The neighbors house was 30 percent on my land, and the road ran through my land. All 3 adjoining neighbors had surveys showing that they owned large sections of my lot. Also, unknown the road commission claimed ownership of my entire west and front yard, and over 1/2 of my pool. I hired a surveyor that showed me a lot that was less than 1/3 of what I paid for. It's been a year. First American hired a "lawyer" to secure my interest. She advised me that I had no claim, and I should just accept the loss and move on.

    First American disputed my story and hired yet another Surveyor. This highly professional service found every detail... And 100 percent confirmed my findings. And yet the story continues. It's been over a year. Had I been told that this property had boundary issues on all 4 corners and actually was less than 1 acre, I WOULD NOT HAVE BOUGHT IT. There is a steep hill that has caused 6 personal injuries already which I planned to remove, BUT... the north line is only 114 ft. deep and I paid for 182 ft. There is not enough room to repair this dangerous situation. There is not legal room to build the garage I bought the place for. And what am I getting? Unless I call and yell at them they do nothing. And, it's Wait for X, then wait for Y, then wait for Z. I am certain there is no worse choice in Title insurance in the USA.

    This is a review for First American Title Insurance company in Saint Petersburg. The worst experience dealing with these people and their attitude. During the process I became severely Sick with Covid for three weeks plus and I tried hard to get the documents signed and looked over the best I could in the condition I was in. I kept receiving multiple phone calls and messages even after telling them I was sick with covid and I would do as much as I possibly could under that condition!! I am still getting charged maintenance fees from the property I sold. I’ve reached out several times asking them to send over the new deed to the Management company. I even provided an email. It seems I’m met with a snotty attitude and just lack of respect. To no avail Sherri keeps dropping the ball. I DO NOT RECOMMEND THESE PEOPLE OR BUSINESS. BUYER/SELLER BE AWARE!

    Seriously incredible how incompetent their escrow officer was coordinating signing and handling the transaction. Wow. Terrible, terrible customer service and difficulty processing payment. Had to ask for a manager. If you're able to avoid this company please do yourself a huge favor and steer clear. Automatically had to work with them for title related closing as a seller.

    I am sad to hear people in other states have had issues with their company, however, as someone who has gone through 7 transactions with them in the last 3 years, it's been a breeze every time. They're so quick to respond, everything is filed and in order. I've never had any issues with them, and will be using them for all my upcoming transactions as well.

    I honestly do not know where to start. 1. I never dealt with the same person more than twice. 2. I was lied to more than once. 3. Florida law gives you 72 hours to disclose documents...I was given less. Found out I had to pay additional $4200 in fees....4. They lied to my notary and me about availability of documents....if that wasn't bad enough they lied about not receiving the documents.....of course they didn't receive them as expected due to the holidays/weekend; however they lied and said there was no tracking number (this was not true...I confirmed). My notary has "proof" of a tracking number. Bottom line, they took NO RESPONSIBILITY FOR ANYTHING. They tried to pin their faults on the notary....I wish I had read the online reviews before going with your company...I only chose you because the home I purchased uses your services....I made a poor choice and it won't happen again.

    The level of incompetence is unbelievable- The experience with this title company has been the absolute worst experience I’ve ever had with any title company ever. Our escrow officer is incompetent, he is unable to communicate, respond to emails or respond to voicemails. He treats people as if they’re not worthy of his time. My suggestion would be to use any other title company or negotiate to use any other title company because you’re bound to have 100% better experience by simply using anyone else. Zachary **‘s has made this experience of buying a home absolute hell. I really wish we would not have wasted our time with this clown. We will try to sign documents again for the fourth time tomorrow, I hope the documents can finally be correct. I will be posting this review anywhere I see his name associated with First American Title. This has been an absolute beating and is not the way anyone should ever conduct business.
