We have been providing services to owners, managers, sellers and buyers of distressed assets over several decades and economic cycles. These have included operating commercial enterprises, financial institutions, private funds and entities established specifically for the purpose of acquiring distressed assets, and government agencies, all both in the U.S. and internationally. What follows are very short summaries of just a few of such engagements:

• Assisting several major U.S. and foreign financial institutions in the sale of many portfolios of mostly non-performing real estate loans involving most property segments such as developed and undeveloped land, single family and commercial developments in process and completed projects also of varying property segments such as hospitality, commercial and retail. This work involved reviewing the loan files and borrower and collateral information, identifying asset defects (for remediation before sale), preparing presentation files and running or assisting in the sales process through management of the bidders, exchange of file information and contracting details.
• Assisting government entities such as the US’s RTC and South Korea’s KAMCO in the detail work of assembling, evaluating and presenting loans and real property assets for sale through auction, securitization and other means.
• Assisting various funds organized specifically for the purpose of acquiring, managing and monetizing distressed assets. This work, while similar to the work we have performed for sellers in that loan, borrower and property information was evaluated and reported upon, also considered in more depth the likely remediation, resolution and initial and subsequent monetization strategies and costs.
• Assisted various issuers of CMBS structures for performing as well as non-performing assets through the provision of portfolio level and detail asset and asset plan diligence, creation of “waterfall” logic and modeling and stress testing.
